Most people do a little investigating before buying, but not all are quite that paranoid. Extensive investigations of risks, not too many will go that far. Most of us are too old to worry about what may or may not come to our neighborhood in the distant future such as apartments. The apartments that already have been approved are several years away. We came south of 44 when it was first opened, checked for train tracks, power line towers, and that was about it we then decided to buy and have absolutely no regrets after more than 4 years. It amazes me how many people like to live near pickle ball and the pools, they don't mind the noise and when those homes go up for re-sale they are sold very quickly. Those who regret buying or building their new home are in the minority, there are very few of them. With the way new homes are selling the good ones are gone as soon as released so you don't have a lot of time to make up your mind. There has been and always will be a buyer for every new home built in The Villages, the developers will know when that trend is about to end and that's when they'll slow down and concentrate more on commercial/industrial development.
