I think most of the villages south of 44 are St. Augustine, I have it and have had very few problems. When I drive north of 44 and see the appearance of the Zoysia lawns, I'm happy with what I have. I would prefer having neither one of them but I do like the Augustine better, easy to fix any damage to it and dog pee doesn't burn it.
