If you assumptions are correct, wouldn't that be true for any other retirement community; i.e.Del Web, Sun City, Spruce Creek, Planation, Stonecrest, etc.
Most of these communities don't even offer most of what the Villages has to offer...maybe you'll find 1 restaurant and 1 golf course and a clubhouse.
