View Full Version : Fences surrounding your property

Is it the responsibility of the home owner (if anyone knows) for fixing wooden ranch fences that surrounds The Villages, the part that is on your property? I was told, that it was, even though The Villages put them up. Just need a clarification if someone knows. Was told by Property management. Mine needs repair, and staining again. Thanks

I was told the same. Yet, someone came and repaired and re-stained the fence behind my house as well as all those on either side. When the car crashed through the fence last year, TV repaired and replaced the fence. Confusing.

If the fence is on their property I would think its up to them (Developer and owner of the land behind you) to make the repairs. Cattle or horses---I'm sure they will repair the fence!

You could check the County Records to see if there are any clues.

The for board fence behind some properties is actually built in front of the ranch owners woven wire fence, so it is clearly not the responsibility of the rancher in those cases. Whether it is TV or the property owners responsibility is unclear, though my guess is that TV would take care of it.

I do believe if you house sits on a lot that has the fence behind it, then it is the homeowner's repsonsibility.. Not 100 percent sure,, I know in BV it was set like that.
But best to check your POA they can tell you for sure, or contact CPM they will know

Ordinances ordinarily require the owner of a fence to place it at least two feet back on their property line to allow repair without interfering with the adjacent /bordering residence.

The person/organization who installed the fence has the obligation to maintain it. The hitch is you don't know when the owner will be inclined to do the maintenance

Interesting, but sometimes conflicting answers/information.

If you decided to REMOVE the fence ... I wonder who'd claim ownership?!?!

Why don't you call warranty and/or community standards and ask them who to call to fix the fence?


I betcha it will be fixed/painted/boards replaced in an OHIO second. (I prefer those to New York seconds.)

Called Property management, and they said home owner is responsible for repair and painting of fence. I guess that answers that question!!! Oh well

I wonder if it makes a difference whether the fence is between the house and Villages property vs. non-Villages property. My fence separates us from Morse Blvd. and was redone by TV. A neighbor installed a gate in the fence so he could access his yard more easily when walking. TV made him take it out. Maybe a fence the marks an outside boundary is the responsibility of the homeowner. :shrug:

Just seems strange. It could wind up with some weirdly different stains depending on what was used.

LOL Thanks Gracie!!!! Right now I have a railing board wrapped up in duct tape, so at least it sort of looks correct.

You could be right Mikeod!! Behind my fence is a dirt road that goes to the cemetery, that is in Caroline Village. It looks like the people that mow that area, are people that belong to the church that apparently leads to cemetery. Its right by the radio tower in Caroline Village.

Bogie, That was my initial start, by calling Rep. (He told me he thought it was my responsibility) He referred me to Property management, to whom I called, and they said the same thing. Maybe I need to check, or investigate the Deeds requirements.

I would suggest checking your deed requirements. When we were looking for our home, we were told if there was a wall behind us, it was up to us to maintain the wall. The villages would let you know what color paint should be used.

That is the wall that separates the villas from the houses. This is a fence not a wall. I am pretty sure that it is up to the Villages maintenance people to take care of the fences.

They should verify it 6 ways from Sunday before they do anything.

I have a wall and I called and was told I had to take care of it. I spent $300 to repair and paint it and then someone from the Villages showed up to repair and paint the entire wall from the beginning of the street to the end of the street. I called and found out from the third call that I made that for some reason it was in the deed restrictions that they would take care of our wall. I never got reimbursed the $300 even though it was THEM that told me I was responsible for the wall.

I let them repaint my wall anyway just to get my money's worth.

I think Z is right. You just haven't found the right department. The wall behind our property in Hadley was powerwashed twice a year.

We've been house hunting since December (finally found one - we close next week!) and we looked at a couple of homes that had the four board fence behind them. Our TV sales rep pulled up the listing info on her ipad and it said that the homeowner is responsible for the upkeep/repair of the fence. That may not be true of all properties with that type of fence, but was for the ones we looked at.
