I use cart world for my electric cart. It has a aluminum frame and is rated the best electric cart, and most reliable by golf courses.
Cart World will come to your house, pick up your cart and bring it back at no charge!
They are very reasonably priced.

We are new and have bought our sellers' 4-person electric golf cart which is street legal. We are not sure we want to remain street legal, though we may need to in order to haul 4. Any advice/suggestions?

1. What do larger cart dealers do that is unaccptable to you that smaller cart dealers do not do?
2. Did you have a problem(s) with a specific brand of seats and what was the problem(s)?
3. What did you find out was not covered by the warranty that you expected to be covered?
Looking forward to hearing your answers since they could be useful to many future and current Villagers.

Here is the answer to your question. The conversion is simple and inexpensive. The 4 seat issue has nothing to do with street legal. The "catch" in the law says the title holder must apply for the conversion to "NOT STREET LEGAL". Go to the County Motor Vehicle office in Pinellas, the lady there is very helpful and will guide you thru the process.

I may be interested in moving to the Villages. I am looking to rent a room in the Villages from December 2015- February 2016 to see if it is for me. Can anyone tell me how to go about finding a room to rent. I don't mind sharing a place as I don't need a whole house.

Anyone have any Experience with Villages Insurance homeowners policies or ASI (American Strategic Insurance)?
I'm about to become a Newbie, sorta. Been a snowbird renter for 5 years and have learned to rely on TOTV for advice. Will soon close on a new home in LaBelle.
USAA has been my log time insurer but Villages Insurance beat USAA by a mile on premiums. Villages Insurance is actually now using ASI to underwrite policies. I checked ASI on the Better Business Bureau website and there are nearly 200 complaints. Most say ASI is famous for lowball premiums, but terrible on claim service.
Have any Villagers experienced this?

Get a golf cart as soon as possible and drive around going nowhere. Get lost a few times and find your way home.
I think this is great advice. When my wife and I moved to Cary, NC about 16 years ago, we found the layout of the town (if you can call a sprawling area with a population over 100,000 a "town") confusing as all get out. The roads just go every which way and no road goes straight for more than a block or so. We quickly decided to go for a drive every night for the first month or so we lived there. We'd pick a destination and try to find a new way to get that and to get back home, all the while trying to use the maps as little as possible (and no GPS's either!). At the end of the month, we really knew the layout of the town well. We figured we'd do the same thing when we move to The Villages (homeowners but not retired yet). The main difference is that we'll be doing it from a golf car (and boy, am I looking forward to that!).
We've only been to TV four times. The first time, we were hopelessly lost the whole time and our GPS really wasn't up to date on the streets. The second time, we started to know the general areas we were in and the GPS was getting a little better due a recent map update. This last spring we felt far more comfortable getting around to the major areas and the GPS (after another update) could get us to the exact streets to see the houses we were checking out. We came back to close on a house we'd bought and still required the GPS to find our house but not to get back out to the town centers or shopping areas. Progress!

I learned the hard way that if you have a cat, a court yard villa is no assurance that it will be inside your wall if you leave it unsupervised for long periods. Mine climbed atop the air conditioner and jumped atop the fence and into a tree on the other side never to be seen again. Also, some of the latches on the court yard gates are at least ten years old and the springs or whole assembly should be replaced to assure that the gate stays latched when the wind is forcing it to open.

While, or shortly after, you are moving in, a person will come by to ask you questions in order to get your $25 country club gift certificate. You will assume they are a representative of the Villages. They are not. They are there to get your information for a water softening system. They will call you the next day or so to set up an appointment. If you go for it, their salesperson will desperately try and talk you into purchasing a system. We have had a water softener for many years and I highly recommend it. But these folks are ripping many people off. They are telling people that the cost of the system is anywhere from $3900 to over $6000. If you pay any more than $2000, then you've been scammed. And, to top it off, they'll tell you not to tell anyone what you've paid! We know the system and it is good, but don't get taken for a ride. You can also buy a water softener in Home Depot or Lowes and have a plumber install it for a lot less.

I would strongly suggest you reconsider keeping USAA. If they will sell to you in TV. They are a very strong (financially) company and they have an excellent customer service record. The fact they are members only they don't have some of the costs other insurers have so they are usually very competitive price wise. If someone is much less expensive that to me would be a very large red flag. At least IMHO.

Memorize this. If you need to, write it down and study it every day.
"When approaching a round about, if you intend to take the FIRST EXIT, you MUST use the RIGHT HAND LANE.
If you are going straight though by taking the SECOND EXIT, you may use EITHER LANE. (If you are in the left hand lane, be very careful of people on your right who may not know the next rule.)
If you intend to take the THIRD EXIT, you MUST use the LEFT HAND LANE.
And at all times, especially in a round about, keep your head on a swivel. Be aware of everything and everyone around you.
Dr. Winston, I see it's been nearly 6 months since you posted this. I'm wondering if you have seen much improvement or any improvement at all? I'm not a fan of round a bouts in general but I know they're very en vogue right now. I'd be OK with them if people just knew how to drive in them.

I am a 40 yr member of USAA . They woild not write homeowners for me in TV. I think the will only cover active service members in Fl .
If this were not the case I would renew with them in a minute.

We will be buying a water heater in October. We're planning on getting it from Home Depot or Lowes. Any suggestions on plumbers or do we just let them arrange installation.

Let's do a thread with some advice for newbies, things to do and NOT to do when you first move here.
First I will say not to buy from the door pounders who come to you in the weeks right after you move in. Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

If you are looking for gently used furniture, there are several reputable Consignment Stores around.
We dealt with Bargains and Treasures for the purchase of our furniture.
They pick up furniture from 13 Villages homes every day. Lots of good stuff.

Well, after 5 long years of planning our move to TV, we arrived on Friday 9/5. Moving was the most stressful thing I've ever done but we are getting settled in and feeling good. We sold EVERYTHING and came with just 50 boxes. We are renting a furnished house for a year until we decide to buy. So we're looking forward to meeting lots of new friends and becoming a frog.

I also agree solar tubes were one of our best after market investments. I also recommend you use this forum for many of your questions, particulary for numerous contractors you may want in the future. Also, ask away on this forum, you will receive great advise. Most of all, enjoy!
Just an FYI folks. When you install solar tubes, your shingle warranty is terminated. we were also told by several TV realtors, that it voids your roof warranty as well. If your home is older,, I guess its moot.

We use Buffalo Ridge Animal Hospital. They have a location in Pinellas Plaza. Their main location is of CR 466 near Walmart. That location also provides 24/7 emergency care for your pet

People seem to like Buffalo Ridge and Park Heights on 441. Also, if you do a search on the forum for veterinarian, you should come up with many suggestions. I tend to pay more attention to the recent ones.
The only real negative I've heard on this forum is for the new one down at Colony, but I don't think that would be real close to you.
If you wish a holistic vet, I can find out the name of one from my friend.

Your chances of having a pickle ball injury is huge. Don't take a break from unpacking to play what appears to be an easy game. You may end up visiting the ER and not being able to enjoy the TV's Lifestyle as soon as you had planned. I can't stress this enough!
During my early days at TV I was going through a variety of illnesses and injuries (now under control) that caused me to go to Lake Regional Urgent Care at Lake Sumter Landing several times, for treatment and follow-up.
At least 80% of the time, when I went there was a patient there who was being treated for a leg injury received while playing pickle ball. None were able to walk unassisted.
I played shuffleboard, Bocci Ball, and used the swimming pools. Never got around to horseshoes. Did some putting practice on golf courses. Avoided pickle ball.

Your 80% figure seems odd to me. I play intermediate-level pickleball three times a week and have seen three people fall in four years, and they weren't hurt.

We had a bad experience with a couple that was looking for yardwork. We had them cut down some trees, and they were supposed to dig up the stumps. They cut down the trees and after several days delay, they finally came back while we weren't there. They cut the stumps off even with the ground and covered them with dirt so they appeared to be finished. I didn't go out and dig in the dirt to see if there was a hidden stump, so I didn't discover what they had done until they were gone and nowhere to be found.
So I agree that it's best to get a recommendation from someone who has used a particular person or company to do work for them. You just can't tell from what they say or how they appear. And though you would like to trust someone, it's not a good idea with someone you hire that you don't know.

