Default Lake Shore Cottages

Wife and I haven't settled on an area yet. Rode through Lake Shore Cottages and checked Zillow for info. These houses were substantially more expensive than a similar homes with the same square footage. They also had name signs on most homes. Why is this area so exclusive?

We stayed in one of the cottages several years ago during our Lifestyle Preview visit. I don't believe any of those were on the market yet at that time. They are very nice but I remember thinking later that they were over priced when I saw what they were selling for. But, being near the square is probably a factor in value. If there are any for sale, take a look a judge for yourself.

Lakeshore Cottages are adorable but for the most part smaller square footage and no yards for a large price. I love the area, the pool is hardly used and you can easily walk to your morning coffee. We stayed there on our lifestyle visit. The prices are well over $550 for most of them and then much higher.

You may want to look at Haciendas of Mission Hills (where we live), which is also close to Lake Sumter Square, you can walk over the bridge or golf cart in no more than five minutes, and sometimes you can hear the music from the square. There are many villas for sale.

Village of Caroline, Virginia Trace, Bridgeport at Sumter, Creekside and Edgeworth are also all right there.

I think it looks like a little quaint village on a lake. It is a neat location and the answer is location. ..........

location. location.

Everyone has a favorite place here and it is usually their street and their village.

A property is worth what it sells for.

We stayed in one on our LSV in April 2011. I thought the location was great. When I went to the pool there was never anymore than a couple of others, it was like having your own private pool. I think I counted 53 homes once. The one we stayed in had 3 BR, 2 BA and was told it would sell for about $500K. I've seen it listed about 4 months ago for $725K, then last month it went to $699K. Considering it only has a 2 car garage and no room to add a golf cart garage and the garage itself could not hold 2 cars and a cart. It also only had about 10' of property all the way around, so no pool and no space to add one. It also had no lanai, the kitchen had stainless steel appliances, however they must be close to 10 years old, the countertops were the 80's style tile and grout. Carpeting has got to be very worn by now. I loved the location, but it's not worth $699K.

I just checked the listing and it's now at $660K. I stand corrected, it did have a small lanai. However, like I posted, the garage barely held my car and the golf cart, it would never handle 2 cars and a golf cart and there is no room to add a golf cart garage. There is no pool or any room for a pool, property line is only about 5' to 10' all the way around. I think when it gets down to about $599K, they might start to get some offers, it's hard to believe they started a couple of months ago asking $725K.
