It’s always a possibility, never say never. Who would have thought that Hacienda Hills would be torn down? Anything’s possible. That being said, the Villages already is a for profit organization, just not public.

I could see The Villages selling a significant portion of its holding north of 466. The commercial area outside of Spanish Springs seems to be doing well but aging. With all the “resistance” The Villages is receiving regarding the plans for Spanish Springs and the Hacienda site it would not surprise me for them to sell and just walk away. Their focus would be on the development of southern areas.

I believe it's a LLC. Regulations and reporting are very soft compared to a public company.

The Villages are a cash cow for the owners - why would they take it public?
It is a for profit company - just not a public ally traded company. If they go public, all the financial details become public information.

I find most of the posts have a congratulatory theme, but the between the lines sarcasm and jealousy just oozes through.

I say "BRAVO!" to all who make a profit! Most of us are because of the same desire to make $$$$$$. It's the American way.

The most beautiful place to live, managed by the most professional organization in the country. Would you want the villages run by politicians?

Why would anyone change a good business plan? And there is no shame in a "for profit" business. We all need to try to quell rumors.

Hacienda Hills was torn down because after several tries, it was not supported by people either because the area was aging and didn't go out to eat as much or it was not run well or a combination of those factors. It is very common for restaurant businesses to fail. The land and building belong to the developer. What would you do or anyone do if they had property that the tax bill had to paid? Remember, it was offered to the ACC at a very reasonable price and they refused.
