The new listings on homes for sale says O furniture discount, only cash discounts. They used to offer more money for the furniture discount.

Law of supplly and demand. Guess they are selling again with the reduced prices and don't need the extra incentives. It was a great opportunity which is apparently not necessary any longer.

Believe me, you don't really need an incentive to want to buy here. The Villages is the one and only place like this and I couldn't see myself living anywhere else. Just check the new homes listing and you will see the reduced prices on many homes.

Otherwise, there are some fantastic resale properties.

Best of luck.

Our sales rep told us that the furniture incentives were more than the cash incentives because the furniture was expensive.

We went in and just quickly walked around the furniture store. The first thing was a round table, nice quality. Round wood and 4 chairs. I would call it a nice kitchen table and it was more than $2000. if I remember correctly.

I didn't really look at more than a two or three other pieces but I thought it was kind of pricey and I usually like ...Thomasville. I am not a Henredon person but, I like nice things.

I believe that the real estate market in TV is already on the upswing in spite of the fact that much of the rest of FL is in a real estate funk, and the offerings/enticements on the part of the developer of a few months ago are simply no longer necessary. I suspect this will show in prices of homes as well in the near future.

They're still giving good cash incentives.

SL.

Homes are starting to move again here in MA. Not the high prices of 2006 but enough to get the market moving again and movement is enough as long as it is apples to apples as far as prices in TV and elsewhere are concerned. First you'll see less artificial incentives (furniture etc.) then you'll see less discounts on original prices then normal pricing.

Just normal market cycles.

According to our sales rep; they are offering cash incentives now. If you give them a 20% down payment of the purchase price within 12 days of signing the contract; they give you 100% of the cash incentive offered. Then it goes down the longer you wait on the 20% down payment.

He told us that they are up 40% in home sales from the same time last year.
