I want to thank you for this thread! We purchased a home in the Villages in November and are so excited to make it our own. Many of the things you all suggested, warned against are mistakes I would have made.
I do have a question/worry. I have been reading the local news papers and the comment sections. It seems to be very political. I am hoping to live a quiet, fun filled life and let my one vote to speak for me. Do you have any suggestions on how to avoid politics? Is everyone in the Villages hyper-political? I do not want to offend anyone, I just want to enjoy all the Villages has to offer and not be inundated with political discourse. If you could offer suggestions to calm my worries; it would be greatly appreciated. Thank you in advance for your attention to this matter.
Welcome! I have never had a negative experience around politics in The Villages (and my views are in the minority, for sure!). It just doesn't generally come up and if it did, I'd change the subject FAST. Mama was right when she said "Never discuss politics or religion"!!

I mention no party. I am attempting to address the question about what we Villagers know happens here sometimes. Incoming Villagers who want to know what to expect and how to navigate in peace deserve an opinion. So please do not have my post removed. It is not about you and your politics. It is about meeting new people in TV while avoiding political discussion.

You will meet a few people who are constantly, and immediately, trying to insert their politics into every conversation or social occasion. They often will assume you are one of them because of how you look or what you have. (But that is true everywhere these days when meeting new people and even among old friends.)
In TV, I am quite good at what I call "The Driveway Dance" -- this dance can be done when meeting new neighbors, but also in places other than just on your street. (If you have ever been a good company wife, you already will know the dance steps.)
I do not find it to be worth being caught up in opposing political opinions. I choose not to engage.
(My choice to not engage in political discourse actually bothers me. I would love to have an actual discussion with someone who can tell me why they think as they do -- in their own words and from their individual experience. I do not like how divided we feel as a nation. But I choose my battles when it comes to our social life.)
I think of TV, affectionately, of course, as the World's Biggest High School. As the new kid, take your time.
You will meet some who are trying right away to determine your politics. Those are usually the most vocal, determined to know if you are one who gets to sit at their lunch table in the high school cafeteria. Their lunch table is the only place they want to be and they can seem angry at those who will not sit right there with them -- way over on whatever side of the high school cafeteria they need to sit..
But you are also going to meet people who feel just like you do.
Usually I can change the subject or graciously escape. There are times though when I know there is no chance that I want to know a person better -- because they would not like me. :) There are times when I have been known to say, with a smile, "I do not discuss politics." That seems to work most times and to some I say it to, I know it is a relief.
You will be just fine. Meanwhile, practice those "dance steps" and take your time as you enter "The Biggest High School in the World." (Please remember, oh sensitive ones, that I say this with affection and I really do know my way around high schools.)
Anyway, drjohns, you will find your place here. TV has many good things to offer -- and under a mostly blue sky.

When I first started posting on this Forum many years ago I was very unsure about this place, it seemed WAAAAY too good to be true and I asked people who the builder was and was he nice and what were the hidden bad things. I was met with absolute negativity. I know now why. People who live here for awhile almost always like it very much and those who live here year 'round, soon start thinking of it as home. They feel defensive of this lovely place and grow tired of the real trolls who stroll in just to start trouble and sew seeds of discord.
Jazuela, The Villages is just about all that and a bag of chips. It is well run and it is highly populated with very funny and opinionated people who rarely talk politics when in a social situation. There is a least one real billionaire here and countless people who worked hard all of their lives even if they had a cold, a headache or a sore back. The worst trouble most of them have been in with the law is a speeding ticket or a library book kept past date. They are quick to like you and slow to be troublesome, most of those that I have met anyway, and most of us have radar that can back up and walk away if someone is really and completely a jerk. We have a few on this Forum and even wonderful folks can be a jerk from time to time.
Most people who live here have however met their share of heartbreaking situations with health and loss of loved ones and perhaps a few serious economic downturns. It has made most of them compassionate and stalwart and very understanding, no matter their politics and bank account, they have met and weathered some life crises.
I hope that you Jazuela will be happy here especially since you seem to be heavily pressured to live here by your husband. I liked to vacation in Florida but I never in a thousand years thought I would live here. Well here I am and I am happy.
Jazz, you are obviously quite bright and quite funny too and I bet you are well loved by people who know you. I think you will be pleasantly surprised by the amazing and kind and positive people who live here.

