I believe that there are about 4,000 homes in the historic district. If the do 90 per year, that's only 900 in ten years. That would be less than 25% new homes in ten years. But, in addition to The Villages another realtor named John Porta is also buying up older homes and building new ones. Add in the number of people who are replacing their homes themselves and the number could be even higher.
The thing is that The Villages is restricted to those people who are interested in selling their homes. They are not knocking on doors making offers.
