More than half of the current homes under construction in St. James are spec homes. I was told the developer wants to have all unsold lots (not the villas) completed by the end of the summer.

We are closing on our St. James home on June 23 and we can't wait! We think it will be a great neighborhood to live in, but then again what area in TV isn't?

Spec homes?:confused:

A "spec home" is constructed by a builder based on the "speculation" (hence, the abbreviation 'spec') that someone will come along and purchase it at some point.

Great Map. Do you know if District has a meaning or is it just a reference? It looks like a Phase is multiple Villages. Can you identify Villages on this map? Oddly, there's a District 9, Phase 1 up on 466. Maybe it's just a work schedule.

Hal, yes 'District' does have significance. It's the reference to the CDD (Community Development District) for groupings of homes. Here's good reference material on the subject:

I don't believe the Villages names are on that map.

District 9, Phase 1 that's up on the south side of 466 is a new group of houses being built. My understanding is that the property was TV-owned property originally zoned for commercial. Time changes......things change......the apparent decision was made to have it rezoned and to build houses there. It'll be accessible from the first roundabout on Morse south of 466. I'd suspect it's designated as part of District 9 to coincide with the new houses also currently being built south of 466A.
