In addition they should sell for a good price simply based on their location in close proximity to Lake Sumter Landing town square. So why risk yor reputation for integrity by deceptively marketing them as "newly constructed"?
How about "relatively newly constructed"?

How about " used " ?

As Groucho Marx said, "Those are my principles, and if you don't like them... well, I have others"

Excellent response.

Maybe its time to contact the Sumter County DA and see what his opinion may be.

I agree. If I remember, I will try to get to one of the open houses. How about a question phrased like this;

"Tell me about this house" and see if the agent 'fesses up without prodding.

Sorry but it is deceptive marketing if you are selling a previously sold or lived in home as new.

I have not nor will I visit these open houses so I don't know the details but what I do know is the roof, HVAC, plumbing, electric are all at least 7 years old. NOT new by anyone's stretch of imagination UNLESS you are the developer who can write whatever they want in the Daily Sun.
As always, caveat emptor.

The NEW Villas are on Peninsula and Old Dominion and they have a new landscaping with Palms to make them look new to any one driving by on a Camel. It is Creekside Landing off of Old Camp.

New villas

[QUOTE=zonerboy;1273651]I really don't care how Florida law chooses to define requirements for disclosure in real estate transactions. Florida law, for me at least, is not the definitive arbiter of what is honest and ethical behavior. And marketing an 8 year old home occupied by multiple different occupants over those years as a "new home" is simply NOT honest. If the many heirs of Mr Morse wish to risk obtaining a reputation of dishonest marketing, then I guess that is their decision.
Certainly the homes will sell and at whatever price the market will bear, but this fact in itself does not make the sales practices ethical. I have nothing against free enterprise and the making of money, but sometimes greed is just greed.

They are in the Saturday (16th) paper and listed as NEW, on Peninsula and Old Dominion in the Creekside Landing Villas. So that clarifies it all, just off of OLD CAMP road.

Exactly!

And criticizing an entity for doing such, is certainly not engendered by..."being jealous." :ohdear:

I predict that the advertising will soon say something along the lines of... "new on the market" and/or "never previously sold."

And if questioned, 'they' will throw some poor ad-writer under the bus...and say he/she made the mistake.

New Homes, Villas???

Well interesting, used homes listed as new! It has been written before, in North Long Beach, Ca. in about the (1955) era, a guy named Cal Worthington had an agency and was selling used cars refurbished, repainted as new, just turned back the odometer. New tires, new paint, new seat covers and walla, a brand new car! Yes, I knew a person who bought one of them as new, but not me. I think he went to jail, but definitely lost his new car agency. :eclipsee_gold_cup:

Actually, Cal Worthington never went to jail and he had numerous new auto dealerships on the west coast and Alaska.
