my mom was doing that for school students, back and forth for doctor's appointments, etc, and as a nearly 80 y/o driver, I put a halt to that for liability

I agree that you need Iiability insurance if you are charging passengers. But, you may be able to add "rideshare" coverage to your existing auto policy. This is similar to insurance that covers Uber and Lyft drivers. Surprisingly, it may not be as expensive as you think. Driving people to doctor appointments can be a very profitable business. Some people have appointments in Ocala, Gainesville, or Jacksonville, where you can make as much as $300 to $400 or more in a few hours, especially if you need to wait for the patient to complete an appointment. There are a lot of people in The Villages who have no other choice but to pay for medical transportation. If you develop a good reputation, your service will be very much in demand.

Does anyone have a referral for a trusted home-watch person to look in on a property in The Villages?

They offer both transportation and home-watch services. I've used them for transportation, not home watch, but if they're as good at home watch as they are at transportation I'd recommend 'em in a heartbeat.
