As can be said about anything there are golf course lots and then there are golf cart lots. Beside the relative location on the course at the tee box 200 yards down the fairway or adjacent to a green you should also consider the depth of your back yard and if there is a carthpath that runs close to your house.
Most golf course homes seem not to have deep back yards. I suspect those you find where very very expensive. I suspect but can't verify a cost factor consideration is if the home is on an executive course vis a vis a championship course . Finally while ponds on courses may help deflect balls they also attract many rude critters big and small that come on your property uninvited . You also add to your expense by specifying a home on a cul de sac. Finally for new homes depending on the model design, premier, etc add the bond.