Many people on this Forum never, ever, touch on politics in anyway. On this Forum. You and I aren't among them.
Most people do NOT EVER discuss politics in social gatherings here in The Villages.. I know I don't. You also say that.
I think the anonymity of this Forum allows people to say hurtful things. Especially if they are annoyed or someone pushes their button. Or they feel they represent a large group who think like they do. On this forum.
But most people do not discuss politics here in The Villages. Not in real social situations. Here. In The Villages. Where people know your real name.

Mean girls and boy bullies are always a part of the teenage territory and they thrive on pack behavior. Some never get past it. But that does not mean that educators should not do everything they can to stop it -- that was one of my "causes" throughout those many years I spent in secondary ed.
I bet your English teacher knew how insightful, discerning, perceptive you are. It shows in your writing. :) )

I was "entertained" the other morning having coffee and a bagel by a group of folks, LOUDLY proclaiming, not discussing, what was presented to them on television the night before, none of it true.
Wife and I simply left.
But it is what it is right now, and applying your patience and discipline is probably a good thing.

I may be one of them. Sometimes.
People have their views on life in religion, or lack of it, in politics, or in day to day dealings. Deep down, underneath it all most people are the same. They are hurt and angered by insults and being minimized and not believed and agreed with. NONE of us are right all of the time or wrong all of the time. Some of us would be easier to live with day to day than others.

I have lived in TV for almost 2 years, so I'm almost a newbie. If I had one thought to add to this thread, it is this; we are taught never to discuss politics or religion in social settings. Maybe we would be better served if we were taught how to discuss politics and religion civilly and thoughtfully. If we never discussed political views with others, we would never gain knowledge other than our own beliefs. Just my thoughts after living here for a short period of time. BTW, love TV!!!!

I have lived in TV for almost 2 years, so I'm almost a newbie. If I had one thought to add to this thread, it is this; we are taught never to discuss politics or religion in social settings. Maybe we would be better served if we were taught how to discuss politics and religion civilly and thoughtfully. If we never discussed political views with others, we would never gain knowledge other than our own beliefs. Just my thoughts after living here for a short period of time. BTW, love TV!!!!
TWO YEARS ? Not a newbie any longer at all.
I was never taught not to discuss politics and in fact, have been active in politics for years and earned a living at it for a number of years.
Difference today is that we do not discuss ISSUES involved, but we only discuss PERSONALITIES. We seem to hate those who oppose our guy and tend to share that venom. We seem to feel that anyone who opposes us is a bad bad person, no matter the truth of the matter......not marching in step is a bad person.
We seem to have lost the ability to discern truth from fiction, or to have the care to even find out what is true. THAT is important because to discuss like an adult issues that are political demands that both parties being talking about what is real, not alternate reality.
I find it sad that we cannot discuss issues without sharing hate of some form.

I am amazed at the new things I learn about The Villages. I have not heard of this club and yet, it sounds like something for which I have been yearning. A yearning, that in a very small way, is satisfied by TOTV.
The Civil Discourse Club has been around for at least 10 years. It grew so much that they eventually went to two meetings for each topic. (I am not sure though if that happens every month.)
During winter, it can be really difficult to get in because of the size limitation of the meeting rooms. If you want to go, I suggest getting there early.

My email did not say anything about a repeat of the January 21 topic.
(I sure hope I do not get a complaint for sharing info on a club in TV that sometimes has political discussion — not always, not usually, just sometimes, and January 21 happens to be one.
For example, November’s topics were “The Five Love Languages” and “The Twelve Greatest Scientists.”)
The way it works is a speaker gives a relatively short, time-limited presentation on the topic. After that, people can go to a microphone, one-by-one, to make comments, also time-limited.
There really is something for everybody in TV. But with the size of the population, it is not always easy to find each other. Clubs that interest you can help — if you can get in the door.
(I still miss the old Lifelong Learning College.)

I recommend both the screening and the gutters. Well worth the investment. The screens do allow for ventilation but also keep the ceiling of your front porch free of bugs.

Beware the clever and sneaky water system salespeople! They will phone and mail solicitations under all sorts of fake identities, but when you question and press, they'll finally fess up to being water system sales. And they are relentless in their persistence. My father recently bought a house and he has been bombarded for two months now, despite repeatedly telling the phone soliciters 'No thanks', and throwing away the mail disguised as all sorts of government and official looking important papers. Geez, what an irritating group they are!

