Default rules and regs

are the rules the same whether youre in a premier viilage or in the historic area?

The covenants have changed since the historical side. As The Villages has grown so has the deed restrictions and covenants been modified. Some say for the better, some say not. Can't please everbody.

Covenants are different but the amenities are the same for everyone in the villages.

The answer is "mostly yes" with a couple of notable exceptions. First big exception is the covenants and restrictions in your deed. That changed as TV grew and there is one set in the historic district, another between 27/441 and 466, another between 466 and Sumter Landing, another between Sumter Landing and 466A, and they will probably change a little more when south of 466a to 44 gets built. The other exception is to realize that TV resides in three different countries (Lake, Marion, and Sumter), one town (Lady Lake) and at some point portions will also reside in the town of Wildwood. Each government has slightly different laws, rules, taxes, etc. - different but similar. As far as TV rules go (rec center usage, amenities, golf cart paths, ID cards, etc.) that is all the same anywhere in TV.

As Bryan has said, the rules or covs, have changed as TV has evolved. I think the rules have gotten better as they have gotten stricter. Less "wiggle" room to bring down a neighborhood or fights between neighbors.
Being 30+ years military, the wife and I believe in rules and following them to the letter. The only concern we have is, that they are enforced hit or miss and not like they should. Now before people jump on me, remember we all got a copy of them and had to sign that we read, understood, and will follow them, so it should be no surprizes. They were written to keep value up and a problem or inconv. to neighbors to a min.

What portion of the Villages in Lake County is actually in the City of Lady Lake? Also, what part will be in the City of Wildwood? I was under the impression that all of The Villages is either located in Marion, Sumter or Lake Coounty but not inside any city limits.

Gator Fan, I think you're understanding is right.
The Villages is unincorporated and not covered by any of the city services.
The Villages does share a postal zip code, 32162, with Lady Lake, but that's about it.

I could be wrong but I think Spanish Springs is in Lady Lake. Also La Zamora too.

Default Am I right on this folks?...he asked for specifics.

The Deed restrictions in the areas south of 466 prohibit any kind of statue, lawn accessory, birdbath, flower container etc.(except under your eaves line) unless preapproved by the architectural committee. Landscaping must be preapproved. You aren't supposed to allow privacy bushes to grow over six feet tall, and you cannot have fences of any kind. You cannot park a boat, motor home etc. in your driveway for more than 24 hours.

A little stricter than our development in Cincinnati, but I like it.

Default Where are the rules and regs??

Before we perhaps move to TV, we want to know what we are agreeing to. We are about to sell our home but wouldn't want to make the big move if we find that TV is too restrictive. What sites can we go to educate ourselves? One question we have is what are the restrictions for children and grandchildren staying in TV and for how long.

Something else that bothered me was reading about yard ornaments. I do landscape design and have some beautiful yard art that I want to bring with us...no they aren't goofy pink flamingos.

Please help us before we perhaps make a big mistake and move to a place that wouldn't be right for us. Thanks
