I wonder what they consider "affluent."? Although we are not poor and think we can swing a half-way decent lifestyle at TV, I would not consider myself affluent. Will I be over my head down there?

Look at other commercial real estate markets and you will find these same buzzwords in their marketing materials if there be any truth at all to these claims.
That said, yes, I think TV is by-and-large a relatively "affluent, well-educated community with ample leasure time." But there are also a broad mix of housing options and the baseline "lifestyle/ recreational" costs are relatively affordable compared with other places.
Obviously, I don't know your numbers. But, I know you don't have to be wealthy to live in TV.
