Simple question. Answer with simple respect. Better yet, answer as if you are standing with that person in real life.

If I was standing with that person in real life, my answer would be:
"Seriously?"

and then I'd just shake my head sadly and walk away.

Chee-Chee 11-02-2024 02:41 PM

This has happened to me before and all I can say is don’t believe it. I’ve had them show up and say I need a new roof and then the inspector shows up and says oh you don’t need a new a new roof. There are many companies out there. Ask around someone has had experience with the company and can give you some advice.

Excellent reply! I wanted to express exactly what you said. Trouble is, I can't do it as tastefully as you did when it comes to these rude know it alls. Thanks again for a great reply!

Roofers are too busy to knock on doors to get business these days. Fly-By-Night comes to mind.

Careful. Our friends fell for this. The contractor did not pay for the material and our friends ended up with a contractor lien on their home.

Anyone have a ballpark idea what it costs for a new roof on a designer or a courtyard villa?

designer---about 22-25K. The aspect of the roofing scams mentioned above that infuriates me is that I have a 100% legitimate claim for a new roof plus other damages for a total of about 30K. My roofer is a well-known legitimate business. But the insurance company is lowballing/insulting me with their settlement of $7K, which they say is final. Trust me, it is nowhere near "final". But now I'm stuck with the hassle of a public adjuster and their lawyers. I agree with those above who posted that the scammers and greedy homeowners who got something for nothing has cost the rest of us big time.

This is a scam and it is primarily why insurance rates are out of control. I thought the government shut these companies down? I would report the company.

You could also end up with only part of your roof done. My neighbor got halfway through the process before the insurance company stopped it and took legal action against the roofing company. My neighbor had to pay for a new tile roof that he didn't need to begin with ($50k), but because they damaged his perfectly good roof, he was forced to put on a new roof.

Run!

Cuervo 11-03-2024 08:20 AM

In my last posting I stated that I have Farmers Insurance which is dropping me because they are leaving Fl and that I only had to pay $500 out of pocket.
I might be one of the lucky ones, because if I understand it correctly, if you sign up with a new insurance company and your roof is over a certain age your rate will be higher than if you roof is new.
Now the other factor you have to consider other than premiums is the irreplaceable damage within the home due to faulty roof.
Before making you decision on premiums alone, consider what you have within your four walls.
Yes, the property in your home may be fully covered if you have the right insurance but is it worth the inconvenience.

ROCKETMAN 11-03-2024 09:06 AM

Question, if your insurance company and the rep from the roofer agree you have enough damage that your insurer will cover a new roof, why is that a scam?? And my rates actually didn’t rise much and in fact for next year decreased.

It's a scam if the homeowner signs an "assignment of benefits (AOB)" agreement and the insurance company doesn't agree that you need a new roof. Then, the roofer sues the insurance company to force the insurance company to pay for a new roof. And, sometimes the roofer deliberately damages the roof to support the claim for a new roof. Also, the roofer does shoddy work or takes too long, but the homeowner cannot replace them because of the AOB agreement they signed.

Even without the assignment of benefits (which according to some posts here, is no longer allowed in Florida?)...

Unscrupulous roofers will go up to the top of your roof, DAMAGE it, take a picture of the damage, and show it to you as proof that it needs work.

Of course since it's now damaged, the insurance adjuster will agree to pay for the new roof. The one you didn't need before the unscrupulous roofer went on top of your roof and damaged it.

The ones that are MOST LIKELY to scam you like this are the ones who show up at your door soliciting their services without you calling them first for an appointment.

That doesn't mean that ones who you call for an appointment won't ever scam you. It also doesn't mean that the ones who show up without an appointment are all going to scam you.

But in roofing, just as in life, there are people who take risks, and there are people who take calculated calculated risks, and there are suckers with targets on their back screaming "OVER HERE, PLEASE SCAM ME!"

You have to choose which one you will be.

Believe what you want, if Ins. Co. cover a new roof 100% they’ll be out of business soon!

I think Florida passed a law banning AOBs for new insurance policies, but I wouldn't be surprised if the contractors create a workaround in terms of a private contract with the homeowner. Florida passes some seemingly good laws, but they are often not enforceable or enforced. There is also a state law that requires a door-to-door solicitation permit, but I have never seen that law enforced.

They will send an adjuster to your house and determine if you are eligible for compensation. If you don't agree with the adjuster's decision, you can appeal it. That is the correct and honest way to do it. Why try to cheat and steal just to get a free roof? You will sleep better.

Retired guy you are spot on. If you believe you might have roof damage from the recent storm, call your insurance company and they will send out their Adjuster to examine your roof. You could have a legitimate claim. There were some a couple years ago who basically got “free” new roofs from what some call a “roofing scam” similar to what is apparently currently happening as the OP mentioned.

Roofing scams don’t just happen in TV but everywhere when there are storms across the country. Between the recent scams and the unusually number of natural disasters insurance rates have gone through the roof. No pun intended.

By eliminating AOB's as well as the automatic award of attorney's fees, the legislature has prevented the fraudulent activities of certain roofers and their unscrupulous attorneys in which a roofer would sign up the homeowner; take an AOB; replace the roof before the insurer even knew of the claim; and, file a lawsuit in which the roofer would be paid and the attorney receive a fee award that would exceed the amount awarded the roofer.

Since 2017, because of these fraudulent activities, ten homeowner insurance companies have been forced out of business in Florida, five alone in the worst year, 2022. Several multi-state insurers have pulled out of Florida or severely limited the number of policies they will write in Florida. Every homeowner's insurer in Florida has been forced to raise its premiums by significant amounts.

I'm confident that the reforms enacted by the Legislature will, eventually, restore order to the insurance market in Florida and reduce the premiums or, at least, reduce further increases in the premiums. Unfortunately, this will not happen overnight. For one thing, some of the reforms may not be retroactive, and there are still thousands of pending lawsuits brought by the roofers and their attorney's.

Good information especially the part regarding AOB contracts. Was in the biz and the legislator changed law after retiring. Saw several cases where in contractor had 150K(from an AOB contractor) estimate and many other contractors could do the same job for 75K

About $600 for 100 Square feet of roof size.

Because in most cases like this the roofer or the contractor will charge higher than the market price for the roof. If they can not reach an agreement costs to the insurance company will be at least 3K higher as the claim will go into appraisal which is costly. I know this as I was involved in this process while working.

This is one of the reasons home insurance is so expensive.
There is no free lunch. There is no free lunch. If you can't afford a new roof, you need it think about moving.

Yeah the solar people knocked on my door last month. I asked if she had a license and she said yes, I asked to see it, she said it's in her car. I told her to go on and get it, and until then to get the hell off my property.

She didn't return. But she scammed two people with manufactured homes into getting solar on their roofs in the neighborhood. Just wait til they realize that the cost to lease the panels is more than the cost of their electricity - and they're under contract and can't change their minds.

This is why members need to read TOTV fairly regularly to be reminded that living in a third world country has different risks, particularly scams, where retirees are targets. Wonder why we are targets, because when we stop working, we start to lose touch with the real world, and soon forget that not everyone is a nice, honest person wanting your business.

Financial scams appears to be an easy income in this 3rd world country, so one has to be untrusting of strangers, which is counter intuitive to most human behavior.

Neighbors got taken by a gang of landscapers for more than the agreed upon amount due to a gang payment calculation mistake. I used them but didn't agree to their scam as it was easy to spot. We won't know the final price until we dig up the tree. no go . .

Rule of thumb Don't be sold to

good luck

Please don't do that. It raises rates for the rest of us and we pay for your roof. I paid for my own.