I just reported my experience over a period of time at a particular place. I played tennis for years and racquetball for decades without being injured, but that has nothing to do with what I saw at the named medical facility in The Villages. In the same vein, your experience has no bearing on what I saw.
You might also note that the original warning was for new arrivals who would presumably not be familiar with the sport and would not be playing at the Intermediate Level.
There are less risky games than Pickleball for older people to play.

I played tennis for years too-25 years, 15 of those on a team. I injured both knees, my shoulder, and back and finally had to quit. Pickleball is so much easier on the body than tennis.
We took pickleball 101, 102, and 103 (103 a couple of times) and continue to take intermediate clinics. They all encourage safety and proper shoes. I would encourage newcomers, if they are interested in a court sport, to take these classes and learn the do's and don'ts.
There are roughly 150 pickleball courts in TV. People are playing it and having fun. I wouldn't discourage playing it. I would encourage learning the proper form, though. Just my opinion.

Its completely miss represented and at times it even turns green and stains everything ! But, I hear the water going into Brownwood off Rt 44 by the cowboys and Bulls has some promise so we moved closer and will let you know how it goes in another 5 years (I hope - someone reminds me just in case I forget ). ;) If anyone has any other promising thoughts let me know, I'm not getting any younger and need all the help I can get.

When you are watching television, do not have your iPad with you so you will not be tempted to look up the ages of the actors and actresses you are watching. I have been watching Downton Abbey and I just had to look up the actress who plays Mrs. Hughes -- a lovely woman, but I thought she was soooooo much older than I am...........
Also, while you are standing in line at Publix, never look at those people on the cover of People. You will have no idea who they are and that will make you feel really old.
Oh well, age is all a state of mind..........so they say.

I make coffee using a French Press. The way it works is that I pour microwaved boiling water over coffee and then push the handle down. There is a screen on the plunger and keeps almost all of the grounds on the bottom.
It doesn't taste any better than Mr. Coffee but it's just as cheap. And I can't accidentally leave anything turned on when I run out to the course. I wish I knew this trick so I could have taught my dad.

I have a Berkey Water Filter and the salesman did a test on that water and the tap water and then, his water from the water purifier. Both of my waters looked awful with the drops he put in, but his water was clear. So, is the water here filled with contaminents?

File people who test your water in the same category. Not to be completely trusted.
They are doing parlor tricks in order to sell you a water softener. I bet you didn't call them either? They just showed up?
I want to go on record that no one ever said that to me about vasectomies.

There is real competition among people who want to sell you a water filter.
We purchased in TV in 2007, and haven't bought a whole-home water filter.
We have a water filtration under the sink for drinking water.
Not because the water is filled with contaminants, but because the water we drink tastes better to us being filtered.

Not because the water is filled with contaminants, but because the water we drink tastes better to us being filtered.

We just moved to TV. USAA (25 year plus member) insured us without problem. They did use a FL agent. I did not compare prices, we had a short time frame between PA and close. I note that we have NEVER had a claim so that may have made some difference. The one thing that I noticed was the sinkhole,coverage. 20% of the premium and a 10% deductible, so the deductible for a $200,000 house was $20,000. I will be coming some shopping on this next year.

I'm surprised so many people have land lines. I wouldn't know what to do with a land line. I kept the same cell number I've had for 20+ years and don't give it out to anyone but family
We have a landline and caller ID. Brighthouse displays the information on the TV screen. If we don't know you, we don't answer. Landlines are just better for us, clearer, more comfortable and coupled with cell we can both be on phones at the same time. I am a little amazed at the number of solicitation calls people are receiving...if we get 3 or 4 a week that's a lot.

Hi! I'm new to the forum, living in NJ, and considering moving to the Villages at some point down the road. Does everyone need a water "system"? What's wrong with the water out of the tap/shower head? Many people will try to sell you a water system, but it's totally unnecessary.
IMHO, the water is fine here.
We have a $35 unit under the kitchen sink for drinking water to make it taste better.
That's it for us, and we bought in 2007.

The builder told us that the water is treated with chlorine, as is required by law in the state for runs of the kind of distances involved in The Villages. Some people notice the taste of chlorine and some don't. Simple water filter systems seem to make it fine for most folks who do taste it. Complex and expensive whole-home filter systems do the job as well, but many people on this forum seem the feel that the main beneficiaries of those systems are the people who sell them, not the people that use them. As far for bathing and washing, some people have complained that clothes washers and dishwashers don't work as well, but on closer examination, it's often that they are using new appliances that are required to use as little water as possible. It's like low-flush toilets vs. the old ones. They may not work as well but you can't really blame the water quality for that.

New homeowners are usually deluged with doorbell ringers. I say to WAIT to do anything for at least six months and that includes buying a golf cart. Well maybe three months...and consider a used one.

Be very careful to evaluate whether privacy is important to you before picking your home. Having a noisy neighbor is tough to deal with. If privacy is on the top of your list, I would ask to sit in the lanai of the home that I was considering a couple of evenings just to find out what it is like. Of course, there is no guarantee that your neighbors will not turn over.

I'm actually a biochemist. We do NOT have any filtration system in our home. The water contains chlorine, yes. It also has fairly high levels of calcium (go figure, limestone in the area), decent levels of iron, magnesium, manganese and other trace minerals. These are all normal items you have in your body, and most people don't drink barrels of water per day to absorb too much of these. Nothing really bad in there; nothing really you could call a "serious contaminant". People make $$ selling water systems, and some people like to use "high pressure sales" to make that $$. Yes, over time, you get calcium build-up, but it can be easily cleaned with a simple solvent you can purchase anywhere. Do what YOU see fit, but need it? It's not critical...

I met a couple recently at a block party who said they have stopped asking people they meet "Where did you move here from" and instead ask "What do you wish you had done differently in your move?" I think it is a fantastic question with lots to be learned. He said the number one response has always been that people wish they had left their furniture back where they came from. Usually their old furniture is too large to fit in most of the homes here and looks out of date in a place that is so light and airy most of the time. They wish they had given the furniture away to family or charity or sold it and didn't pay the cost of shipping it to The Villages because it just doesn't work here. That is what we did and we agree with them.

Each person is different. My husband could drink the tap water and it did not bother him but I could not drink it without getting sick to my stomach. We bought a whole house water filtration system and could not be more pleased. We used the same company as several of our friends used (Pegasus) and have never regretted purchasing it for one minute. Now our water is delicious and we don't have the annoying calcium build up we had before in our first home in The Villages. I am so happy that I can get a delicious glass of water out of the tap and the water in the shower feels so great. It is true that you have to be careful with the company you deal with. Even though we used a company that was recommended by several friends, WHILE OUR SALESPERSON WAS STILL HERE, I had my husband talk to them while I went to our office and looked them up on the Better Business Bureau website and others and saw that they had a great rating and reputation. All companies are not like that, there are some crooked salespeople out there but I have to say we could not be happier with our system and would recommend it to anyone. I think, of all the improvements we have made to our home, the Pegasus water system has been my favorite improvement we have done. I also save money because we no longer have to buy bottled water. And white things like tee-shirts do not turn yellow after repeated washing in unfiltered water.

I agree with you. We were raised in a Florida house with the well water from a private utility and lived through it. Nothing wierd about our clothes, bathing water or drinking water because it was a very deep well.

3. Be Very Careful of maintenance people and sales people, you are the cash cow, you have the money and they want to get to it.
4. Maintenance, we used and really enjoyed: Action Jackson, Bill McKenzie of Gable Insulators, Tim Cox and the plumber, Isherwood. Be careful and get EVERYTHING IN WRITING and DO NOT give anyone a dime until perhaps they are 75% done.
5. Take time to write up a simple contract and get a signature and a firm time frame and no money up front, not one dime.
6. On moving here, item number one, set on the location, then on home size, then on by owner or realtor or by the Villages, and good luck.