We get the chimney cleaners. The other day we had the termite control guy but we think it might've actually been a burglary operation, because the Stanley Steamer truck was behind our house, parked on the side of the back driveway that leads to the Senior Housing (our house's driveway is off this back drive to the Housing property, we have a right of way).
I've never seen the steamer guys even on the property, let alone parked out directly behind our fence.
We told the guy if he didn't get off our property we'd call the police. He got lost quick enough.

In addition I suggest a thumb drive with you at all times.
Last time we moved our doctor sugested we get a thumb drive that had a medic-alert symbol on it and add it to our keys. If something happens when traveling you have all right at hand and emts look for medic alets.
We scanned in the medical files and had a file titled emergency overview at the top listing meds alergies pre existing conditions etc. When my husband had a cardiac problem the nurse took the drive plugged it into the computer and transfered the whole lot into a file with his name on it. No waiting for a link to the files from the doctor etc. Some doctors nurses will set the drive up for you for a fee. But there are two types one that is just a blank thumb with medical markings and the other has software with questions to answer included.
Just a thought

Do not buy into getting your landscape done right away. Almost all of the landscapers that go into the new sections of The Villages are selling "wow effect" plants that may be diseased or stressed. Go with landscapers that are established. Take the time to drive around in the older sections of The Villages and take a look at how mature plants grow before planting. Those beautiful ornamental grasses look great, but keep them at a distance. They can attract rodents and snakes. A lot of the palm trees are not really suited for this area, and they can be very messy and require a lot of care. Drive around outside of The Villages too! Take photos of what appeals to you!

Before purchasing look at the recreation news every Thursday. see what clubs you will be joining and determine how far away you are willing to travel day and night to get to them. No 1 reason we moved in was for all the clubs and activities, so dont move to far from what u plan on participating in regularly

I so agree with not bringing your furniture. I had a hard time leaving my Thomasville Collector Cherry Furniture. I knew it was way to heavy and presented a high monetary move expensive... My issue was purely getting over the emotional attachment. I did leave it and I am so very glad I did. I purchased lighter furniture in a coastal look. After 4 months I went into Bargains & treasures, Oxford Fl, and saw many of my pieces of furniture listed for $35 to $150 for sale second hand. Wait at least 3 months for landscaping changes. When life is back to normal the master gardeners have time times when you can meet at the library building for advice.

A couple more options:
Buy a lawnmower and an edger if you don't already have one, and mow your own lawn. The lots here are very small and a well-maintained mower with decent horsepower can keep it tidy without much effort. Edgers are even easier to use once you get the hang of it.
If you're buying a pre-owned home, decide if you like how it's been maintained up til the time you moved in. If you like it, use whatever service the previous owners used. They will know your property's lawn and landscaping needs better than anyone else.

We got stung badly by a landscaper we hired there to do extensive work for us and we discovered to our dismay that the photos he had on display at the Market were not even of his own work--he was lying. The people he brought in to take down a tree and widen the driveway didn't know what they were doing and I wound up with badly poured concrete with a busted sprinkler pipe underneath it. Major headaches. The planter stones also were improperly done, we had to have them all taken up and re-installed.

Gutters across the back were the first thing we installed on our new home. This was because the rain was bouncing off the ground and splashing into the lanai. The gutters took care of that problem immediately.
Then we notice staining beginning on the driveway from water running off the garage roof. So up went gutters across the garage. we didn't gutter the sides or the front (other than what was there over the front porch) as we hope the rain will help water the landscaping.
We used the lanai for six months and bounced landscaping ideas back and forth. We finally came up with what we wanted most--something beautiful to look at when sitting back there. The front is landscaped too, but we really concentrated on the back, where we would see and enjoy it most.
One more thing--at the risk of starting another poop thread!--IF you bring a dog, keep it off of other people's property, pick up after it, and don't deposit bags of poop in the trash cans at the mailbox centers--PLEASE!

I would set the thermostat at about 80 degrees. I don't think it is a good idea to leave ceiling fans on because they could overheat and cause a fire.

