Try a mixture of glycerin and powder. The glycerin holds the powder to the rubber strip. It also works on rubber seals around car doors and windows.

Try wiping it down with a good amount of WD-40 and let it dry. If while wiping it down, it gets tacky, then I'd replace it. It's inexpensive and you can get garage door edge parts and bottom door seals at Lowe's or Home Depot. Easy to install.

Garage door seals
 
Had the same issues with my rubber seals....changed seals to a brush seal both top and bottom.....the best seal ever. Your welcome to stop by and see. I have not been able to find these in Florida so needed to order track and seal from a company in WIS.

Vaseline will catch and hold dirt and dust. Use bicycle chain lube it does not attract dust and dirt.

Was your driveway or garage flow painted? Check to see if they use the correct paint

When we find sticky garage door bottom gaskets it is usually from having that portion of the garage door painted. Especially on non-North facing garage doors, it heats up and the paint sticks to the rubber seal. The best way to solve this is to but a few 4" strips of Vinyl commercial mop board or vinyl base mold.

All the big box stores sell these 4 foot strips for about $2.00 each. It has a curved bottom that just fits against the small hurricane lip. You do not need to glue it or anything....stays right there.

We have recommended this for years...even keep a piece on our truck to show folks. It comes in different colors. Takes four of them for a 16' garage door, so for like $9.00 your set for life.

Yes....it stays down nice and never moves. Hundreds of folks have done this with zero problems. I promise.....:)

I purchased a rubber strip ( just for under garage doors) online when I had my driveway design painted. 6 years now, works great and no door stick and no special care!

To bring this thread full circle and closure....................Vaseline did the trick.

Sprayed the rubber.....no luck.
Purchased the rubber mop boards.....helped, but not 100% cure.
(look kinda nice, so i might just keep them)

Did Vaseline...........100% fix.