I agree with all of the above.
To add to a few. When shopping for golf cart...sometimes paying the extra eliminates problems down the road. Will they come to your home if you have a problem?
When finding a landscape company..check here on TOTV, but also ask other folks who's yard you like who they used and are they happy. Thats one area that I didn't do enough research. I'm stuck with dead plants and a company that could care less....never come around to see how plants, etc are doing.
Suggestion: Some of the Cart folks will push gas, they will specify the range and distance problems. Some sell gas. BS.
After a lot of looking we went to AGC near Bonefish Grill and got the Electric Ez Go. Great cart, quiet, no gas odors, no flywheel clutch with jerky start. Maintenance, well, for the first year they come to your house, no charge. How is that compared to standing in line and wait wait, wait? If they take it to the shop, and they have, and it is back the same day. Great to deal with. In Summary, you could not give me a gas cart unless I could sell it immediately. We love our EZGo and we love AGC and their no quibble service.

If possible, walk the neighborhood and see who your neighbors will be. And if you meet some ask them about noise...trains, barking dogs, etc.
Very good ideas, take your time. To buy, first locate where after a lot of looking, then the model, then the price and there is plenty of Independent Realtors nearby who can be very good to deal with also.

All this is really good info for someone who will be moving to TV in late summer or early fall. I have a question. How much time do I need to spend there when looking to buy a house? We would like to rent a house in July or Aug. but don't know if we need a whole month or just a couple of weeks. Any sugguestions?
Hi, we visited three times for a month each time. Glad we did, so now,,,,,,,,,,, First determine the area, close in or not close in. Second, a house or Villa, make that decision, Third, price range and beware of grossly overpriced homes. Also there are Realtor outside of the Villages, ReMax, Grizzard etc. So the Village has a program of a Villa and a Cart and maybe bicycles. Do it all and be sure you know what you want. Do not go for the story to only offer 2 or 3 percent off when buying and be sure to be very careful,,,,,,,,,,,, Some agents have been found to speak with forked tongues, big-time.

Just want to let the villagers in the south that just because a gas golf cart is "recommended" we have an electric Star golf cart & it goes at least 30 or 40 miles on a charge. We regularly go from Gilchrist to Spanish Springs or Walmart with no problem. Their customer service is fabulous...we lost keys and they deliver them to us no problem. So if you want electric, don't be afraid. Go Star!
Responding to some of the comments:
Golf Cart, gas or electric? Don't believe the Gas Crap. Well, we have an Electric EzGo from AGC carts we love it their service is great, comes to our house for service free the first year. They are located near the Bonefish grill, good people for sure. Love the cart, no gas odors, no jerking clutch, just silent running.
Rain Gutters, yes or no? YES, YES. We are on a sand pile. A big sand pile that has been shoved around during construction, it can be unstable so a lot of water coming down your roof and side of house can go into the ground immediately, sand can settle and then foundation can settle!!!!! Get gutters, cheap insurance, direct the water AWAY from your foundation, do it!
Suggest you fill a fruit jar with dry sand, then add water and take a look.
On maintenance persons, no money up front, write down all the details of any work, make a copy for you and for the trade persons, have it signed, pay maybe one third only when partially finished.
Good workers? Action Jackson, Tim Cox, Bill Mckenzie with Gable Insulators, Isherwood the Plumber. The SUN paper has phone numbers.
Suggest yard workers do it by the job, not a monthly contract. Be sure to review the work before payment.
Suggest you open up the gable vents if they are not there or plugged, you need that air flow, also the newer radiant insulation sheets against your roof underneath, at the trusses makes a big difference in the attic temperature. Gable insulators does that job, it is a great addition, saw the results immediately.
Watch out for a guy, EXcalibur paving, he really screwed us around big time.

OK a couple of suggestions, The Village has a Lifestyle program, a villa, a golf cart, maybe bikes, and a sales person to help if you want. We liked Mr. Foster of Grizzard Realtor, Independent and there is ReMax so use them all, get to know the area. First, settle on an area, LOCATION< then a Villa or a Home, then a model then dicker on price, yes, be not stung, do not get stung, be very careful and do not believe everything you hear. Consider an Electric Cart at AGC carts, near the Bonefish Grill. We love ours. bbbbbb :smiley:

Just some brief thoughts on moving here or contemplating.
`1. You can buy from owners, in the paper or online, you can have a Village person set you up with a villa, it is called Lifestyle program. You can deal with outside licensed realtors, REMax, Grizzard, Executive Realty etc.
2. Decide first on LOCATION, again, location for sure is number one.
3. You may want a golf cart, some of the dealers push GAS, buy Gas, etc. You may hear about the LIMITED range on Electric, mostly a bunch of BS. See what they will put in writing on add ons, on maintenance and service. We dealt with AGC near Bonefish grill for the first year, they come to your home on maintenance if you get that set up in your contract.
4 DO NOT, REALLY DO NOT Rush into your first home purchase, there are many scenarios to get you to do the impulse buying,,,,,,,,,,,, you may get stung. Take your time, sleep on it for several nites, there are a lot of homes, villas, etc. available so do not hurry.
5. Before you agree to deposit one dime, get it all in writing, the Bond? The fees , the taxes etc. GET IT ALL.
If the home is pre owned, then you better do a real good personal inspection and you may want to hire a maintenance person who is recommended by someone to point out the hidden items, insulation, window fits etc. Etc.

As a former new yorker i would caution you re health care. The ratio of doctors to patients is very bad. Also, the villages health system now only accepts medicare advantage(not original medicare) many former nyers over 65 have medicare & good retiree health packages. We have good insurance but no doctors. Just something to keep in mind before buying in villages. Good luck.

The Villages Healthcare system is just one choice here in The Villages.. Many of us see physicians outside of that system. I would like to also point out that regular insurance of all kinds is accepted at The Villages Hospital. Several people have sent me P.M.s thinking that was not so. The Villages Hospital is not part of The Villages Healthcare system that is in the news.
The Villages Hospital was BUILT by the developer and is rented and run by the same company as the hospital in Leesburg. Health Alliance of Central Florida.
Many of us are from areas that have top notch teaching hospitals and the cutting edge in skilled physicians. The Cleveland Clinic is number one in Cardiac care. Anderson in Houston is number one in Cancer care. Philadelphia has the number one Childrens Hospital. Vanderbilt is best in handling serious contagious disease. I could go on and on. New York is your home and you love it, and the health care there is very good, and far better than here.
Florida in general doesn't rank high in health care you are correct, however there are local physicians who are adequate. I have always thought that the lack of really fine health care was the motivation behind the developer attempting to build a local good health care system. But I am told it was greed that was his motivation.

Make sure you pay it when due, I'm sure you will but this month I noticed there is a late fee imposed if not paid on time.

When you buy, especially used, be sure to take care of transferring the gas and electric accounts to your name or confirm it has been done. This is not automatically done at closing and they will be shut off without notice if not taken care of. Seems like a no brainer bit it happened to us.

Question... I am closing on a model in January. Do I need to bring my own independent inspector with me? People have noted that I have no representation... Price is right. Loan is right...and with the home warranty .. does anyone ever hire an independent? Inspection is morning of closing.

