In the Daily Sun section A, back page has always depicted numerous new open houses with times and agent representatives listed. For the past few weeks the agents are completely absent. Now it’s only six large pictures of new existing furnished designer homes that are open all day. Any insight on this change?

We have visited several open houses the last couple of weeks. Agents were in them. Download The Villages app onto your phone. They list open houses, and you can get directions to them. Easy peasy.

All homes here in The Villages are selling extremely fast. I am hearing the same for across the country. There are few on the market and they are being gobbled up. We had a home go up for sale in our neighborhood and it was under contract in a couple of hours.

Extremely low new home inventory and very low re-sales. I would assume the agents are making a living by selling lots rather than spec homes along with an occasional re-sale. I've also noticed that the only re-sales that are available for more than a week or two are either way over priced on on a lot that very few buyers would choose to live. In check The Villages site, as of today they have only 14 patio villas for sale and that includes re-sales throughout TV.

The housing shortage is evident. When we completed our design appointment last week the Villages had more than 120 closings over three days time. If you look at the Villages website, you will see almost no homes available for sale. Houses are moving like gang busters.

House across the street sold before it was listed.

Similar situation, neighbors villa in Marsh Bend listed on Friday, sold by late afternoon Saturday.

And now it's worse. Just went to Thevillages.com and there were 27 new homes listed 14 of them over $1/2 million. There were actually 611 new homes listed, but 584 had sales pending! There were 439 pre-owned, but 388 were sale pending leaving only 51 available, 29 of which were over $1/2 million, 5 over $1 million, and 2 over $2 million. Pretty much substantiates that they are "selling like hotcakes"

They have plenty to release.

Resales in our CYV sell in days. Same thing in Georgia and NY.

Housing shortage. Theres the housing bubble been going on for about a year and prices are still increasing. As well as less homes being available. I think that would kind of explain your curiousity

We sold our house in NJ two weeks ago. Got multiple well-over asking bids a few hours into the open house.

Our next door neighbor's house sold a few hours _before_ it went on market. The same listing realtor about to list my neighbor's house had a deal fall through for a different buyer(failed septic) and that guy bought the neighbor's house.

The only properties available in my NJ lake town are those that are in dire need of remodeling or have stars in their eyes as to the value and have priced themselves 100k over what it's worth even in this blazing hot market.

As to here in TV, there is one CYV in our development that is for sale, but it's dated and they are asking too much. It'd be worth it if the carpets were gone or at least replaced and the paint was re-done. The lady that lived there got too feeble to live on her own and her daughter did nothing except get rid of a bunch of junk. If it was about 50k less, I'd buy it, fix it up and turn it into a rental or flip it. As it stands, it needs about 30k in updates so I don't think it'll move until they lower the price.

The prices may very well continue to climb even at the end of the year. If Florida passes the 8 months stay for Canadians that will bring in another pool of buyers.

I am sure after the last lawsuit with the renegade real estate salespeople, the developer has decided to showcase the homes and not the agents. Another short-sighted decision by a business person, because in my estimation as a 45 plus years sales manager, you need to keep your people happy, it's not just the money but the motivation of showing them off and giving them verbal approvals of being fantastic. Even if there was no homeless for sale you will notice that you have to keep sales people on hand to answer questions. For the future. Next time you're in the hospital visiting somebody take a look at the walls and see all the photos of all the people that work there that is real motivation

Not much inventory but plenty of lots to build on will be ready very soon in Fenney Hammock.

I reported this earlier. I’m aware of a home in the Mallory area—a Lantana—that had multiple offers on the first day it was listed and sold for $165,000 more than it had sold for just 18 months earlier!

My TV Agent, Beth Pope, was great and was very well trained and experienced. I've used her services twice now and will continue to do so if and when the time comes to buy or build another home. I think that most, not all, of those reading this will agree that their agent was indeed well trained and extremely helpful with their buying experience.

Supply and demand plain and simple. Remember 2007-2008 when the housing bubble burst? Entirely different bubble now but this too will end and people will find they paid too much for their house. Not a good time to buy IMHO.

Given the current market, the demand, and the premium prices, I would think it would be in the developer's best interest to release "the plenty of inventory" as soon as possible.
BTW, how do you know there is "plenty of inventory"?

Yesterday there were 611 new homes listed, but 584 of them had sales pending, leaving 27. Clearly they can sell them as quickly as they build them, so why hold back inventory????

“Holding back inventory”, interesting, I’ve never known the Developer to do this and I’ve been around TV a good while. Usually in their best interest to put their “spec” homes on the market ASAP. With the pandemic, record low interest rates and low housing inventory in most of the country we are in unfamiliar territory. Thanks for your information.

They’re selling houses now without appliances. Some people have moved in and still don’t have some of them. I just bought in April and houses were going up and selling out super fast. they’d be foolish to have inventory and not release it. I don’t think they’re foolish.

I believe Canada requires their people must live in Canada for 6 months and a day or lose a lot of benefits. This may have changed now though.

Insurance is available for longer term but expensive. There are plenty of Canadians that can afford it. There must be a way they can stay for 8 months or what would the point be to introduce the change?

I bought a house in citrus grove new. There were two houses being finish with concrete finishing and the workers were sleeping in the bedrooms or golf cart ports. Made me wonder about the quality of the houses.

Shoddy construction happens everywhere. Specifically in new developments. You’re hiring humans after all. :1rotfl: but I have to say, my new house in Hawkins didn’t have much wrong and the issues I had weren’t with construction. :thumbup:

They were most likely waiting for the cement to set before doing the final finish, which is time sensitive. My brother was a cement finished so don't be so quick to judge and accuse them of shoddy work. They work incredibly hard from early morning and late night for under $15/20 an hour. We have often seen them on roofs at night . You wouldn't have your new house but for these hard workers. And, in 90+ heat.

I would wonder about the quality if the workers were not getting sleep.

Developer is not ‘holding back’ - they limit the number of homes available on their web site. It fluctuates between 25 and 35. If 45 signed a contract for a home today, the developer would have them.
They are trying to create the impression of limited supply.

I hope that bill passes and Canadians are allowed more time in the USA. Love our northern neighbors and are thankful they like to live in The Villages.

Rates should not be 3%. They're being held down as long as the administration can hold them down. ( just as the markets are being propped up) Gotta keep the fiat flowing.

You don’t make sense. They were finishing concrete taking a nap then waking to finish the job.
How does that affect quality, if the left after one troweling, then you might have a point.
