I'd find out if they were licensed. Property managers/rental agents need a Florida real estate license unless they were grandfathered in by being property managers before the law was changed. If they're not licensed, I'd be a little hesitant since you have no real recourse if things don't go right. At the same time, I do believe that most who do do property management do have what they offer even if not licensed.

As was said, you can easily rent directly from the homeowner. There is some risk but I've only heard of one renter who had some legitimate complaints renting from villages4rent -- the home was not well-maintained, the cart was in poor condition and nothing was really as promised. However, most renters have been quite pleased with the homes they have gotten, at least from overhearing conversations and just talking to monthlhy renters.