Hi, just a thought, it may be you can get one of the great guys we know, not really officially inspectors but probably more smarts than most.
Bill Mc Kenzie of Gable Insulators and Action Jackson is a handyman who is really great. We have known inspectors at another location who we had to show them how to open a door. In some states, not sure of here, a home inspector needs to be able to walk and talk. That is about it. bbbbbb

1. What do larger cart dealers do that is unaccptable to you that smaller cart dealers do not do?
2. Did you have a problem(s) with a specific brand of seats and what was the problem(s)?
3. What did you find out was not covered by the warranty that you expected to be covered?
Looking forward to hearing your answers since they could be useful to many future and current Villagers.
We bought from ACC carts, they are near Bonefish Grill in that center. They are great, good prices, we got the EzGo electric and we love it. Range is no problem and the gas pushers want to sell gas. We got turn signals, belts, good sunbrella, great seats, dash with cup holders and locking compartments, cap tray up front, extra lights, great service will come to your home for the first year on service. We really are happy with AGC and we did shop the other shops, really did a lot of looking. bbbbbb

BEWARE OF THE VILLAGES HEALTH
Last summer my wife was diagnosed, by a doctor employed by The Villages Health, with the early stages of Alzheimer�s disease. We were both devastated by this diagnosis, and it very negatively affected our lives. During the same time, this same family doctor, informed me that my sodium level was somewhat low, and suggested that I eat more pretzels! This very casual suggestion, to eat more pretzels, left us with the impression this was not a very serious situation.
At the same time, this same doctor, changed another medication that I was taking to a different medication, which included HCTC (a known diuretic), which unbeknown to us seriously decreased my already low sodium level. Without a doubt this doctor should have known that prescribing a diuretic at the same time my sodium level was low was potentially a very dangerous situation, which could, without monitoring, cause drastic consequences.
For a several month period this very low sodium level caused my physical and mental abilities to deteriorate tremendously. My mental capabilities during this time were directly responsible for substantial medical costs to us (with insurance paying a much larger portion) and drastically affected our relationship, including my contemplating suicide on several occasions. Financial decisions made by me at this time resulted in substantially more expenses, beyond just medical. In essence, for several months I basically lost my mind. After I personally changed my own medication, to not include HCTC, my mental capabilities gradually returned to normal, and have remained there since.
Also during this same time my wife, upon herself, underwent additional testing for Alzheimer�s, and it was determined that the original diagnosis was NOT correct.
This family doctor, whom we both utilized and is employed by The Villages Health, is personally and directl
y responsible for two very serious medical decisions that had very severe, totally unnecessary, and potentially dangerous, consequences.
In early November of last year my wife contacted the Chair of The Villages Health requesting reimbursement for the unnecessary medical bills we incurred due to the poor decisions made by our family doctor. Over two months later we received an email from the Chief Medical Officer for The Villages Health, requesting copies of the medical bills we had incurred, and stating, �we will look at them.�
We immediately sent him copies of all the medical bills that I had incurred in dealing with this situation, amounting to several thousands of dollars. We waited for almost three months with no response, and in April we sent an additional letter inquiring about the status of this matter. It has now been almost five months since he requested copies of our incurred medical bills and we have not even had the courtesy of a response.
We would strongly recommend that all Villagers think twice about utilizing the services of The Villages Health!

I'm grateful for all of the advice. We are new owners, we closed on our home by mail in May and will arrive tomorrow to begin furnishing our home. We are bringing very little with us, and hope to take our time, only buying what we love. We have learned so much from searching posts and topics. Thanks to all of you! Thanks Gracie for starting this forum. My husband and I are new to TV - only here 3 weeks this Wednesday. I am almost settled in and looking for Dentists and Doctors. I do not like needles, therefore, I need a dentist who is really good at giving them if needed ;) I was told of Dr. Cohrn in Lady Lake. Does anyone know of him/her? Can anyone suggest a good Board Certified Internal Medicine Doctor? Our insurance is BCBS. I will be ordering the Daily Sun tomorrow or Tuesday in hopes of finding some doctors to call but really would like recommendations from those that have lived her for a few. I have to say, I read about City Furniture on here prior to going into the store. My thought was, all of this can't be true... maybe some of these villagers are just cranky. I have to say... I was proven wrong. I gave City Furniture the benefit of the doubt and I got BURNED! My initial experience was somewhat pleasant. I met a nice fake blonde who had a forced bubbly attitude, previously I am sure she is multiple times divorced and an alcohol QVC shopper. Anyway, I went in the first time and it was good. It was each time after that was more and more ridiculous. I made a large order with delay after delay on the delivery. Leslie felt so bad she asked to take me for drinks! Anyway, there was a delay on the delivery for months. I grew more and more agitated. Finally, I cancelled. I had to hound Leslie to return my phone calls, calling the store manager didn't work either, so I dialed the number on the pamphlet.. Customer Service.. Good old for nothing, usually stupid and confused Customer Service. It was lucky they knew their own name, seriously. Unless you had your invoice number ready and agreed with whatever they said, they were going to be rude and unsatisfactory. After multiple attempts at reaching corporate unsuccessfully, I gave up. The local general manager was less of a help than anyone.. he just smiles and nods a lot without any clue of what's going on.. Skip my nonsense process and save yourself of the troube.. GO TO BABETTE'S, WHITES, KANES or anywhere else. Go anywhere with customer service.

Just remember not to use LASTER LAWN CARE and check with your neighbors. Common Sense is a flower that does not grow in everyone's garden.

Yes, yes, I know....I stole that line from my favorite College Gameday host - the great Lee Corso! However, as with most opinions offered on TOTV, there are always multiple perspectives and opinions on the same subject - including service contractors.
In this case, your not-so-great experience with Laster Lawncare (out of Ocala, just to be sure we're referring to the same) happens to be balanced by our really, really great experience with him - and for way more than just simple lawn care!
So.....as always, take everything with a grain of salt on TOTV, do your won research & interviewing of contractors, and go with your instincts. Should anyone have any specific questions about our experiences with Troy and his company, you can PM me. Cheers!! :)

I just moved into a Villa and for the most part really like it, however - when I purchased it I didn't notice the satellite dish installed by the owner of an income property next to me. The dish is installed on her roof directly across from my sliding glass door. I asked her if she would consider moving the dish and even offered to pay for it to be installed in the back of the house (like everybody else) and she refuses!! I am so disgusted with this I could just scream. I took it to the board at the VCCD yesterday and because of some stupid FCC ruling regarding satellite dishes they will not intercede. I am concerned about the safety of the dish during a windstorm as well as the ugly appearance of it from every one of my windows. I keep my sliding glass door blinds shut a ll the time now because just looking at it aggravates me. The conclusion at yesterdays meeting with the VCCD is that this woman is just a special kind of "inconsiderate" and that most Villagers are not RUDE like she is. There is a perfectly clear signal in the back of the Villa but she just doesn't care. One Villager yesterday suggested I call Channel 6 news and shame her into doing something about it. If I do that, I am pretty much drawing a line in the sand with her and I didn't move here to fight with my neighbors. Any suggestions?

I'm surprised, since you say you see it from every window, that you didn't notice it before buying the villa. The "stupid FCC rule" is in place to guarantee the public access to over-air reception by several means on their own property. Our condo association in MI tried to ban the installation of satellite dishes but lost out. The FCC ruling was that condo owners could install the dishes in "limited common areas," such as decks and balconies.

Your neighbor is within his rights to have his dish there. People are allowed to add on to their homes obscuring peoples see through views of water and golf course. People can and will do things that other people may not approve of but the only things that you can complain about and get relief from the powers that be are the things listed on your deed restrictions.

My husband and I just moved into the village of Santo Domingo. How do we find groups to play golf with? I have a high handicap (30) and my husband's is in the low 20's. I saw a group for ladies, but my handicap is way too high. Also, has anyone used Villages Landscaping LLC to redo their yards? Thanks.

When you are buying a house here hire an inspector, and then do a total inspection yourself. Our inspector did not notice the dishwasher didn't work at all. In fact it was rusted. We just went by the report, and the answer from the Villages realtor now is that we could have looked in the dishwasher ourselves, so they won't do anything.
If possible, get to the villages to close. We were away, and when we got here the mailbox keys didn't work. At that point the villages realtor said it was our mailbox that we couldn't get to, so there again, was nothing they could do about it. If we were here the day of closing we could have checked all the keys before signing the final paper.
I think if I were to buy another home in the villages I will first try the MLS realtors. Perhaps they do less volume, and can give me the service I've come to expect. The villages realtors do a lot of business, so they are very busy, and often don't have the bandwidth to check details.

TV Real Estate may discount some homes but the price is never negotiable. Only pre-owned home prices can be negotiated.

How about landscaping. There are a lot of homeowners in TV that have utlity boxes, big electrical transformers, and other objects sticking in the ground on their property or adjacent land and you don't even see them. They have been hidden behind hedges, palm trees, bushes, etc. That's what I would do if I didn't want to see something in the yard. In our CYV's, every other villa has a utility post sticking up right in the middle of the front yard next to their lampost where they hang their name. You don't see them for the most part, they've been landscaped away.
There are dozens and dozens of these throughout TV.

