Why have under 55 areas? To help support the local businesses. Why have charter schools? Better education with the added financial state funding $$ benefit added to local taxes. Good business strategy.
Generation X following the Boomers is almost as big... And they've already started to retire. Millennials are even bigger then Boomers. No need to panic sell to under 55 age buyers...

Boomers = 71.6 Million

Generation X = 65.2 Million (started hitting 55 3-4 years ago)

Millennials = 72.4 Million (about 14-15 years from hitting 55)
