Default Lanai enclosure recommendations

I'm looking to enclose the patio on my Emerald model and was wondering if anyone has any recommendations. Will be enclosing with glass.

NOT T&D..............so many issues.
Their focus is new homes, remod's take a back seat and they refuse to stand by their work.

We used Cook Aluminium, we had issues with Custom Windows.

Something to be aware of is that I've read that if you enclose it in glass, it will add to the sq ft of the home and raise the property tax. Also the AC may not handle the extra space. May not be important to you but....

All Season Rooms did a great job for us and was the only one that offered glass with a "transferable" warranty. They also beat Custom and CVS prices. Never had a problem in over 3 years.

Not true. If the living room has a slightly different elevation than Florida room property tax will stay the same.

Now the A/C may need some help. We did this and considering adding another small unit.

Custom Windows did ours and happy with results.

And you need to leave the sliders in place. We added a mini split, perfect for our room. Our taxes remain the same.

Taxes remain the same if floor level doesn't change. We used Custom Windows in Leesburg. Great company to work with and the big advantage is they don't remove your screens and the lanai is still usable while you wait for your ordered windows to come in. Other companies strip the screen off the lanai and it's left unusable for months waiting for windows.

Not true about raising your taxes. There are 5 levels of enclosing your lanai with glass according to Sumter county. Levels 1-3 you pay no tax on your lanai, levels 4-5 you do. I’m enclosing our lanai with double pane windows, exterior door, adding electrical outlets, raised concrete floor to match height of house floor, tiling our lanai with same tile as house, with no tax increase. The 2 items that will raise your taxes: taking your sliders out, and getting a heating/cooling system for it

Customer service after the installation is not the best and the service from Simonton Windows, who they represent, is awful.

We used Custom Windows and their double pane sliding doors to enclose our West facing lanai. We use the lanai daily so we added the ductless HVAC "dehumidifier" and permanently removed the sliding doors to the house. We used LVP for the floor and regret not raising the lanai floor to be level with the house floor.
