Back flow plumbing issues?

The next time we ran the washing machine it did it again so I called them back and they said they do not guarantee their work so I would have to pay another $200. I would like to find out if there are others in my area that are experiencing the same issue because this sounds like an issue with the swing check valve being faulty at time of installation. If you or someone you know is having this same problem, please let me know. I am not going to continue to pay for something they can't fix by snaking the line. Thanks

I don't know what is causing your blockage, but I don't think there is a swing check valve in your plumbing drainage system. If there was one, it would be accessible. Another option is to hire someone who has a camera to inspect the drainage system. If the drain is clear, it could be a blocked vent.

Do you have the optional sewer backup coverage on your homeowners insurance policy? If so, you may want to ask them what it may cover.

I hope your experience with this plumber also demonstrates why to not use them again. I had a similar incident - a basic fix small leak on kitchen faucet, faucet not taken apart, said I need new one and charged $100. For nothing?

Your issues could also be caused by a vent stack issue. I would have a plumber explore that portion as well.

Any service business is difficult. Customers, who call you because they do not know enough to fix it themselves, assume while they never did, that you should work for free.
Knowledge, knowing what to fix and how to do it-but, he was only here for half an hour.
It was only two years old. Time marches on whether you are having fun or not-ok yes we bought it xxxx years ago.

Plumbing? I seem to recall in the villages the warranty is TWO YEARS. For the original poster, I would contact the Villages. I think they have a warranty department.

That is spooky. The cut through the 2x4 obviously compromising it's strength. Supporting the pipe with a wallboard screw is not proper.

Yeah that is a supply line with constant pressure on it. Should have a metal strap over it. Who knows what year that was built and if it was permitted/ inspected . Inspector “need to secure pipe “ , plumber - “how’s that”?

How long have you owned the home and has this been a problem the whole time you have owned the home or just recently started? Was there an inspection done on the home by a licensed inspector before purchase ( probably wouldn’t have caught that anyway) and was there anything about the issue mentioned by the seller on the disclosure ? A camera is what I recommend and definitely a different plumber

It is not likely the plumber put the drywall screw through the pipe. It was probably the drywall installer.

That’s the first thing I thought but the screw on the bottom was to set the pipe on and the other was to hold it. The poster said the screw was caulked and the screw head is tight to the pipe ( no space where the drywall was).

1. have your plumber send a camera down the house drain
2. make sure it's not the main house main sanitary drain
3. make sure you not using a lot of Landry soap

What happens (with no washing machine draining) when you flush the toilet or drain water out of the tub in the guest bath. If the tub drains rapidly then you likely don’t have a vent issue

Our master shower was not draining properly. We called a plumber whose camera revealed a piece of wood was blocking the drain pipe under the cement floor. The villages has a 10 year structural warranty and they came and removed the floor, saw that a wooden stake had been driven through the drain pipe during construction. They fixed and replaced the floor and tile. What a mess

Your issues could also be caused by a vent stack issue. I would have a plumber explore that portion as well.

I was going to suggest that. It’s a little vent that usually goes up to the roof and lets air in or out when there is sudden pressure or suction in the drain lives. If that’s it, it doesn’t actually let grey water or sewage flow backward into the toilet. That would be a line blockage. And it doesn’t really hurt anything. There are various reasons why that vent could be blocked, such as a wasp nest in the pipe at roof level.

Had the same problem at my home in Fenney, both us and our neighbor. Called Water Dept. on two different occasions and the second time they used a camera and had to dig down near the street and fix. Been okay since then. Construction debris. Cost nothing.

Did you buy home warranty when you purchased? You may have recourse with the home Inspection service. Roto Rooter gives sixmonth warranty. If it is a clog it's probably upstream from the outside clean out. They should take up the toilets and snake from there, or run a camera from the washing machine drain. Good luck

The drywaller likely did that. Plumber was long gone when the drywall went up.

The monthly bill we receive for the sewer, water and amenities fee actually recommends BEFORE calling a plumber about a clog or back up- to call them first.

Definitely call the water company. This happened to us a few years ago and the problem was tree roots in the portion of the line that belongs to them. There was no cost to us to fix it and it was a big job. If the problem is in your portion of the plumbing, you’ll have to pay to take care of it. We had called Mike Scott and had to have them back within a month. We paid twice and it never got fixed by them.

Our main sewage pipe goes under the garage. The pipe has a belly which sewage collects and clogs up. We would fill up sinks and tub and pull the plugs at the same time. The rush of water would push most of the sewage out. Don’t use Kiley. They are cheesy greedy. The agreed upon price was $200 per hour. They went 5 minutes over the second hour. Workmen said there would be no charge for the 5 minutes over the second hour. Kiley charged me $200 for that 5 minutes for a total of $600.

The drywaller likely did that. Plumber was long gone when the drywall went up.

There is no space from the head of the screw to the pipe so no it was before drywall

It sounds like you still need a plumber to analyze the situation and then take appropriate action.

I’ve used several plumbers since 2016. I would call the Villages plumber 352-205-5262. They stand by there work. And the company is owned by 3 licensed master plumbers.

Based on your description I’d say it sounds like clogged main drain or clogged vent pipe. See if there is something blocking any of the vent pipes on the roof. ( look from the ground, let a young plumber climb on the roof)

Check with Home Warranty Department. It is likely this problem is covered under the 10 yr construction warranty. It’s certainly worth a phone call find out. Have you discussed this issue with Mike Scott Plumbing or if you don’t want to work with them discuss the ongoing problem with another firm. I wouldn’t pay to have a snake run down the line again. Perhaps camera?
