I'm finding it unlikely that there will be a new set of 'model' homes down by the High School/Shallow Creek when the existing model homes in Newell (on Meredith Terrace etc.) are still perfectly viable. I don't have any inside information-just a lot of questions asked and answered during my home search (2nd home in TV for me).
Yes Moultrie Creek is what is listed on the maps and the unit numbering suggests they will build first down by the school and work north and at the same time just south of Monarch Grove and working south. The Newell models are getting stale and as selection options change they need to refresh what they are showing folks. Additionally, they will want the models near where they are building and showing specs to make it convenient for potential buyers.

As for locating near Middleton, I think folks are missing that most folks will be coming in from Sawgrass initially and likely folks would come down Bexley Trail to Landstone or Marsh Bend to Bexley / Landstone. On this drive they would see the new neighborhoods and Shallow Creek Country Club which would be a draw. No one is looking at homes during school drop off in the morning so traffic is a matter of timing. Living might be different, but model home viewing is a different experience. Certainly a sales center will be opened in Eastport, and possibly another design center as they try to keep the new development convenient for folks.

This is just speculation on my part and I’m not advocating for the location. That said, TV has been doing this awhile and they certainly know what they are doing so my logic is they have thought this through and have a plan.