They will phone and mail solicitations under all sorts of fake identities, but when you question and press, they'll finally fess up to being water system sales. And they are relentless in their persistence. My father recently bought a house and he has been bombarded for two months now, despite repeatedly telling the phone soliciters 'No thanks', and throwing away the mail disguised as all sorts of government and official looking important papers. Geez, what an irritating group they are!
Yes, they are and not needed. They bothered us too for a couple of months and finally has stopped.

I have a fix and it's working very good, I have a temporary sign i put on my door, it's small from the street but as you walk up to my front door its very EASY to read, it has only TWO words in bright red:
NO SOLICITING
When some idiot rings the doorbell more than once or rings followed by a knock I may go to the door as a courtesy. When I open the door, I flash a very big and friendly smile followed by slowly moving my right hand to direct their attention and eyes to the sign on the door. We currently live in Avon, NY (snowbirds) but did live in Gates, for years. We bought a new home in Marsh Bend in March and just love it. Hopefully you'll sell the house in Rochester, get away from the terrible winters, and come on down to TV. Great place to live and enjoy retirement.

Use the internet and shop around for deals on things like golf carts. The shops and stores in The Villages are not the only answer to products.
If you are having your home custom built make sure the wiring for the ceiling fans includes separate switches for the fan and a (optional) light kit for the fan. It will save a lot of frustration over the long run of having to install a remote control or switch at a later time.
Your appliances are new. They can get covered under an extended warranty. There is no need to scrap everything just because it is not "upscale". Keep your carpet for a year or two while you shop around for great deals on something you may want to replace it with. That also gives you a chance to read up on contractors.
If you do not move with any furniture, bear in mind that it can take up to 2 months to get a bed and mattress that you want, or that perfect living room furniture set. It is so much better not to be rushed into anything because you moved in with no furniture. Do not be afraid to use the consignment shops to sell your old furniture.
Look for an independent home inspector to check over your home. The inspector will find problems quicker than you will and then you can coordinate any problems being fixed with the Home Warranty department. Pay attention to the crawl spaces, roof and insulation.
Do not jump into landscaping. It should be the last thing you work on. Give time for the ground to settle. Find out where the lines run and MAKE SURE THE CONNECTIONS HAVE BEEN GLUED!!! (mine were not!)
Get the blueprints for your house. The blueprints will detail plumbing, electric, stud distances and so much more.
Get outside The Villages to gain a perspective on where you are. There are so many great events and shopping adventures in the surrounding area that are not advertised in publications like The Daily Sun.

Let's do a thread with some advice for newbies, things to do and NOT to do when you first move here.
First I will say not to buy from the door pounders who come to you in the weeks right after you move in. Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

such good advice.... also stairs to attic, many types, many contractors, look at your neighbor's first, etc. I definitely did NOT want an enclosed lanai, but I did let someone talk me into doing a "knee wall" soon after the house was finished. What a mistake ! Never did drain correctly and FAST after that, only served to hold in moisture and make mold. When it was screen ALL the way down, it drained off rain instantly, dried very quickly since the sun could then show through the screen to the floor. The main reason I was given to do this was: "keeps out the dust and dirt much better". Up to you who read this, but for me, so much harder to hose off after the knee wall, and difficult to get all the water to run off. Another tip, since most things never really stop growing, roots from trees, shrubs, large plants can really get out of hand more than in northern states with longer dormant periods. Think out how many and where you locate them.

I find it really upsetting that so many UNINVITED people leave cards stuck in the door to give a clear message of "on vacation, no one here" to all who see this accumulate at the front door. It's a shame we have to impose on a neighbor to keep removing this when we are gone. Lately, with this virus going around, I have "thought" of printing a sign "VIRUS, do not approach door". But many times I am outside, in the yard, etc. and they begin to approach and I hold up my hand and say " SEE the landlord, I have nothing to do with that. Of course I have no "landlord", LOL, and, no one has EVER asked me for a number they can call....LOL ! Actually over the years it seems to have gone from less than once or twice a MONTH, to several a week. Guess we got a reputation as a good target. I do admire people who are trying to build a business and life for themselves and are willing to face rejection and maybe even abuse and do the hard work of building up a clientele, but it really gets annoying when it is nearly everyday, I agree.

before you move take a long hard look at your furniture and decide whether you really want the same in your new home in TV. I can't tell you how many new residents wind up getting new furniture becuase it is time or it doesn't go in the new house as well or it is not a Florida-ie or just because.
We for one could have saved time and money by bringing our master bedroom and guest furniture only. Sell, pass on, give away and don't pay to move it.
When it comes to golf carts take your time to comparison shop.
CHeck with your neighbors for the various services they use. Many of us have had to trial and error find ones we are satisfied with.
As has been stated already beware/ignore the door knockers....especially the ones who want to trim your trees and bushes whether they need them or not.

