I don't see a problem with crowds. We eat out only once per week and never have to wait. Living south of 44, the only traffic problem I've encountered is an occasional back up on 301 due to accidents on the turnpike or I-75 with traffic being re-routed onto 301. As far as home values, we got in early down here and the homes purchased back then have appreciated quite a bit which is nice but that is not why we bought when we did, it was our time and we were fortunate.