Hi Janice,
Although it's been several years since you closed, perhaps you can help me out. We are selling our home in upstate NY at the end of October and plan to rent for a month while we search for our new (or pre-owned home). What did you decide about hiring an independent inspector? Do you feel it is necessary on a brand new home? Also, did you hire an attorney to review your sales contract and represent you at the closing?
We've visited TV for vacations for several years, and now that we've retired, are anxious to get there. Any advice you can offer would be much appreciated.

Let's do a thread with some advice for newbies, things to do and NOT to do when you first move here.
First I will say not to buy from the door pounders who come to you in the weeks right after you move in. Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

Wow! I've found the majority of people here go out of their way to help others. They find names and phone numbers for folks, provide helpful links, offer comfort and support. For someone who just moved to TV and is relatively new to TOTV, I'm sorry you've had such miserable experiences. Every site has its trolls, just like there's always one mean kid at school. Nature of their beasts. Put the trolls on ignore, follow those people you've found to be knowledgeable and helpful, ignore the rest.
Now, the one advice I would give any newbie is go slow. If buying new, make sure any renovations won't void your one-year warranty. Wait on landscaping until you know what plants thrive here. Don't try to do everything at once. Put at least one day week aside to just have fun. The boxes will still be there tomorrow.

Even gates with gate attendants cannot stop any car or even ask you questions about your destination. These are fine hard working gate attendants but they are NOT security guards.
But at least give credit to The Villages that most gates have camera recording devices which when needed can see who is coming and going.
These are public roads...not private roads.

Agreed. But we are very safe. Most residential locations have no outlets, and people in the 'good' neighborhoods actually wave at each other.
There are big roads but what you see are walls and people's backyards (mainly fenced in at least south of 466a).

I am on the B.O.D. of a large HOA community here in Virginia and I come back to TV every year for a month as a renter.
The message here is to participate in your community. Before visiting TOTV I thought TV was some kind of place where nothing bad ever happened.
From what I have read in the Sun, people here need to get on board to enforce regulations especially residents that have their no good children or grandchildren move in with them and cause trouble here. We have crime where I live also and those who are caught are always from the outside of our community. Get involved !

Demand that your realtor provide you with copies of Deed Restrictions and Covenants before you sign anything. After reading and understanding, live by the rules . Removes stress and conflict later.

Correct. You will pay Lake County tax which is higher than Sumter as well as the City of Fruitland Park tax. BTW, Fruitland Park welcomes all Villagers !

I agree with all of the above.
To add to a few. When shopping for golf cart...sometimes paying the extra eliminates problems down the road. Will they come to your home if you have a problem?
When finding a landscape company..check here on TOTV, but also ask other folks who's yard you like who they used and are they happy. Thats one area that I didn't do enough research. I'm stuck with dead plants and a company that could care less....never come around to see how plants, etc are doing.
If possible, walk the neighborhood and see who your neighbors will be. And if you meet some ask them about noise...trains, barking dogs, etc.
There are many reasons why a plant is not doing well but it all comes down to THE WRONG PLANT IN THE WRONG PLACE.
The box stores are selling peonies. They need a cold spell which we do not have. I read somewhere that in the winter? you can water them with ice water. I'm not going to do that. Some of you might do it for a year or two. In the end it is THE WRONG PLANT IN THE WRONG PLACE.
This year-while it has not been declared, we are in a drought. We've not had rain in two months. Currently, we are 7-10 inches below normal for rain-that is 20-25% short. You want to greatly reduce your application of fertilizer as it will force growth when there is little or no water.

If you buy a resale, be sure you contact the contractors that deliver your mail to make sure they know to reassign the mailbox to you. I thought this was taken care of by The Villages but they don't do that. Orientation never mentioned this was necessary. If you need the phone number for your area, call the CDD office.

One of the best pieces of advise you will receive is before you hire a contractor, landscaper, dentist, etc.etc. call Seniors vs Crime to see if they have any records of the Company,practice, etc. Don't ever give any money up front, if it is a knock on the door remember door to door is not allowed in the Villages. If a Landscaper says they are "Licensed" unless they are also a contractor Florida does not license landscapers. Make sure you have a contract for work to be done and end date. There are a lot of good Companies in the Villages but there are also some not so good. Seniors vs Crime can at least give you some leads who is good and who is or may be bad!!!:bowdown:

I think one of the best resources are our neighbors, many have been here awhile and mine have been very helpful. Everything doesn't have to be done in 5 minutes, but somethings, like getting good lawn care is something that needs immediate decisions. So get to know your neighbors.

I'm moving to TV about April and will purchase a resale. Is there a book/internet site with the rules, HOA regulations, etc? For example, I may put in a pool and would need to know the process for approval. Where do I get information about utilities? It's entirely possible that I won't go through the official Villages real estate company, and I don't know what I don't know, lol.

I also agree solar tubes were one of our best after market investments. I also recommend you use this forum for many of your questions, particulary for numerous contractors you may want in the future. Also, ask away on this forum, you will receive great advise. Most of all, enjoy!

Watch out for lawn services that want to give you a good rate for a 1 yr contract. Neighbor got caught in this trap and since they are snowbirds are getting skipped over consistently. We are watching the house and need to keep contacting the owners. Company they are dealing with are very unprofessional but we keep seeing them around doing more work.

In addition, just because a company is an advertiser on TOTV, does not mean they provide good customer service. I can probably guess who gerryann is talking about. Also check with Seniors vs, Crime before hiring anyone for anything. The best source is your neighbors-- don't rush into landscaping like I did, and get royally ripped off.

TOTV is a good forum for sharing this good and bad information, but I would think YELP.COM would be too.
If a landscaper ripped you off, why not share that on YELP. YELP is a an "all business" site whereas here it's also "social" where people are naturally reluctant to lay into a bad contractor by name, but you can to that at Yelp.
Also, may I ask, what is "Seniors vs. Crime"?

First I will say not to buy from the door pounders who come to you in the weeks right after you move in. Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

prior leaving for a doctors appointment, my wife instructed them what specifically she wanted done. upon completion, the workers came to the front door and I paid them in cash (mistake #1). since I am slightly physically disabled I did not go out to inspect their work (mistake #2). when my wife returned, she was appalled to see the shoddy trimming of the shrubs and did not trim any part of the palm tree and did not clean up any of the clippings that were spread all over the property. Numerous calls to their office went unanswered and no response to my messages. seniors against crime reports three prior complaints against this company. an expensive lesson has been learned here. they also advertise in the classified section of the daily Sun. So BEWARE

Got our 2nd water bill today. Seems high at $208. We have not used the irrigation system and are being billed for 1500+ gals. System has been turned off since June. No visible sign of leaking. House usage was 1980 gals. Does this seem reasonable?

We will be furnishing a home in TV in the next two weeks and am wondering how to dispose of the big cardboard appliance boxes and all the other packing materials/boxes that will be generated from household goods? Is there a recycling center where I can dispose of these items? What would you recommend...Thanks.
I saw a TOTV ad for free moving boxes, and I went to the house immediately. Putting an ad on this thread for FREE moving boxes is a definite service to those who cannot afford new ones, plus it's a great recycle activity.

After having my water turned off, even irrigation for several months I was gone, I kept having water bills. The Villages Water Dept. checked the
meter, and all was checked. Research told me that water "hijacking" is common in water metered areas all over the US. I was advised to put a
water lock (available at Home Depot for about $15), or take the handles off, so it was more difficult for a "neighbor" to hook a hose up, and guess what? No more water usage....

So, either one or more of your neighbors are thieves OR people they hired to do work are thieves. Back in the 70's people would need to install gas tank locks because of the rapid gas price increases back then.

We were never pressured. Lynn Petersen had the patience of Jobe with us. We looked for almost two years until we were a year away from retirement. In the meantime, he took us looking at new areas and sent us information as we requested. We ended up buying a lot while on a cruise in the Greek Isles. Lynn managed to put a lock on the lot so we had time to pull into Athens and take the necessary steps to purchase the property. No regrets!

