I bought cash. Now there is doubt in my mind as to why I was charged this. I will call Mclin and find out why. You are the second person to question this in the past two weeks. The first, which should have been myself, is a Villages rep.

Utility & Impact fees

Rickey, just "dug out" my closing file and HUD settlement statement dated 4-17-15 for our Village of LaBelle house and the two items Utility fee and impact fee were items paid by the seller (Villages of Lake Sumter). In short, they were fees paid by the Seller and not by the Buyer lines 1303 and 1307 on the Hud settlement statement.

My suggestion would be to go the thevillages.com and look at the floor plans. In 2012 when I was looking, I printed off the floor plans for the patio villas, courtyard villas, cottage homes and the designer homes. I then made notes on the pros and cons of each home.

I knew I wanted nice sized bedrooms, a larger lanai and an indoor laundry. I soon added a larger garage to that list after we rented a villa. The villa we rented had a 1 car 1 cart garage and we literally had 4" between the cart and my Flex! I didn't want to go through getting both vehicles in the garage every day! Since I built my home in 2012, I got a puppy and now I might consider a villa again but it would have to have a two car garage. There are a few villas with two car garages or expanded garages in the new areas.
