The Villages Newcomers have a conversation about the developers going public or selling out to a profit organization

It’s always a possibility, never say never. Who would have thought that Hacienda Hills would be torn down? Anything’s possible. That being said, the Villages already is a for profit organization, just not public.

The developer has a really good thing going must be making a boatload of money with nobody telling them what to do.

why sell?

I could see The Villages selling a significant portion of its holding north of 466. The commercial area outside of Spanish Springs seems to be doing well but aging. With all the “resistance” The Villages is receiving regarding the plans for Spanish Springs and the Hacienda site it would not surprise me for them to sell and just walk away. Their focus would be on the development of southern areas.

I believe it's a LLC. Regulations and reporting are very soft compared to a public company.

Get rid of the golden goose?
Why?
They make money when selling new!! When selling resales (over and over again).

The Villages are a cash cow for the owners - why would they take it public?
It is a for profit company - just not a public ally traded company. If they go public, all the financial details become public information.

I find most of the posts have a congratulatory theme, but the between the lines sarcasm and jealousy just oozes through.

I say "BRAVO!" to all who make a profit! Most of us are because of the same desire to make $$$$$$. It's the American way.

Could mr. Donald Trump Florida Resident and developer buy the Villages? Could be the answer some are looking for! Casinos can take care of our Roads & Bridges.. just saying.

Why would anyone change a good business plan? And there is no shame in a "for profit" business. We all need to try to quell rumors.

Hacienda Hills was torn down because after several tries, it was not supported by people either because the area was aging and didn't go out to eat as much or it was not run well or a combination of those factors. It is very common for restaurant businesses to fail. The land and building belong to the developer. What would you do or anyone do if they had property that the tax bill had to paid? Remember, it was offered to the ACC at a very reasonable price and they refused.

Not sure if the topic by The Villages Newcomers is a legitimate concern. Appears to be an attempt to bolster their You Tube channel. I'm not sure if everyone understands how profits from a You Tube channel work. The more subscribers, likes, & total watch count generate advertising revenue for You Tube hence money in the channel owners pocket. Really don't watch their channel, topics they cover don't interest me.

Until the last election is was, pretty much owned and told what to do by the developer. Hopefully the new ones will represent the people not the developer as in the past.

Totally agree. Lack of politicians is one reason I love this place, the developers have a successful business and good for them. We all benefit from their planning.

Any real estate developer will have endeavors that will not make it, as will any large corporation. I can guarantee you companies like GE, Lockheed Martin, etc. have had divisions of company that did not make it. That’s why the tax laws are written the way they are. It allows theses companies to write off losses so the can continue to invest in other ventures. This is what grows the economy and employs people. I can guarantee you the developers do no have much of their own money invested in the development of The Villages. I am sure much of it is supplied by banks or investors. What do you think would happen to The Villages if a major recession were to hit. Building would stop, hundreds of new homes would remain unsold. Businesses in the towns would close up. But in the end the developers would not loose their personal fortunes as it would be the banks and investors who would take it on the chin. It’s just the way business works.

Right on !! Everyone living here either invested for profit, worked for money, or inherited money. And whichever it was, I'd bet my bank account no one ever said "Oh, you're paying me too much, please take some back."

Very little would change. The only thing the developer owns north of 44 is the commercial real estate, shopping centers and downtowns, and the championship golf courses. All the amenities, rec. centers pools, gardens, etc. are owned by the residents.

The part about TV going public is at the very end of the video and did not contain anything of substance. There was a thread about this subject last year that at least contained some facts and good speculation.

If the many grandkids don't want to be involved with the running of the business--they might sell.
Don't see it happening near term.

The Villages Newcomers have a conversation about the developers going public or selling out to a profit organization

The Future of The Villages, Linda's Bad Day, and the Fate of the Bonsai - YouTube (https://www.youtube.com/watch?v=zw3ELBr1nh4)Since we moved here, we're already seeing fourth generation of the Morse family. The first and second, Harold Schwartz and Gary Morse, have already passed on. The three Morse siblings now run the place but are nearing the time when they might be interested in retiring themselves. Their children are already largely in place, working and learning the crafts of real estate development, finance, and overall. management.

The big question, for me anyway, is what are the dozens of other fourth generation Morses doing? How much ownership do they have and how much control can they exert? Do they really want to keep working like a few of their cousins? Or if they have a say, might they just want to "cash out" and enjoy the rest of their lives without working or having any responsibility or worries? Those are questions that I have thought about.

Don't forget that fourth generation... and the fifth and sixth for that matter. It's doubtful that all those Morses will want to work as hard or be as good at the development game as Harold, Gary or the three Morse siblings. How much control do they have over the future of The Villages?

Enjoyed he show. A bit confused about developer selling conversation. No one could be more profitminded than the existing developer. So I'm not getting your point. We also do pay for those amenities signage flowers, pools etc.

The original owner of The Villages, Harold Schwartz, had two sons and a daughter. One son, Gary Morse, was CEO of The Villages for many years. Supposedly his brother was a”black sheep” and was bought out and given large house and a piece of land visible north of CR466 east of the Lord Lyall estate and the hotel. No info on their sister.

Gary Morse had three children, Mark who is the current CEO of TV, and his two sisters who head up Sales & Marketing and Design.

The total number of children of the three Morse siblings isn’t known, but some are active in the family business. One of Mark’s daughters is COO and active in development and construction, another is president of Citizens First Bank.

Jennifer Parr is in charge of sales and marketing. Her daughter Paige Boone heads up the polo club and is an active player. Paige Boone’s ex-husband Ryan McCabe works for her mother in sales. His father heads up hospitality for TV and also owns Cane Garden restaurant. Another sister is an actress (the lead in the long-running TV series “The Black List”). Jennifer’s husband is general counsel of TV. Jennifer Parr also has a son, although whether he is employed by TV is unknown.

Tracey Matthews heads up design for TV. Her daughter also plays a key role and is heir apparent in the design department. Tracey has two other children and four grandchildren. Whether any more of them work for TV is unknown.

Another group to be considered are the contractors who do the land development and building in TV. They are essentially the same firms as the contractors who built for Schwartz and Gary Morse, although also now in later generations.

I’m not certain whether I have all the Morses counted up, but as the generations go on they certainly won’t become fewer in numbers.

Richard Schwartz is Gary Morse's half brother and the VP of TV's Golf Division. https://www.linkedin.com/in/richard-schwartz-39582412/

I remember your well thought out post/thread after the country club demolition last year concerning the Morse's selling out.

It is very common for billionaire families to take a company public - so that various family members - especially those not involved in the business (and getting a salary) can enjoy taking cash out for both investment, trust funds, balancing their portfolio, etc. I wouldn't be shocked if they did go public - and also wouldn't be shocked if they didn't.
