Default Hoa

Is there ONE HOA, or standards commitee, throughout the entire community or does each village have its own HOA? Are they strict in enforcing rules to keep the community beautiful?

Default HOA Requirement

It is required that all homes in The Villages have at least 6 pink plastic flamingos in the yard. Large flocks are encouraged.

If my understanding is correct, there are two associations, a Property Owners Association and a Home Owners Association, neither of which have any authority or control over rules and regulations. One way to describe them might be that they function as lobbyist organizations on behalf of the owners. The Developer enforces the rules.

BTW, you are also required to have several dogs that pee and poop in neighbors' yards and run ahead to community events to save chairs.

The two homeowners associations, POA and VHA, have no jurisdiction on the covenants. They are enforced by the community standards department of the local Villages government, the CDDs. The Developer still sets the standards but the CDD government does the enforcement.

The covenants are generally the same throughout the Villages but each section has their own version of the document. For example, Lawn ornaments and real estate signs are OK north of 466 but not south. Different rules for villas than designer neighborhoods.

Pturner, Thanks for clarifying the differences between the two organizations because the HOA bylaws certainly do not make that difference clear. The bylaws seem to imply that the association is independent of the Developer.

Not all of north of 466. Parts of District 3 and, I believe, the Marion County portion have restrictions concerning lawn ornaments.

Since we will be moving from the northeast, we want to bring our lawn shadows and black and white cow cutouts to decorate our CYA.
