New Eastport Models Under Construction

TV are building a varied set of houses down by Shallow Creek Country Club (Near Middleton HS). My logic is this is the future set of Model homes for the Eastport area. The last of the units is being released on the north side of the Turnpike and therefore the focus will move across the highway. All 10’ sill height Designer homes are now considered Premier, but they are building these on the the water / golf views in this model area. Have heard that as long as the Premier homes fit on the lot they can be built. I’m guessing they’ll start selling Eastport lots just as the this year ends.

In Middleton, premiere homes, designers homes, vinyl and small starter homes are intermingled on each of the streets. If premiere homes can be built on any lot the desired home fits, perhaps the plan is to intermingle homes in Eastport?

What kind of "logic" are you using?

So you see some new models in Middleton. What does that have to do with Eastport?

This is not Middleton, its the first units of Eastport area, Unit 202 of District 15. The lots do not show on the villages plot plan online and they would if they were for sale. They sell lots first so folks can buy a plot and spec it out so lots would be released first and then TV would build. Here they are building 42 homes before any lots have been released.

Interesting for age restricted housing so close to the high school?

For those who have not looked lately, a lot of detail has been added to the Middleton and Eastport commercial areas in the Villages Map.

Things are going to start accelerating at a faster clip now and into 2024 - Will be fascinating and exciting to watch Eastport develop, and soon be able to take advantage of all it will have to offer! Retirement is pretty awesome here in The Villages!

Yes one can build a 10’ model, now listed as a premier, in a designer area. Enclave is new example that premier village can be a mix of regular designers, and premiers next door to each other. Eastport could be the next model mix.

For some reason I thought that Middleton is a family area near the Villages but technically not in TV

I have family living in Middleton. Word of caution: Homeowners who bought near the high school can hear the High School band rehearsing for game day. When there is a game, the noise and traffic is high. Each day, there is quite a bit of traffic during start time and dismissal at each school. Some regret buying close to the schools. Other than that, the area is wonderful. Trails, parks, and soon a commercial area that will have live music much like our squares.

In Middleton, any type of home (small two bedroom all the way up to designer) can be next or across from a premiere home. Are they doing this in Eastport? Or, only designer and premiere homes in the same area?

Appropriate warning - 470, 301 and Marshbend Trail have aggressive, bumper to bumper construction/school traffic at start/stop times and after school events.

I’m sure they will continue to mix the different sized houses in pockets of Designers/Premiers, CYV, Verandas, Cottages etc. This area is mostly Designers / Premiers.

So just like any neighborhood USA, one can hear the children playing, teams cheering, and traffic, but not nearly as bad as the “swamp” traffic that turns to a parking lot for miles.

For years, TV residents have bought season tickets to the HS home games (around 5, so not many noise nights). Residents are Hugh backers of HS sports, for as long as we have been here.

So the multitude of traffic issues, and yelling is probably 70 &80yo that lives close to you.

It would make sense that they picked this pocket for the Model area as its one of the only set of home sites near the school. Most of the building is on the other side of the country club / golf course on the other side of a small preserve to the NE. Across the main road on the South side is Middleton.

As soon as Enclave announced it wasn’t an exclusive Premiere neighborhood, we choose a hard NO. Plus it’s in the middle of nowhere. If this is the new game plan, will make the older premiere neighborhood’s more desirable
