Buildout? Nope. Never.
 

There is a small article in today's Daily Sun about TV expansion. It contains an interesting comment:
"According to Kelsea Manly, director of operations for The Villages, this allows much-needed flexibility as the next generation of Villages neighborhoods comes into focus over the next 10 to 20 years."

My thoughts:
Kelsea Manly is the daughter of Mark Morse. My guess -- she will replace Mark when he steps away from his leadership role.

"over the next 10 to 20 years"
[sarcasm on] I think I should encourage my grandchildren to become educated in the construction industry and relocate to central Florida.

I think the Coleman Federal Prison will eventually be surrounded by TV and will be converted into another town square. [sarcasm off]

For all of us, it is easy to see what someone else has done and be perhaps a bit envious of their success.

For me, the Fennie expansion indicates that the PROFESSIONAL management, which increases or maintains the VALUE of your home, will continue. Image what this place would be like with the inmates running it?

I spoke with a woman who moved here the same year as my wife and me. Her unsolicited response was The Villages use to be a nice place to live............. I concurred. This is an opinion only spoken sotto voce

The concept sold to those of us in the past no longer resembles today's TV.

As this community continues to be over built and as the population turnover occurs it will eventually breakdown as to its pristine state compliance with rules, etc. You are witnessing signs of it now

I would move today but for "We don't want to move from" but rather we want to move" to" Its that "to"that is problematic

These are my thoughts not complaints not indictments only observations and opinions

It's a business not a non-profit. As a newbie I think it is wonderful here and do not see any of this as a problem. Maybe in 10 or 20 years I will feel differently.

We heard about "the build out".............that was not the reason we purchased.............we were coming either way.

I always assumed, there will always be expansion as long as people keep purchasing.

The Morse family is just riding the bell curve of the baby boomers. TV will grow out as long as the boomers keep buying.

And then?...we might all be gone and TV will just be another city of tract housing

Wow. When I think the negativism espoused by some can't get any worse, I am proven wrong.

I'll make book that TVLSI ( Developer) can't produce the documentation that supports the so called 80/20 split. I will make book that there are already a substantial number of people under 55 living here.

I have no dog in this fight... its just a don't want anyone to believe they can pull the wool.....thingy

Not sure if anybody would question that...unless your "substantial number" is much higher than I'm assuming.

Should I care about this? I have nothing against people below 55 in age. I used to be one myself.

I don't mind the building. TV is so large and almost everything is in triplicate or more, there is really no reason to have to travel all the way through it to get most of what we want. Before buying in Fenney we spent about 7 winters renting in different villages. Fenney has a much more open feel about it, not because it still is under construction, it's just different down here with a whole bunch of preserved acres and areas. We realize it will be a couple years for the commercial development to catch up but we're good with that and are used to driving to shop and we surely have time to drive a few extra miles. Once the connections are made and we get a gas station and Publix all will be fine. We came back up Noth 3 weeks ago to load up more furnishings, etc and can't wait to get back down Labor Day weekend, it I'll then be our home.

I really don't care how big The Villages gets, AS LONG AS, the developers keep up the infrastructure in the older parts and keeps building golf courses.

In a couple years the last of the Boomers will be 55 and most will likely work 7 to 12 more years after that and then comes Generation X, whole new set of values, ambitions, and they will be paying for their kids college tuition. The early boomers could well afford to go to college by working part time and just some help from their parents, not so today but they have loans available which are good and bad, depending on their values and ability to get the jobs they want. I think homes will sell at a steady pace for the ext 10 to 15 years and after that there will be a big change. We early boomers are going to start dying off at the same rate we were born and there will be a huge number of resales available which will change the marketing strategy of TV but I'm sure they are well aware of whats ahead and are already making plans to offset the available properties.
