This “rule” has been in play for at least 10+ Years…

This “rule” has been around as long as I can recall….not new.

We are near Lake Sumter Landing.....and do not hear the planes at OIA.

And the comment from rogue real estate agent trial, some large percentage of new houses were bought by existing home owners north of 44, so resales to some large percentage of the same population who were slow on the decision. . or came from Missouri

given the small number of existing homes with pools, land available for pool addons is very attractive, there is seldom a single issue, and with every decision being unique to the individuals, with the many reasons in prior posts. . . just don't get sucked into your own little mind game of housing jealousy.

But, you can add the full cost of upgrades and the real estate commission to the sales price before you calculate the "profit". So, if you paid $300K, and added $50K in upgrades after the sale, you can sell the house for $350K plus the real estate commission. If you sell for more, the difference goes to the developer. This is a contractual agreement that you must agree to with the developer at the closing on a new house.

Why I would NEVER buy new house in villages.

We live in the Hawkins and don't hear the turnpike at all.

My take on it is that some sell just at a year just bc of the market - the huge PROFIT! That has even fleetingly crossed my mind, but I love our house and don't want hassle of selling/buying, re-doing initial upgrades, etc..

Also, some can't downsize like they thought they could, so they need a larger home - mainly a lot more garage space for their 3-4 cars, golf cart(s), and extra furnishings..

Not true. I’m in Monarch Grove, 1/2 hr from Brownwood, 1 hr from Lake Sumter and 1hr 20 minutes from Spanish springs. Nice easy golf cart rides. Also a new square going in south of 44 and sawgrass is opening soon. Life is as good as you want it to be wherever life’s journey takes you. Good day.

I live in Hawkins, south of 44 in the new areas. Publix is literally 5 minutes from my house in Magnolia Plaza, hardware store is 15 minutes (Sparrs), restaurants anywhere from 5 minutes to 20 minutes at Brownwood. However, Sawgrass is opening in March and several restaurants there which is 7 minutes. Then in 3-4 years the Eastport square will open, and that will be the largest of the TV squares and it’s 10 minutes away. This area will fast become the center of TV within the next ten years at the growth rate and present plans.

Exactly! There is plenty going in in the South and more coming soon. Love it here!

It's not a new rule....it was here 12 yrs ago when we moved here. People buy as an investment and re-sell to make a profit.

So if I sold that house in 3 years, is it still the same if there is a profit? Thanks in advance

No. The rule only applies if you sell the house within one year after closing.

My neighbor moved saying it was too cold here and moved back to Miami. 🤷🏻*♀️

Teena Q 12-31-2021 01:37 PM

How can they enforce that?

Also 15 min to Leesburg, 20 to Clairmomt/Ocala, 45 to Orlando/Tampa, less than an hour to Disney from the south.

My first place was north, neighbors were not very active and less than welcoming compared to the southern areas.