I agree. It may be cheaper to sell your furniture and buy new than ship it here. as stated above, in many cases you'll find it doesn't fit. Take a look at Bargains and Treasures or Almost Perfect and you'll find northern furniture for sale. we sold almost everything except for 4 pieces and were able to get most of our stuff in a 15Ft U haul. Furnishing the new home cost less than we anticipated and we are glad we chose not to keep our old stuff.
Also, if you have a mortgage on your new home you will be inundated with mail from companies offering bi monthly mortgages, etc. Most of these are scams but look legitimate because they'll include info like your mortgage number (from public records). In one case the company used the letterhead from the First Citizens Bank and we reported it.
Take your time with all of your decisions. You are retired after all and time is on your side.
we have used Talk of the Villages, Nextdoor.com, and The Villages Homeowner Advocates for information in addition to our very helpful and friendly neighbors.
When we arrived our neighbors advised us to take it slow with joining clubs and activities. I guess a lot of people overdo and have to cut back later. It was good advice as it is too easy to find things to do here, but there is also nothing wrong with trying things on for size and changing later.
we have had the most difficulty with medical care. It seems it ought to be easy with all the choices but it isn't. If you qualify you should check out The Villages VA clinic. It is one of the best in the VA system.

Once a resident of The Villages, you are automatically a member at all of our country club facilities. Each offers a fully-stocked golf shop, well-maintained and challenging golf courses and a staff that is hometown friendly. There are no dues or minimums to pay. No initiation fees. Just choose the course you would like to play through our tee time reservation system and pay the appropriate greens fee each time you play (there is no additional charge to use your personal golf car on the Championship Courses). It's as easy as that

For those yet to move. An old formula in the moving industry is that you can get 6.5 pounds of household goods +/- per square foot of "under roof" house. (Not including the garage and Lanai) For example, if you buy a 2,,000 square foot house you can fit no more than 13,500 pounds. When your mover does their estimate, they will tell you how much the items you are moving weigh. Don't move stuff that will not fit. As stated by previous posters, bring less not more. If the budget allows, bring the good stuff and replace the rest when you get here.

All the cell phone numbers I gave out during the building process will be changed when we move full time to TV. I never give out my unlisted land line number to anyone except friends and family. That should stop the vendor calls.

We moved from Oregon this past year, to the area south of 44; the village of Marsh Bend.
We kept our cell phone numbers (503 area code) and we have two Google Voice numbers (free, one 503 and one 352). Son and daughter-in-law who live in Georgia are on our plan and have Oregon 503 phone numbers.
Copper land lines (POTS - plain old telephone service) is available, but not necessary.
We have Panasonic cordless telephone handsets spread around the house that have "link to cell" capability, so we can answer either cell phone with the cordless handsets. Don't miss the copper land line at all.
We can program the Google phone numbers to ring thru to any phone number.
There really isn't much need for POTS phone numbers these days. Even the cable/internet companies use different technology to implement phone service these days.

In addition I suggest a thumb drive with you at all times.
Last time we moved our doctor sugested we get a thumb drive that had a medic-alert symbol on it and add it to our keys. If something happens when traveling you have all right at hand and emts look for medic alets.
We scanned in the medical files and had a file titled emergency overview at the top listing meds alergies pre existing conditions etc. When my husband had a cardiac problem the nurse took the drive plugged it into the computer and transfered the whole lot into a file with his name on it. No waiting for a link to the files from the doctor etc. Some doctors nurses will set the drive up for you for a fee. But there are two types one that is just a blank thumb with medical markings and the other has software with questions to answer included.

I work in Health Information (Medical Records). Thumb drives are great for getting your records on your personal PC. The problem with thumb drives is that they can spread computer viruses. A lot of facilities have security that will not allow you to use them. A bulkier solution is a CD but again not everyone has a CD drive or the correct software to use them. I am the person in my large multihospital network that downloads all of the CDs. My one suggestion is that you never ever need to request your entire medical record unless you are suing someone. Ask for an abstract or pertinent information including recent labs, radiology reports and dictation from hospitals. Add medication and allergy information from primary care. That should cover everything you need.