Beware the clever and sneaky water system salespeople! They will phone and mail solicitations under all sorts of fake identities, but when you question and press, they'll finally fess up to being water system sales. And they are relentless in their persistence. My father recently bought a house and he has been bombarded for two months now, despite repeatedly telling the phone soliciters 'No thanks', and throwing away the mail disguised as all sorts of government and official looking important papers. Geez, what an irritating group they are!

Many people do not do the important second step which is if you are called report the call to the do not call list. The caller is finded for this intrusion.

We haven't had these problems yet. we bought I'm early May, I immediately put a "no soliciting" sign near my doorbell. The first to ignore it was last Friday and unfortunately my wife went to the door instead of me. Phone solicitors none to date but we do get a nasty religious guy calling about doomsday. No junk mail either although they may not deliver it to Fenney if it is not first class mail, having a problem with the post office down here.

Purchased September of last year, moved in May of this year. Companies I've had good luck with so far: Carpet cleaning Dan - 352-409-0812, does work for the Empty Nest program and was recommended by them and me; Exterior House Cleaning - Edgar's 352-728-8537, great price, on time and didn't leave a mess; Window Cleaning - Michael's 352-288-0937, on time, fast and great work; I use Dean's for the yard and pest control, not the best but not the worst, customer service is excellent, call a complaint they get right on it, especially if the crew is still in the area; Munn's AC & Heating 352-787-7741, on time, quality service, professional.

Totally off topic. . . in the early 1980's when I got my first apartment near Loyola University's campus in the Rogers Park neighborhood of Chicago, my 3 roommates and I got an answering machine from Sears. Answering machines were still relatively new. Our ans. machine had a pre-recorded generic outgoing message in a man's voice, something like "We can't take your call right now; please leave a message." A few days after we get the ans. machine, my mother calls. The ans. machine turns on in the man's voice with the pre-recorded generic outgoing message.
Then I hear my mother on the other end saying "I knew those girls had a man living in that apartment." Click and my mother hangs up the phone. My roommates and I had a good laugh over my mom's reaction to the answering machine.

We purchased a beautiful Cherry Wood China Cabinet and three beautiful cherry wood bookcases at a very, very reasonable price. Great Advice, we've had several "door pounder's"once we moved in over a year ago. We were kind, but decided to wait before return visits and estimates for any services; especially LAWN CARE. We decided, to go with our neighbors provider; Fertigator Lawn Care. BEST. DECISION. EVER. We heard horror stories of companies taking advantage of the residents here, so we didn't prepay for our first year. We have NO COMPLAINTS. Everything is completed with ONE company (we chose the total care option). We've lived in Florida for over 20 years (West Palm), and our lawn has NEVER looked better. This year we did prepay for services, and have not been let down with the quality of service we have received. They even take care of our Termite control now. I've read several threads with former customers from some of the other companies that, in fact, did knock on our door, needless to say we are happy that we didn't make a quick decision from a fast talking salesman. We spoke with our neighbors, and made an excellent choice. Take your time, use your resources. It will all come together.

Yes, delima2000 is right! They are not from welcome wagon and want to sell you things you don't need. Also there are two transports to the airport. The Villages Van will pick you up at your house. The Villages Transportation will not. The Villages Transportation does not honor their prepaid orders. I personally had them increase the cost of my transportation by $26 in the airport parking lot before they would bring me back.

My wife and I just moved here permanently this past October. Talking to your neighbors is good advice. A lot of quality contractors rely on word of mouth. Also check the forums for the near do wells and rip off artists. Here are the ones I found and would recommend (I live in Springdale). Ben Sykes electrician 352-267-1766. I find getting several quotes from different company and contractors for everything to get done as the prices do vary quite a bit..we got a price for gutters and got a really high price and a really low price with two fairly middle 0f the road . ask whats included in each quote and get all in writing! then make a decision

Contrary to some advice, we came down to TV just to "look" and found the perfect home with all the extras we were looking for, including a pool!. We had an offer accepted before we flew back north on Sunday. I'm sure this is not the typical senerio, but are thrilled and close the 1st week of Sept and will be moving just after the holidays. Can't wait!
Rent for a YEAR to see if you can tolerate the heat and humidity from April to October or November.

If you considering moving to The Villages ask for a copy of the covenants; if you a new home buyer find your copy. Read it very carefully. It is long and complex; sometimes irrational; applied arbitrarily; but strictly enforced, and is, de facto, unappealable.
1. Long and complex: Your first encounter with the Covenants document is usually at closing. Being long and complex, you will not have time to read it before signing on the bottom line. You are now subject to a document that will have more impact on your daily life than state and federal laws. It is "almost" written as boilerplate for new CCD's (Community Development Districts). But contains within it, little differences for each district, as well as rules that apply only to specific housing styles, and lot locations. So read it very carefully.
2. Irrational: The covenants for my village say that you cannot have man-made landscape ornaments on your front lawn. This is sort of understandable - would you want your neighbor to put a flock on 100 plastic pink flamingos on his front lawn? Being unaware of the front lawn ornament rule, the new villager soon gets a letter from the CCD, saying his little plastic pets are out of compliance. He dutifully complies and the next day his neighbors happily see that pink is gone and the dominant color is again green. However, the day after that, he replants them in his backyard. Why? He read his covenants that night and found no stricture against doing so. Now all the golfers on the course that backs up to his house get to enjoy his landscaping skills. Irrational:confused:
3. Arbitrarily applied: The Community Development Districts, which nominally are responsible for covenant oversight, have no inspection group, but what they do have is your neighbor - only if a neighbor reports a possible violation will the CCD jump into action. and send a volunteer to the house to confirm the veracity of the complaint.
The "arbitrariness" enters the picture, because, as the volunteer wends his was to the offending property, it is almost certain he will pass houses with similar offenses. However, his/her orders are to report on the offending property only. The property with 50 artificial deer on the lawn will be ignored by the inspector. One more thing - the complainer can stay anonymous. A similar system was used in Germany in the 1930's.
4. Strictly enforced, and, de facto, unappealable: Once the violation is confirmed by the inspector, you (as the owner of the "pinko" property) are informed of the violation and given a certain time to comply. If you have not complied by the end of that period, the fines can start building up.
Your natural instinct is to appeal, which you have the right to do - to present you case before the CCD. In your mind you would be thinking of your case and its extenuating circumstances - "the volunteer was not an expert on landscaping"; I need the flamingo's as a windbreak"; "would it be ok if I painted them green to match the lawn?" "I think the neighbor who reported me is the one I ran over with my golf cart - he is only looking for revenge." In effect you are looking for a "variance". In my research, I could not evidence of variance has ever been granted to anyone, for any reason, in any village, at any time.
So what are you allowed to appeal? The simple answer is - the rule itself. That is, repeal it for everyone. To go this route, you have to prove something like, "It brings down property value," "Creativity, individuality and artistic taste are subordinated to common boring similarity". "I poled all my neighbors. 93% of them want the rule gone". I doubt if any CDD would bow to such idealistic presentations. Let alone risk the ire of the thousands of others in the district who agree with the rule.
The Villages is a wonderful place to live and play. However, I am writing this because I want to warn potential and new villagers of some of the darker realities, And help them deal with these realities in a realistic way.

I am writing this because I want to warn potential and new villagers of some of the darker realities, And help them deal with these realities in a realistic way.I've lived in The Villages seasonally for eleven years.
I've yet to see any darker realities of deed compliance.

