Recent Villagers Requests Answered on Various Platforms


With respect and provisional understanding on “WHY” Villages and surrounding communities have been seeing many roofs replaced (I’m a Villager, licensed adjuster, and a roofer who competitively-quotes roofing replacements by way of referral with my twelve crews @ Sky Light Roofing, Inc.):

• Two recent storms Milton and Helene caused quite a bit of roofing damage - thus we first-respond to these urgent needs expeditiously and assist with urgency as we do our very best to avoid moisture entry (mold or bacteria causing).

• Since 2017, many of our local Villagers and surrounding communities have answered their doors to unwanted roofing solicitation and allowed insurance scams, roofing manipulation fraud, attorney interference, and the like thus making insurance carriers less desirous in supporting FL state and robust homeowners insurance policy declarations at manageable premiums.

• Insurance companies now moderate on roof age (10 years or older as liability), hot water heater age (8-10 years), and HVAC Compressor age (8-10 years) and will drop you from policy declaration depending on insurance carrier. Each of the above susceptible to large loss claims by FL residents (especially during storm activity).

• The builder grade roofs in The Villages are not 25-30 years asphalt laminate. They have a max life of 18-20 years in sub-tropical barometric environments like Florida. This is a well-known fact by both developers and residents (Don’t be sold on manufacturer information as this simply does not apply).

• Most Villages roof properties (Villa to Premier homes) are not well ventilated. The issue is poorly ventilated attic’s basically “cook” the asphalt laminate from the interior above the insulation line and cause the decking laminate (shingles) to become less malleable and turn “brittle” at a faster rate than our Northern homes. • We now also use a synthetic cooling membrane (barrier) between the laminate and the decking on all NEW replacements creating more of a “separation” between Florida heat indexes and properly ventilated attics. This is a vast difference from the past; Innovation truly provides assistance in keeping our garages, homes, enclosed lanai’s, etc cooler throughout the year.

• Many are being dropped from insurance at renewal into 2025 as the FL regulation terrain on building codes and insuring laws are ever changing. Carriers don’t want responsibility for “what used to be” roofing general depreciation” and homeowners responsibility - It seems that every neighbor immediately contacts insurance for a claim post “any storm” (These are called “maintenance-claims”) and not truly a “loss-claim” with over 25-30% damage to actual property. These maintenance-claims push carriers away and only leave room for the worst-kind of insurance carriers…Ones with extremely high deductibles and that are truly “empty-policies” when it comes to true disaster. Folks will find out on the back-end.

So, in summary, we live in a different environment that has been affected by both man and nature. The Villages is a gift to us all. If we would only stop attending to insurance-fraud solicitation, stop maintenance-claim’s, plan on monetarily reinvesting into our homes sooner than 15 years, and plan for future storms by increasing roofing integrity…We will all be a little better off in the long run.
