I had heard in recent months that a franchise restaurant/bar such as any of those you mentioned will not consider a location unless it has a minimum traffic count of 20,000 vehicles per day. 44 between 301 and Leesburg might hit that but anything south of 44 has a long way to go before getting anywhere near those numbers those numbers. What will probably open south of 44 would be non franchise smaller family owned restaurants
