All of these personal wishes for a franchise to open up here are pretty much pie in the sky notions. The franchisee takes a big chance on whether or not enough people will patronize his store to make a profit - after the overhead of rent, tax, franchise fee, etc. Look at the CiCi's Pizza guy. He couldn't do it and then could not open up his own place due to his non-compete clause.

We have some pretty great places right now. Cody's Roadhouse, RJ Gators, Thai Ruby, the Lopez Club, Glenview Club - utilize them!

How about a good sandwich shop? There are all kinds of restaurants and a subway but not a good deli sandwich shop. That's what we see as missing. There is also not a good meat market. You can purchase all kinds of packaged meats at the grocery stores around but haven't seen a meat market within golf cart range where you can get your steaks sliced to your likeness, order hamburg packaged your way, marinated chicken breasts, etc.

Part of the problem here is the way the leases are written. Toscani's Pizza is a good example. They would love to expand their deli business, and I'll bet they would do very well, but their lease says they cannot sell deli meats and cheeses. Publix forced the developer to write out any competition. I'd rather have the deli, and lose publix.
