Default Fences surrounding your property

Is it the responsibility of the home owner (if anyone knows) for fixing wooden ranch fences that surrounds The Villages, the part that is on your property? I was told, that it was, even though The Villages put them up. Just need a clarification if someone knows. Was told by Property management. Mine needs repair, and staining again. Thanks

I was told the same. Yet, someone came and repaired and re-stained the fence behind my house as well as all those on either side. When the car crashed through the fence last year, TV repaired and replaced the fence. Confusing.

If the fence is on their property I would think its up to them (Developer and owner of the land behind you) to make the repairs. Cattle or horses---I'm sure they will repair the fence!

You could check the County Records to see if there are any clues.

The for board fence behind some properties is actually built in front of the ranch owners woven wire fence, so it is clearly not the responsibility of the rancher in those cases. Whether it is TV or the property owners responsibility is unclear, though my guess is that TV would take care of it.

I do believe if you house sits on a lot that has the fence behind it, then it is the homeowner's repsonsibility.. Not 100 percent sure,, I know in BV it was set like that.
But best to check your POA they can tell you for sure, or contact CPM they will know

Ordinances ordinarily require the owner of a fence to place it at least two feet back on their property line to allow repair without interfering with the adjacent /bordering residence.

The person/organization who installed the fence has the obligation to maintain it. The hitch is you don't know when the owner will be inclined to do the maintenance

Interesting, but sometimes conflicting answers/information.

If you decided to REMOVE the fence ... I wonder who'd claim ownership?!?!

Why don't you call warranty and/or community standards and ask them who to call to fix the fence?


I betcha it will be fixed/painted/boards replaced in an OHIO second. (I prefer those to New York seconds.)
