Default Village Builder - Steve Young

Finalized the paper work yesterday for our home in St. James. Noted that he builder will be Steve Young. Does anyone have any opinions, comments, experiences, watchouts, etc. with this builder. Any input would be appreciated.

I am not sure how this works, but I think each builder here works directly for The Villages and is accountable to them. They do not have separate individual businesses.

I haven't really heard much about problems from one builder or another. Each one functions as the project manager for the home you are buying and for several others I would guess. They are directed by and must meet quality standards of The Villages management somehow.

Someone will correct me if I am wrong.

Our builder did the walk through, we bought a spec house because building a home, picking out a lot and making choices was not an option just two years ago. Our builder said that he had been employed by The Villages for many years.

Building a home and selecting a lot and making even more varied choices had happened before the time period we were looking and has happened again, but you never know if it will continue...it may someday go back to spec houses. We are 100% satisfied. Now we want a bigger house.

I doubt it makes a bit of difference who your builder is (plus, you have no choice). While someone may have had a problem with something done by a builder, it doesn't mean anyone else will -- it could have been from a worker who no longer works for that builder. From what I've seen and heard, they are all pretty good and they all use pretty much the same subs. Besides, if there is a problem, TV Home Warranty is super about getting it repaired.

If anyone is going to have a knowledgeable answer, it is going to be gmoney. You might want to send him a PM asking him.

Don't worry about the builder. I'm sure The Villages has pretty good control of who does what. I bought a spec home so didn't know the builder until I did the walk thru. Very happy with the home and knowing I have a year to find and have them correct anything that may be wrong. I've heard it's a good idea to pay for a home inspection just before the warranty is up to locate problems you didn't know existed. These inspectors are really good as I found out when I sold my previous home that the buyers hired.

We finalized the paper work in mid-September for our home in Buttonwood and the our builder is Jimmy Meehan. I'll guess we'll meet him when we do our walk-through before our closing on December 3.

Whoever the builders are, they know what they're doing. We wired our deposit on September 20 and with the exception of some final wiring and finish carpentry, the interior of our Gardenia is finished. Finishing the expanded lanai and the exterior landscaping is what remains. That's less than 6 weeks from the start. Impressive.

We had Steve Young as our builder and he was good. He conducts the walk through and goes fast so it may be wise to have a list of questions ready before the walk through. We're VERY happy with the quality of our home.

We have had experience with two "builders" here and both have been PERFECT. You realize that they function as project supervisors and they all work directly for The Villages.

We have now bought a brand new home that was already built and contracted to build one and watched it everyday being built. We are not new to the building process, we have built 6 homes in our lifetime....so far.... When you say the name of your builder to associated folks, like designers at Southern Lifestyles, they all say...He is great.

With all the builders lacking work in the U.S. and all of the builders working here in TV, you know ones who aren't up to snuff aren't going to stay around very long. Our second and first builder said that they had been with the company for many years.

But we were looking at our house being built every day, sometimes we would go over twice a day. I am so in awe of the perfect planning and excellent supervision and the skills of each "team" of subcontractors. We counted one day a total of 27 people working on different projects in and out of our house at one time...We "caught" two flaws and before we could report them, they were corrected. We didn't catch another tile flaw and saw a note from builder to tile sub to remove it and make it like the model like the buyers requested. It wasn't wrong, just different than the model we had asked to duplicate.

We didn't notice the tile end run being different but he did.

I think we have the best of the best. Not to worry....and...if something isn't to your liking I am sure they will fix it. Just remember that you can't be changing things in the middle. Well you can change some things, but it will cost you a $250 charge...each time and for each item. So think it through first and decide what you want. Luckily we didn't change our mind on anything after we made our decisions.

Gracie is right! If they were not all good they would not be working for TV.

We were pleased to get a call from our builder last week. Made us feel at ease.

We are coming down January 10 for the walk through and closing. Was not going to but we want to meet our builder and have the fun of a walk through with him.

It so happens we had Steve Young as our builder in 2008. He was very knowledgable and very good. I am glad we had him. Good luck with your new home.
