We did just that for about 2 years before we eventually sold that house and bought our forever (at least for now) house. We did it all ourselves as far as arranging everything needed as a long distance landlord.

My neighbor behind me rented his home out to a couple and they trashed the house.
They had several loud parties with lots of people.
Punched holes in the walls broken glass and left it in literally a mess.
He said no more renting it out for him.

When visiting The Villages, I rented a villa through Down Home Properties. I can only speaker as a renter for a month at a time -- Down Home Properties was very responsive when called about a question or issue. The villa was clean upon arrival. You can view their website.

We live in CO half time and rent out our TV home.
 
Our property manager is White Pelican Realtors. One thing they do is have someone check on house when vacant. I bought separate golf cart insurance, about $60 year,

We absolutely don’t care one bit about what would happen if a renter has a dog. We LOVE our dog and know that many others do do. Nothing more infuriating to me than those renters that say 20 pounds dog max. Heck, those little crazy things do more damage than any big dog. LOL.
We’ll just rent it for more and replace everything every few years if we have to. We don’t worry about such little non important things.
The golf cart I may have to look into.

And having insurance won't protect you from the time and expense of defending yourself even if you're 100% innocent. An outdoor grill has similar issues and it's why the Villages' property management company doesn't take listings with either of them.

If you rent it out, you need a different type of insurance. Be sure to protect yourself. Been a landlord in one way or another for 30 years and have seen lots of trouble. I had a tenant burn a house down being stupid. Be ready for anything!

Before we moved here we rented a house for a month also thru Down Home.

We had two maintenance issues during the month and Down Home was very responsive.

When we moved in house was very clean and we had to be out a day before the end of the month giving them time to clean for the next renter.

The Villages Property Management folks have a rental program AND an empty nest program where they check out your home on a monthly basis to make sure all is well.
