I live in Sable Chase. There are NO 25 year old homes in Sable chase! Sable Chase was constructed in 2006 so at best homes are 15 years old. I would check with your sales person.

Ruth Dyer did a fantastic job for us. Worked with my stuff and my budget. Couldn’t recommend her more highly. Lots of “systemic” stuff...those arched mirrors, but I LOVE my new spaces.

With the internet today, you can get so many ideas. My cousin designed her whole newly built house from ideas she got on Houzz.com. You will them learn by looking at photos what you gear towards. Do you like cool tones or warm tones, modern or contemporary or farmhouse, etc. I happen to love warm tones and and full of Tuscany. Focus walls are big now. With either ship lack or wall paper. I once read that you pick out a favorite patterned pillow and go from room to room added each different color element to the room for a whole house flow. BUT, I'm no Joanna Gaines! Love her style.

I am a retired interior designer with a college degree in design and 40 years of experience. A good designer will meet with their client to determine the clients needs by asking many questions. Their are people who can look at the Internet, magazines, HGTV and know what they need. Others need more help. It is better to ask for help than make costly mistakes. Many furniture stores offer a free design service. Call various furniture stores to find a designer. If you talk to a designer and they are not a good fit. Move onto another designer. Have a budget and let the designer know if you plan to use some existing items. You don’t have to purchase everything at once if you don’t want to. It is your home, take your time to get the best result.