We have lived here 23 years. At first you will be told you have hard water, this is usually a lie. Never pay pest control in advance, only quarterly, easy to stop if not performing. Landscaping can be a problem, tree trimming, check with people that have lived here, they may be able to help you. Don't pay ahead until done. Good Luck to you.

You are constantly giving out misinformation. I thought you moved to Atlanta?
Nova does not come automatically. You have to call them a d request them to change filters. They suggest you change filters AFTER using a certain amount of gallons of water, as noted on your water bill. There are 3 filters not 1 that they change.

The Villages have no ownership or vested interest in the company.
As far as filter changes are concerned they are recommended to be changed annually regardless if your full time or part time. All of this information is given before the customer buys the systems.

Not sure how large your yard is or type of home but $85 a week seems high. Granted lawns get mowed every 4-6 weeks in the winter but most charge an equal monthly rate year round. If this is the company that did your termite control you might want to contract with them. The rest can probably wait but weeds grow fast year round. Good luck

You can get all those questions answered through the Villages Sales Office. They have a booklet for new homeowners (even new homeowners of pre-owned homes).
Some lawn services will bill you. You might have to pay the first month in advance just to get the ball rolling.

Even though we live here full time, we set things up so all billing is done online.
At or before closing you should get contact info for all utilities so you can arrange online billing.
Further, check with your new neighbors for what is done for lawn maintenance and pest control. Those services too can be taken care of with online billing.
Finally, you can hire a local property management firm to take care if things.
Any or all of this should be available from your real estate agent if you purchased pre-owned, or The Villages if you purchased thru them.

For those yet to move. An old formula in the moving industry is that you can get 6.5 pounds of household goods +/- per square foot of "under roof" house. (Not including the garage and Lanai) For example, if you buy a 2,,000 square foot house you can fit no more than 13,500 pounds. When your mover does their estimate, they will tell you how much the items you are moving weigh. Don't move stuff that will not fit. As stated by previous posters, bring less not more. If the budget allows, bring the good stuff and replace the rest when you get here.
I have a full library, does the 6.5 pounds formula consider books?

We are new owners but not FT until 2022. This is something we learned when starting to think about getting our own golf cart:
1) The Villages Golf Cart stores are so busy with service requests that they were no longer servicing golf carts that were not purchased at their stores. They simply decided that they needed to take care of their own customers first. I have to agree with them. That convinced us that we will buy from them.
2) If you buy a very good pre-owned and certified golf cart, it will be cheaper but it also comes with only a three year warranty. If you buy new, it may be as much as 2-5k more but you will get brand new, you can order it just as you want and it comes with a five year warranty. That convinced us that we will budget and buy new.
3) If you buy new, it takes about a month to order the cart and have it ready. They will give you a free loaner during that time.

You must have an enormous yard. We're on a cul-de-sac in Belvidere and we pay a service $55 a MONTH to mow weekly and he does all the lawns, trims and blows it. Does a great job.

Don’t run out a by all new furniture. Your first selection may not be the best. Our first sofa and matching chairs is now relocated to the Lani. The new set fits main living room space much better.

We would like to rent a house in July or Aug. but don't know if we need a whole month or just a couple of weeks. Any sugguestions?
I would suggest taking about 3 months. TV Land is big and complex.

You already know the answer to this. There are no known electric lawn tools that can handle commercial lawn service without having a fresh battery for every one or two houses serviced.

Let's do a thread with some advice for newbies, things to do and NOT to do when you first move here.
First I will say not to buy from the door pounders who come to you in the weeks right after you move in. Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

You are so right and I would be redoing and throwing out right away. Most people whose homes I have visited are very proud of their homes and each is welcoming in it's own way. Most people want their OWN stamp on their homes.

