If there were the bank would want those liens paid before releasing funds to build more houses. I am sure the Billionaire Morse Family is not in trouble with money. Finally, all a lawyer will do is read what the Title Companies search shows him and that is "There are no liens on this property".
Title insurance is not just about liens. A buyer's title insurance policy will protect the buyer against title defects for as long as they own the house. I once bought a house where the attorney doing the title search discovered that the house had been sold many years earlier by a woman who only had joint ownership with her divorced spouse. She signed the deed, but her ex-husband had never agreed to the sale. The attorney said that this was a title defect that would have been covered by title insurance. I am not saying that title insurance is always worth the cost, but it can provide some peace of mind.

I would buck the trend set by others in The Villages who financially could put me under their fingernail. They choose to not use a lawyer. They listen to Real Estate Agents and Title Companies for their information. It was extremely uncomfortable for me to do so especially with the transfer of the money. I don't like that one number or letter mistake on the transfer paperwork puts your money into never-never land. (Gone Forever)

I did not use a lawyer during my first deal here in the Historic Section. That will be the last time I do that. I'm no rookie at buying and selling real estate and feel much more comfortable with a lawyer. It is worth the money for sure.

PM me and I'll give you my lawyer's number. Good Luck.

Curious if anyone has an example where an attorney made a difference during a Florida property sale?

LOL - Any attorney successful making a substantial change in a Villages sales contract when they are selling 100 homes per week would be in high demand.

Over the last several years there have been posts where people brought up problems that survived closing and were advised by TOTV'S very best that they should have read what they signed B/4 they signed it. If they had a lawyer the sense of security they provide for $500 - $600 is cheap. I didn't lawyer up because of peer pressure. Foolish on my part.

I am voicing my regret. Simple as that. Not saying I'm 100% correct that you need a lawyer but I'm 1000% correct for me as far as lawyering up is concerned.

My N.J. Lawyers could beat up the Florida Lawyer with one Law Clerk Tied to His Back.

Are you sure that wasn't Bruce Wayne? He sounds like a very smart man!

If you did not have a realtor then yes a lawyer is the best bet! You are not paying realtor fees so just pay lawyer fees and be happy? Google “real estate lawyers”

I was just thinking, not only did we not have a lawyer but we closed through the mail. All the paperwork was sent to us, we signed everything and put it back in an overnight envelope. All done, very easy. When we were able to get down we went to the office to pick up our keys etc.