If you considering moving to The Villages ask for a copy of the covenants; if you a new home buyer find your copy. Read it very carefully. It is long and complex; sometimes irrational; applied arbitrarily; but strictly enforced, and is, de facto, unappealable.
1. Long and complex: Your first encounter with the Covenants document is usually at closing. Being long and complex, you will not have time to read it before signing on the bottom line. You are now subject to a document that will have more impact on your daily life than state and federal laws. It is "almost" written as boilerplate for new CCD's (Community Development Districts). But contains within it, little differences for each district, as well as rules that apply only to specific housing styles, and lot locations. So read it very carefully.
2. Irrational: The covenants for my village say that you cannot have man-made landscape ornaments on your front lawn. This is sort of understandable - would you want your neighbor to put a flock on 100 plastic pink flamingos on his front lawn? Being unaware of the front lawn ornament rule, the new villager soon gets a letter from the CCD, saying his little plastic pets are out of compliance. He dutifully complies and the next day his neighbors happily see that pink is gone and the dominant color is again green. However, the day after that, he replants them in his backyard. Why? He read his covenants that night and found no stricture against doing so. Now all the golfers on the course that backs up to his house get to enjoy his landscaping skills. Irrational:confused:

Arbitrarily applied: The Community Development Districts, which nominally are responsible for covenant oversight, have no inspection group, but what they do have is your neighbor - only if a neighbor reports a possible violation will the CCD jump into action. and send a volunteer to the house to confirm the veracity of the complaint.
The "arbitrariness" enters the picture, because, as the volunteer wends his was to the offending property, it is almost certain he will pass houses with similar offenses. However, his/her orders are to report on the offending property only. The property with 50 artificial deer on the lawn will be ignored by the inspector. One more thing - the complainer can stay anonymous. A similar system was used in Germany in the 1930's.
4. Strictly enforced, and, de facto, unappealable: Once the violation is confirmed by the inspector, you (as the owner of the "pinko" property) are informed of the violation and given a certain time to comply. If you have not complied by the end of that period, the fines can start building up.
Your natural instinct is to appeal, which you have the right to do - to present you case before the CCD. In your mind you would be thinking of your case and its extenuating circumstances - "the volunteer was not an expert on landscaping"; I need the flamingo's as a windbreak"; "would it be ok if I painted them green to match the lawn?" "I think the neighbor who reported me is the one I ran over with my golf cart - he is only looking for revenge." In effect you are looking for a "variance". In my research, I could not evidence of variance has ever been granted to anyone, for any reason, in any village, at any time.
So what are you allowed to appeal? The simple answer is - the rule itself. That is, repeal it for everyone. To go this route, you have to prove something like, "It brings down property value," "Creativity, individuality and artistic taste are subordinated to common boring similarity". "I poled all my neighbors. 93% of them want the rule gone". I doubt if any CDD would bow to such idealistic presentations. Let alone risk the ire of the thousands of others in the district who agree with the rule.

I have been here for 10 years and drink and cook with the water. Still feel fine. Don't be fooled by the salespeople. Yesterday I threw a TruGreen Salesperson off my property after he left a flyer on my door. It wasn't pretty, but I don't think he will be back. There are really some great people do service jobs in The Villages. Just take your time.

We sold or gave away our furniture before moving to TV. We bought from Southern Lifestyles who have the floor plans for each model home ad are able to do floor plans for each room. When we got here our new furniture was all in place as designed and we felt like we were coming home rather than moving in.
Sound advice.......However Southern Lifestyle is no longer in the Villages besides that they are no longer a company. :confused:

do apologize for using the term "darker realities".However, I am constantly amazed at the color blindness of many Villagers - everything is either black or white - all or nothing - if you don't like one thing about The Villages, leave. Don't you see the beautiful shades of gray in between? Perhaps I should have said, "The less than lily white realities".
You might not believe this but I think There is no better place in Florida for retirees to live and play. However, like all human endeavors, The Villages is not perfect. (I personally hope that i will see real perfection a few seconds after my last breath). But in our current, imperfect world, if we see something that can be done or made better, I think we have a responsibility to, at least point it out to others. If they see it as we do, great. If they don't that is okay too. At least we know their position and solution, and they know ours.
However, the solution is not to ask your antagonist (me), "Please leave because I don't agree with you."

Many of us want to live where there is control of plywood bend over ladies and rather enjoy having the sameness in architecture as opposed to someone whose creativity is waaaaaaaaay out there living next door in a failed Frank Lloyd Wright Falling Water attempt.
I have already apologized for my "reality" jab. What I have said in my critique, is based on personal experience. And I will admit that a reasonable amount of these experiences was due to my own lack of pre-planning. That being said, of the 10s of thousands of people who are going to move into the expanding Villages in the future, many will be doing so with the same lack of diligence and planning as I did. I would have welcomed the advice I have given here. Not that it would have been a deal breaker - I still would have bought. But I would have dealt with the "realities' much better. This thread began with the idea of r thread began with the idea of advising pre-buyers of things to know about before they bought. My input as valid as recommending not to waste time with water softener salespeople.
As far as your enjoyment of the sameness of Village architecture, that is a qualitative and esthetical call on your part. Yes. there are folks who do like it and folks that don't. Neither one is wrong. But it feels to me that your position is not based on esthetics, but the fear of the morbidly creative "rabble" trying to burst "The Bubble" and create a dystopia where we now live.
Paragraph 4. If there were a someone or a band of someones who policed deed restriction infringements that would cost the CDD. Maybe not much, but the very beauty of how this place is run includes not wasting money on thousands of things and salaries that add up to a lot of taxes and fees.
Point well taken, but the reality is that the current deed violation inspector(s) is an anonymous and volunteer committee of "one." In every deed-restricted community I have lived, the "Inspectors" were a sub-committee of the HOA board. They did the inspecting; they wrote violation notifications and they advised the board on non-compliances, and recommended legal action, if and only if numerous attempts to reason had failed. Every community member knew who was on this sub-committee. If the violator wanted to appeal their ruling he or she could do so in front of the board and, with the deed compliance committee present to support their case. Like all human developed system it had its flaws. Yes, violators would on rare occasions get physical with committee members. However, the community usually got behind the committee and, for fear of being socially ostracized, the offender would removed his car with the cinderblock tires.
Paragraph Last: If a person finds out that the deed restrictions are unbearable, that person can easily sell his/her home and move where there is freedom to embellish his/her property. The movers are cheaper here in Florida and the opportunities to live in an area without deed restrictions are endless. Look for a neighborhood with numerous outbuildings and rusting vehicles.
I addressed part of this in my first paragraph. Let me end by saying, I bought a house in The Villages. I like it here. I choose not to move. I have the freedom, like every American to live here and to express my views about "here". Ths is my community as well as yours. I will submit to you, Mam, that, if you do not like neighbors who loudly voice displeasure at some of the "realities" in The Villages, that you move. Move to a community of silence and peace and sameness and harmony, As a matter of fact I know of at least five such communities in Florida. And the cost of living would be infinitely less than The Villages. They are all called nunneries.

I have one. if you are seasonal or snow bird. no problem. I am a year round and can't use it in the summer. I would not make that the most important decision in buying the home. If you love the home/location. neighbors, the lanai will not be an issue

If an anonymous villager reports a deed restriction that is NOT a deed restriction, then no penalty will be given. Some people would report cactus. I don't think they are deed restrictions.
I don't think there are any cloistered nuns anywhere anymore. And their homes are/were called convents.
I am thinking about whether I am afraid of "rabble" and I am not sure who "rabble" is. But I do like to live in a neighborhood of folks who try to keep things nice.

Hello to all! My husband and I will be retiring in a few years and are coming down later this month to check out The Villages. I have been searching different real estate websites, including the homes for sale on The Villages website, looking at the photos of the different home styles to narrow down our search for the "perfect" home (if one exists). I have noticed, however, that some of the homes for sale have iron bars installed on the front doors, and even on some windows. This concerns me a little bit. Is there a problem with crime in The Villages where homeowners feel safer with security bars? I've noticed that the majority of the homes for sale that do have bars are located in the older, northern section near Spanish Springs. Thanks for any info you can give.

We are in the process of buying a CYV in the Calumet Grove/Chatam area. Who are you using for your cable and internet, we are not interested in a landline but with the bundling the major providers push that remains to be seen. We rented earlier this year in Chatam and I believe the owners had Century Link, meanwhile this week we were in Alden Bungalows for a few nights Comcast was the provider. Pros/cons for either service, what is your experience?

