Default New homes on 101

New houses on 101 -- it will change the Village of Summerhill as we know it. Today it took me 5 mins to enter 101 from Summerhill and it will not only get worse but probably more debris and loud music at all hours.
Who in the Villages is looking out for the area and residents?
It's about money isn't it?

Another developer, I think, bought a parcel. It was in the paper last week. I know I read it somewhere. I believe it's to be for families.

Lifted the quote below from that source;

"Each home would have a minimum living area of 750 square feet on a lot of 55 by 120 feet. A 10-foot setback is required between house foundations. Construction of the first phase must begin within two years, according to an agreement between the developer and the city.
Homes would be built on three sides of property that is not included in the development.
The second phase would include a 1.4-acre recreation area with basketball courts, tennis courts and a playground for children.
The developer, Densan Partners LLC, would satisfy a requirement to provide 20 percent of the land as open space with the recreation area; 7.4 acres of buffers and open space; and 8.8 acres of storm water retention areas. About 10 acres would be used for internal roads."

An old saying seems appropriate;

So if it's a different developer as I read then what does the original [posters comment mean? who's watching out for them? The Villages has no control over who builds what.

I thought the POA was the watchdog for helpless Villagers. Is that not true I wonder to myself ? We've been told that many, many times in the online news and on TOTV. Maybe the POA doesn't care when it's not the Morse family involved.

What would the POA do, put a moat around The Villages?

I don't get it, Parkwood is a gated family community just off CR 101 that has been there since 2008 and has advertised new homes for sale until their build out in 2013. Parkwood that currently exists is 378 homes on 80 acres. The new area will only be 65 acres of 239 homes, some as small as 750 sf, and adjoining Parkwood directly to the north.

Parkwood is no different the TV, they want to build more new homes and the developer has owned the land since 2004, I only would wonder why he hasn't continued building sooner. You should be happy someone didn't come along put in a trailer park in that space.

Villages of Parkwood

According to Villages News the homes will be 750 sf and up, that's smaller than a Villages 2BR CYV which are 1150 sf. Yes, you'll have construction traffic, the Brownwood area had to put up with construction for five years and on a much larger scale as they built 5,000 full size homes.

This is a typical Parkwood home, they'll be even smaller since this is 1450 sf.

The Villages Florida

Parkwood Pool and Club House, which already exist and the new section with have 20% of the land for recreation.

The Villages Florida

The Villages Florida

Current Parkwood community which is 80 acres, the new area will be 65 acres and will be adjoining this area on the north side.

The Villages Florida

Development in Florida has been a way of life for decades. I grew up in St. Petersburg and in the sixties you could actually drive on US Hwy 19 north from St. Pete to Clearwater, which was about 15 miles and not see anything, just open land. Now fifty years later US Hwy 19 is a continuous commercial strip far worse than 441/27 that is solid business from St. Pete to Spring Hill, that's sixty miles of malls, strip centers, stores, restaurants, big box stores, it's all there and I watched it go up.
