I'm looking to enclose the patio on my Emerald model and was wondering if anyone has any recommendations. Will be enclosing with glass.

NOT T&D..............so many issues.
Their focus is new homes, remod's take a back seat and they refuse to stand by their work.

Something to be aware of is that I've read that if you enclose it in glass, it will add to the sq ft of the home and raise the property tax. Also the AC may not handle the extra space. May not be important to you but....

All Season Rooms did a great job for us and was the only one that offered glass with a "transferable" warranty. They also beat Custom and CVS prices. Never had a problem in over 3 years.

Not true. If the living room has a slightly different elevation than Florida room property tax will stay the same.

Now the A/C may need some help. We did this and considering adding another small unit.

Custom Windows did ours and happy with results.

And you need to leave the sliders in place. We added a mini split, perfect for our room. Our taxes remain the same.

Taxes remain the same if floor level doesn't change. We used Custom Windows in Leesburg. Great company to work with and the big advantage is they don't remove your screens and the lanai is still usable while you wait for your ordered windows to come in. Other companies strip the screen off the lanai and it's left unusable for months waiting for windows.

Not true about raising your taxes. There are 5 levels of enclosing your lanai with glass according to Sumter county. Levels 1-3 you pay no tax on your lanai, levels 4-5 you do. I’m enclosing our lanai with double pane windows, exterior door, adding electrical outlets, raised concrete floor to match height of house floor, tiling our lanai with same tile as house, with no tax increase. The 2 items that will raise your taxes: taking your sliders out, and getting a heating/cooling system for it

Customer service after the installation is not the best and the service from Simonton Windows, who they represent, is awful.

We used Custom Windows and their double pane sliding doors to enclose our West facing lanai. We use the lanai daily so we added the ductless HVAC "dehumidifier" and permanently removed the sliding doors to the house. We used LVP for the floor and regret not raising the lanai floor to be level with the house floor.

The quality of work for our enclosure is very well done!
Do not expect the work to be completed on a deadline. Due to covid illnesses and supply chain scarcity our job took longer than expected.

We had Windows of Central Florida install low-e double pane windows and block knee walls in 2018 and were quite happy with their work.

This is not true. Enclosing the lanai does NOT raise your taxes.
Only if you take out the sliding glass doors between the living room and
the lanai do your taxes go up.

Three suggestions: Insulate above the lanai ceiling; install electric and cable outlets along the new outer walls using its own circuit; when adding the electrical consider installing six or eight dimming recessed lights in the ceiling with controller/switches for every two (so the lights are "zoned"). Elite built our room and where necessary installed wires in groves cut into existing concrete block and ran wires inside the new window framing/support structure. No ugly conduit running down from the ceiling or thru the outside walls as we have seen done on some cheaper installation/conversions.

Custom Windows - highly recommend. I raised the floor and added a Mitsubishi unit in the lanai. You will want the A/C in the summer months.

We are thinking of doing the same conversion. Once these changes are made I would think that the county can increase the property tax because the assessed value would increase. The upside is that you gain added square feet of living space which then adds value to the resale of your home. Am I wrong?

We used T & D. Although their work was impeccable, getting the job done in a timely manner did not happen. They showed up less than 49% of the time. However, the finished product is beautiful.

We used Custom Windows and are extremely happy. In our case they did have to remove screens to put up heavy duty aluminum framework. Could only take final dimensions for windows after that was done.

Regarding taxes on enclosing Lanai's. Different counties have different requirements. I live in Sumter County, and it may have less stringent rules. You should really talk to some contractors for enclosure and for heating and cooling regarding tax impact.

Also, I would guess that the rules could be changed and perhaps retrospectively.

Taxable value depends upon many factors. Home area is one, but location is certainly another. Within a local area, different tax values may be influenced by living space defined as enclosed and conditioned by cooling and heating.

I don't think anyone should count on the current definitions as permanent.

I have lived in several areas and one in particular which strives to establish taxes based upon estimated current value.

Not correct.

As long as you do not remove the doors from house to Lanai, it is not added to Taxable Square footage.

From what I understand, an enclosed lanai does not add to the square footage of your home (for tax purposes) unless you raise the concrete floor up to the level of the house and completely remove the door between the lanai and the home. You can check with your county property appraisers office for complete information. An increase in property tax is typically not an issue when enclosing a lanai.

We are currently in process of doing the same you are looking to do.
Started in Oct. '21, trying to get bids, contacted about 15 contractors, 5 didn't even reply.
In early Dec. '21 finally got some contractors, to actually come to see what our project would be.
Got several outrageous bids, one as high as $65,000.!!!! Some others never did bid!?!
All contractors seem to be very busy and booked way into the future, all stated they
have very long lead times for windows, many months out.
Finally found ONE contractor that we could work with, at a reasonable bid, but they can't start till maybe late April.
So, just can hope you have good luck in finding a contractor to work with, at a bid that you can accept, within a time that you can deal with. Seems to be a whole lot different
now that a few years ago. (F.Y.I. - We can pay in cash, if needed).

It all depends on what you are use to (like: "what's a good steak?") and if you know building codes and if you know how to inspect workmanship.

Don't do a Split, they look like hell and it's like you are in a hotel room. JMO

Wow...we had a great experience with All Season Rooms...two of my cousins used them also and had no issues

There are mini-split cassette units that fit neatly into the ceiling now. This can be an option for people who don't like the wall units.
