Default We have a Contract!!!

I just had to post this...


We have a contract on our house, with a tentative closing date of April 01! We went from having difficulty getting anyone to see the house to having two offers at the same time! Go figure!

Fingers are crossed, the inspection is this Wed and the appraisal is Thur.

That is great news! We'll keep our fingers crossed.

Where are you from in NH (or New Hamster as my brother in law calls it)? We are both from Massachusetts with a few detours into Maine and Connecticut. Sox and Pats fans. Our puppy is from Rindge, NH.

We live in Nelson, which is about 15 minutes NE of Keene, NH in the SW corner of the state. I know Rindge well.

I had to post because I got so much encouragement from others who posted when they were able to sell their homes. I wanted to let others know that it CAN happen.

Only problem is I don't want to get too excited until we pass inspection. I'm pretty sure the appraisal will be no problem (we had to lower our price, of course, to sell).

Thanks again for the congrats. And yes, 2 more Red Sox and Pats fans are moving to TV.

Know how you feel, nervous wrecks from offer to contract to apprasal etc, etc, etc!

BarbinNH - Good news for sure. Just curious what % you reduced your asking price (if any) and how long you've been on the market? We too were/are experiencing the same results which is zilch.

Congrats Barb. Grew up in the Conway area of NH, worked in NAshua, Manchester area until I was 35. Don't miss the cold and snow even a little bit. Only go back to ski now. And even then try to go to Tahoe as it's better snow and not so cold.

Thanks everybody for all the good wishes.

F16 -

We originally put the house on the market last year in June as a FSBO. No action, so listed with Realtor--same story. Contract with Realtor expired in October.

We dropped the asking price in Nov by about 7%. Got 2 offers in Feb, and sold at about 6% less than asking. We might have been able to negotiate a higher selling price, but we were more interested in getting an early closing date. We want outta here!!

Frankly, we were very surprised to have buyers looking in Jan and Feb--grateful, but surprised.

This is my first post and I just had to say Congrats! Thank you for sharing this info as it does give me encouragement. We will be putting our home in NJ on the market this month and we are just like you guys, we want out of here and down to our home in The Villages.

Barb- Congratulations on the sale of your home. I am from NH (Concord) and bought in TV last year. I use my Villages home as a vacation home for the time being and will move into it full time in a few years. Again, Congrats and WELCOME to TV!!

To my fellow Villages wannabees, hang in there! And to all of you who crossed your fingers for us, thank you very much.

Update:

We had the house and septic inspections yesterday. We haven't gotten the official report yet, but both inspectors basically said every thing was fine. No doubt there'll be some things we need to fix/spruce up, but apparently nothing major. This is a BIG relief.

The appraiser comes today.

I think my husband and I are finally realizing that the move might actually happen. YIKES!
