There are quite a few homes for re-sale listed with Villages Properties and also with Multiple Listing. For the MLS, you need to work with a non-Villages agent since they cannot show each other's listings. Lots of people do this and it does not have to be a secret to the other agent.

I bought a re-sale about 2 1/2 years ago in Glenbrook on a championship golf
course for a lot less than a new golf course view in St. Charles. Bond is 1/10 the size of a new home bond. So many extras I would have paid thousands
more for in a new home. I used an outside agent and a Villages agent at the same time.

What the previous poster said about knowing the golf course - Remember
position on the golf course is important. Buying the wrong lot will net you a lot
of unwanted golf balls or even house damage. You just do not know that in a new community. My house is perfectly located and we have found only about
6 balls in 2.5 years.
We also bought a resale on a hilly golf course lot. We specifically looked for a lot that is far away from golf cart paths and the "action". A little pond or two is nice, with lots of birds to watch, and frogs singing you to sleep. Lots on Championship courses are more expensive than lots on Executive courses.