As billiethekid said, think about buying new furniture here instead of paying so much to ship tired, outdated furniture.
The consignment shops here are full of things that are in good shape but extremely dated, and much of it cost the owner a bundle to ship it here and then it did not fit or did not do justice to a sparkling, fresh new or pre-owned home here.
where is a good place to shop for furniture? We sold/gave away all of our furniture and expect to buy new in TV. We did go through City Furniture during our last visit but I don't see any other places on line. We will be closing on our house 18 June and will need a few pieces so we're not eating, sleeping and sitting on the floor.

If I was starting from scratch I would go to amazon and buy and air mattress. They are amazing and easily stored in case you get a house full for the holidays.
I would also buy the biggest folding table they sell and 4 folding chairs. They also come in handy.
Then find someone that can deliver and watch the village ads right here and join a neighbors online group. I forget the name and someone will help me remember. Each village has one.
I remember now---it is called NextDoor-----google it----it's very safe IMHO

Look at Babbettes in Leesburg, (soon to have a place near The Villages, I hear) and also look at the consignment shop, Bargains and Treasures, on 466 just east of 302 in a strip mall on the south side of 466.

I live near Spanish Springs and there is no "problem with crime" in TV. I feel totally safe in my home and neighborhood/village. If you read the other online news...you will see most "crime" is a result of too many margaritas. The only "iron bars installed on front doors" I have seen are more decorative than security. I have never seen bars on windows, but if you have, don't worry it is not a reflection of the safety of the neighborhood. Perhaps the homeowner came from a city where that was commonplace and felt more comfortable with that as it was what they grew up with. I have never felt unsafe here. No worries, come and enjoy this beautiful place!:wave:

We are looking for furniture as well because we just bought a CYV in Desoto and found there is an Ashley Furniture Homestore, we use them at home in NY and have had great luck. The closest store we found was Inverness. Good quality and decent prices.

I have lived here 10 years and have not died from drinking the water, and our clothes wash fine in our water. Great comments. Listen to them. We purchased several pieces of furniture from Kents Furniture in Bellview. All our dealings with them were positive and they deliver to TV., also listen to Gracie, Barbettes Furniture in Leesburg is great. I think they ar opening a store in Brownwood

Folks, did you know that our wonderful Fire Dept will come to your house and change out all the batteries in your smoke alarms/detectors and CO detectors. You provide the batteries, they provide the labor, yep NO CHARGE!!!!!! They don't want people falling off ladders. Just call and make an appointment. :clap2::clap2::thumbup::highfive:

Thank you for being honest.
When we buy a house in an HOA, we always ask for copies of the HOA documents as a contingency so we can review them. Most of them do not want to give them out before the closing.

Don't pay for lawn care a year in advance....learned the hard way...did a horrible job and we had no recourse...We found a good reputable guy...doing a great job and he bills us by the month.

Folks, did you know that our wonderful Fire Dept will come to your house and change out all the batteries in your smoke alarms/detectors and CO detectors. You provide the batteries, they provide the labor, yep NO CHARGE!!!!!! They don't want people falling off ladders. Just call and make an appointment. :clap2::clap2::thumbup::highfive:
The fire department came the same day that I called last Fall. Awesome service and much appreciated.

I read the last few pages (this is a LONG thread!) and saw the long post about covenants. Is it true that you don't get to see them til closing? Why are you not allowed to see them before putting a deposit down with your offer, so you (and your lawyer) have time to go over it before making a final decision?
I see a lot of lawns in TV that are gorgeous, but I'm wondering - are lawns required? Am I allowed to gut the lawn entirely and build a rock/stone/cactus garden instead, with pebble walkways? What about flowering herbs like oregano, lavender, echinacea? What about aromatic herbs like rosemary? Am I allowed to grow them outside on my property? If I want a big ole rosemary bush outside near the front door, is that allowed? If it's not, why would I have to wait til after I've already signed on the bottom line to find this out? I ask this, because I really don't like grass all that much, especially grass that is so thick you could need stitches if you got cut by a blade of it, and you couldn't walk barefoot on it even if you wanted to because the fireants would have a field day with your feet.
I really don't see the point of "lawns." Never did, though my home growning up, and our home now, have them. The one in our home now is mostly ant-hills and well-mown clover, and I have absolutely zero interest in making it "look pretty." Especially since maintaining that pretty look would cost us a small fortune around here where I live.
It's not a deal breaker, but if I can reduce chemical pesticides (I know it's not 100% avoidable), add herbs and shrubs that naturally repel insects, make a lawnscape instead of a lawn that looks pretty but isn't some astro-turf-looking green expanse, I'd really like to know that in advance. It'd be one "concern" resolved and removed from my list.

I'll add to my above post for clarification: our lawn at our current home came that way. It's actually improved somewhat since we bought the house. But the property itself is on undernourished, sandy soil filled with construction debris, and it would really and truly cost a small fortune to turn it into a nice looking lawn. Extensive work - it'd have to be completely excavated. Not willing to do that just for a long green carpet leading to our dwelling.

Not true. At closing you are provided a paper copy of your deed restrictions but they are no secret prior to closing. All you have to do is go to TheVillages.net - Login - Email, tee-times, computer support - serving The Villages, Florida and the Tri-county area. (http://www.thevillages.net), select Community Development Districts on the left side, then look for "How Do I?" at the top of the page and look for the option "download deed restrictions". The instructions below come up.
Download Your Declaration of Restrictions
To obtain your Declaration of Restrictions:
Select the County in which you live
Select the District in which you live
Select the Unit in which you live
If you are unsure of your unit number, it is located on your Villages ID card. The U/L number is the first letter of the county in which you live, the unit number and the lot number.

Oh awesome THANK YOU! This isn't very intuitive, I didn't even know about thevillages(dot) net! I've been looking on thevillages (dot) com for home listings, so we could narrow down our options when we come to visit in September!
I know those aren't the only listings, non-villages websites have listings as well and of course there are lots of "for sale by owner" listings. But the main commercial website gives us a good idea of where to start. I'm thinking Marion county/Spanish Springs area, but NOT a manufactured home. It looks like TV Inc has torn down a couple of the trailers and built site-built homes on the properties. The prices for those are *probably* out of our reach but we're not ruling them out. Paid bonds, looser restrictions. I'm all about not having painted wooden ladies bent over staked to the front yard, but I'd like to have just a tad of liberty regarding plants, and maybe even solar panels (I'll have to check and see if it's allowed, but in a state that's got SO much direct and indirect sunlight for most of the year, I can't imagine why anyone would NOT want solar energy at least boosting their existing power supply, if not replacing it entirely). Hurricane cut the power to the neighborhood? No problem. Just switch to your solar power, and your air conditioning and refrigerator are up and working fine again.

you'll probably be permitted to have lawn ornaments.

You will receive a letter offering to sell you a copy of your deed.Don't fall for it,you will get a copy of Certified Deed from the closing agent in a few weeks.

Thanks these are all good tips. Unfortunately, the lawn service I choice kept bombarding me until I signed for a year, so I am stuck but don't think I will sign up again. Smart Service hounds you until you sign up and then don't do such a great job taking care of lawn. Very choppy, the treating the weeds and lawn they do pretty good job. They are reasonably priced, but you have to be on top of them. Anything else, I am certainly being very particular who I pick. I would also say be aware of Wildowood Kitchen and Bath, they are double and triple the price of other places. They don't return your phone calls and have rude people and even the manager is rude. Just thought I would put that out there.

If considering having work done in your home, get quotes from 3 contractors. We did for that for a couple jobs (1 large & 1 small) and the costs varied by quite a bit on both.

I want to thank you for this thread! We purchased a home in the Villages in November and are so excited to make it our own. Many of the things you all suggested, warned against are mistakes I would have made.
I do have a question/worry. I have been reading the local news papers and the comment sections. It seems to be very political. I am hoping to live a quiet, fun filled life and let my one vote to speak for me. Do you have any suggestions on how to avoid politics? Is everyone in the Villages hyper-political? I do not want to offend anyone, I just want to enjoy all the Villages has to offer and not be inundated with political discourse. If you could offer suggestions to calm my worries; it would be greatly appreciated. Thank you in advance for your attention to this matter.