Thanks for all of your posts. We're moving into a new build in 3 weeks and need all the advice we can get. Hired a landscaper for 3 months to look after place till we get there hoping that will give us time to talk to other residents before we make a permanent decision. So glad to hear your comments re: furniture. We are only bringing bedroom set and tv. :) not using moving co but renting a truck, towing one car, driving the other. Tell me it gets better...so much to do!!
When we closed I went directly to the local Brownwood furniture store and ordered an entire house of furniture. Never do that all at once and at the same store. I know covid had some input on delivery of the order, but I was told everything but the dining room furniture was readily available and the dining furniture would be in the end of October (last year); just took delivery last week 11 months later. I've had nothing but delays, mixed up timing, fired salesperson (I've worked with two different managers, three different sales people). Reorders, etc., etc. all while back up north. My advice is to shop around to different furniture stores. I ordered a sleeper sofa from Baers Furniture while I was back up north. It was delivered as promised, on time. Excellent follow up by Mary, who sent me email updates. We also checked out stuff for sale on this site, we purchased a patio table and chairs from some folks and have been using that for dining furniture. Also check out the resale shops. I purchased a very nice chair and ottoman since we had nothing but lawn chairs.

You can get around that with small cartridge filters under the sink, and soaking your shower head in vinegar and water solution every couple of months, and descaling your coffeemaker every few months.
Or, you could buy a whole house filter. But they're expensive, take up space that might be needed for something else, are unsightly since they don't fit behind a cabinet door, and expensive to maintain.
An under-sink Filtrete system is around $60 for the initial filter and connection stuff (per sink), and replacement cartridges run around $30 that you switch out every 5-6 months. You can install it yourself.

We have Massey for lawn and pest control and are not unhappy with them. You will find that whatever company someone recommends, someone else will say they dropped them recently. Search these forums for Massey and Dean's and you should find a few threads that mention several lawn companies.
We find the water to be good without any water treatment system. The water in our area is softer than where we came from and tastes fine. Other areas may be different. You can find the yearly water quality tests done by the county off the districtgov.org page under Departments and Utilities.

DO NOT use the authorized dealers for mobile/cell service around here. Make sure you are going to a corporate store, or deal with them directly through the corp website/phone line.
Keep your pets close, especially around the outskirts and in the newer areas because there are coyotes, bobcats, alligators etc. Our dog (25-30 pounds) was attacked and spent 3 days in the animal hospital. The coyotes are killing machines but they are not a danger to people unless rabid. They will scurry off when they see a person. They are extremely cunning, I've seen a video of one acting like it wanted to play with the dog, and then it went in for the kill after gaining the dog's trust... it was shocking. Do remember that this was the wildlife's home first, we are intruders. The development happens FAST here and it's a real shock to the wildlife that has little time to adapt to the changes. Don't put out traps, etc just be smart, extra cautious dusk - dawn.

And they are relentless in their persistence. My father recently bought a house and he has been bombarded for two months now, despite repeatedly telling the phone soliciters 'No thanks', and throwing away the mail disguised as all sorts of government and official looking important papers. Geez, what an irritating group they are!

I never buy bottled water; I filter it and that is good enough. When you buy
bottled water, you're paying for plastic, and the waste that is produced is just out of control. We are blessed to have drinkable water; there are so many places where that is simply not true!
I am not a tree-hugger but it is irresponsible to contribute to the plastic waste !

Write on the envelope RETURN TO SENDER and drop it in out going mail. If they send an envelope for a replay stuff the envelope with pieces of newspaper over stuff it and they will have to pay additional fees for over stuffed mail

As billiethekid said, think about buying new furniture here instead of paying so much to ship tired, outdated furniture.
The consignment shops here are full of things that are in good shape but extremely dated, and much of it cost the owner a bundle to ship it here and then it did not fit or did not do justice to a sparkling, fresh new or pre-owned home here.
NOT saying this is poor advice, only want to bring out some other things to consider ! No matter where you go, you will simply not be able to buy (at any price, and the prices are high) furniture of comparable quality. Many of you may have made in the USA (in the Carolina's area), high quality furniture with "dove tailed" construction, solid, not cardboard backings, and very sturdy metal door glides, high quality hardware, and on and on and on. No matter how much you can afford to pay, you will not find anything ever a tad close to well made hardwood furniture. Now, that may not even matter to you, but something to consider. Also, keep in mind, if you worry about having the latest "style", almost any furniture (even dark heavy woods) can be made extremely stylish in your new setting. If you are not even a little bit talented in looking through magazines and library books for tips, you can get all kinds of help from professional decorators at various stores by simply purchasing a few accessory pieces to go with you "old" furniture. Also, there are a variety of businesses here that can take your high quality furniture and give them a whole new look with a professional quality finish you would be amazed to see ! Some are so beautiful and unique, "in style" (if that is important to you), that you would never believe it is a post manufacture finish!
You can pay 5K and up for a bedroom or dinning room ensemble from China or Vietnam, that does not even come close to what you may already have. Not arguing with others on here, just saying... give thought to ALL OPTIONS.

