The number under 55 @ 8% sounds about right for new home sales. Following this number are resales, rentals and under 55 living with parents, uncles, aunts etc. IMHO the total still would be less than 20%----15% or less would be my guess. As long as the amenities, infrastructure and commercial keep up with what is current available in TV, I have no problem with continued growth. I learned a long time ago that it's difficult, if not impossible, to stop growth and development. Reason: Developers creates jobs and jobs create consumers and consumers are necessary for the economy. And so on.......
