Still waiting to hear back on the counter offer. Their realtor said they were getting together today after work. But we have showing #51 tomorrow from 2-3 pm. anyway. This is the second showing that we have had since they put their offer together. Maybe this will scare them a little and make them come up to our price in our counter offer.

SS,

We are thinking of you... and only you know the price you will take for your house.

Please forgive me if this seems pushy, but.. don't get too hung up on a number. A dear friend of mine went back and forth with a (CASH!!!!!) buyer two summers ago. The buyer did most of the conceding and when she would not compromise for about $5,000, he walked - and bought a house down the street. Her house was on the market for another year before she pulled it - at way less than the $5000 differential.

Hold hands, say a prayer and decide what is the right decision for you.

I, too, am on pins and needles for you! Katezbox is right - consider all offers carefully. A friend in real estate said the first offer is usually the best offer. But you have to do what you feel is right. My heart is with you and there are many of us who are sending good wishes your way.

Well, they didn't accept our counter offer...if fact they wouldn't change their original offer at all. We were prepared to meet them in the middle, but they weren't willing to budge. So we told them no. We were still 15 grand apart. Sooo disappointing!

I havnt had a showing in weeks , I wonder if my realtor left the country?

Jeanne - tell your realtor to refresh your listing so that it pops up as a new listing again. We get more hits after our realtor does that to the listing. We have done it a few times since we listed in March. And it works!

I am so sorry, I know that disappointed feeling so well.

the couple that loved our house and came back 4 times to see it just dropped off the face of the earth. So we are back to square one.

Thanks for the advice about refreshing the listing, I will mention that to our realtor also. Best of luck with showing #51

Thank you SS, I loved the idea of re-listing and called my realtor right away!
I will research this, but she said no way jose . She said she cant do it by law. I kinda figured that, but thought I would give it a whirl lol, thank you for suggesting it. I wish you the best of luck!!!

I looked at your listing and I would have your agent have them move the summer pics to the front of the picture scroll and delete the winter ones.

My son and also many of my others I have spoken to in this area who bought or sold in the past year have made the agents on each side reduce their commission to make the deal come together.

If you arn't getting showings I would consider dumping your realator. I see SS that your with Caldwell, I found them to be a good pick because of the number of relocation refurals they get but your area may be different. Realators are only human and some are great and others not so much. If they arn't getting any action they mentally and otherwise move on to the next listing.
In my many moves I try to go with the realator that handles the relocation for the largest employer or the one who may be hireing the most. I know in this economy that might not work.

When was the last time your agent had a brokers open. They arn't just for new listings.

Like all of you if I don't sell this house we won't be able to retire. I have 24 months to totally redo my kitchen (I took a sawsall to the walls last week) replace all the windows, redo the master bath. Remove three walls. and put on a new entry.
We do most of the work ourselves so the deadline seems close and all will cost us and additional 50 thou. In this economy a real gamble but in for a penny in for a pound I have no choice. Its fix it up or sell it as a tear down.

Unfortunately, in this buyer's market, many people are coached to not offer counter-offers. Alot of advice columns are recommending people to look for bargains and to offer real low offers and that eventually someone will say yes. I say good for you to stick with your guns. The right one will come along. Good Luck

SS - I don't think we should give you advice to stick to your guns or sell at a price you think is too low. Only you can make that decision. We don't have any "skin" in the game so to speak.

I hope another offer arrives soon