Have also just sent back the envelopes empty... and, probably small but at least provides some addition to work/jobs. It is a shame that most businesses do not realize that the odds are VERY low that one would chose a hearing aid, or water "treatment" simply from a mass mailing... but apparently, HUNDREDS per week must think it pays ! NEVER EVER lived anywhere with the volume of door to door sales people as here ! Door to door people wanting to sell new "roofs" for.... "free"... ? Never lived any place like this before, not even other places in Florida !

We came for the lifestyles program (our 4th time) and purchased a house. We were busy for almost a full 8 days, negotiating the contract, finding insurance, buying or arranging for furniture, etc. We were already pre-approved for a loan, but that took additional time that we weren't expecting. Give yourself plenty of time. It took much longer than we expected.

We had a major issue with an appliance when we moved into our new home a few years ago. The Villages Warranty Department would not intervene and we contacted the Manufacturer direct. It took a letter to the CEO’S office and a couple of long phone calls but Whirlpool made it right. You might give the Manufacturer a call and a letter if you haven’t tried that approach. It’s frustrating when a business won’t do the right thing. Good luck.

I called a few places nearby and found the identical cart for 11,500 Daytona Beach ACE of Carts. I had to get the enclosure screen made at Luxus, but what a price difference. Yes, had .2 hours on it 2022 and 4 seater, deluxe lights, 88 inch top. I just adjusted the governor, but it was easy to do (factory set at about 11 mph/changed to 20 mph) one little bolt. We had to pick it up. Correct price was actually about 11500 according to the receipt.

We would have to take it back for service if we wanted to but there are at least 30 places around here that do that. I did change my oil at 5 hours (break in or something) because they said it needed to be done, but that was it except for the canopy at Luxus in Leesburg.
If you want really local with service, Country Village in Webster (outside of Wildwood) has the Quiet Tech from time to time at similar prices. We almost went there but wanted the blue color.

We would have to take it back for service if we wanted to but there are at least 30 places around here that do that. I did change my oil at 5 hours (break in or something) because they said it needed to be done, but that was it except for the canopy at Luxus in Leesburg.
So no warranty? I'm curious if all Yamaha New Cart Dealers have to do warranty work even if the cart wasn't purchased there like new car dealers.

It does have a warranty, I question whether it is worth it to use if we need to take it to Daytona. Routine maintenance, probably not. A serious engine issue etc….yep

Hello to all ! Have 2 questions and hope someone can help. I am grateful for this thread...so thank you in advance! I've been following The Villages for quite some time now and I think I would like to come and check it out as a Newbie to T.V. I am not, however, a Newbie to Florida. I lived in Jax for 5 years and I own a condo on the water in Treasure Island. I am here in NJ now and will retire in May. I will be heading to T.I. and want to come stay for a bit at T.V. to see and experience before I sell my T.I. place. I lived for a year in T.I. and was lonely. There were MeetUp groups, but it seemed to be beach drinking mostly. I like a fun time, but enjoy diversity. I am single as my S.O. passed years ago and looking to start my next chapter. Now for my first question. WHERE to rent a small place near the center of The Villages where I can walk to most places? Should I just call the center OR rent from a private owner? Second question. I was hoping to get into a group when I get there who can show me around so I'm not sitting at a table or the bar by myself looking FRIENDLESS. :) Is there a group I could contact for this? You can do a lifestyle visit for up to 7 days. As far as single's groups do some research on youtube. I know Rusty Nelson and the Village Newcomers have done shows on being single here.

Don’t pay too much for a golf cart. The Villages quoted me 18k and a 4 month wait just to get a Yamaha. Quiet Tech.
I just got a quote last week for the Quiet Tech and it was $13.5k. The Villages price was a few hundred dollars off from other quotes, but not anything unreasonable. The fact that they only service carts they sell makes it a no-brainer. The wait conveyed was 60-75 days.

Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

Love the post concept.
Our lessons learned:
a) Buy because you love it hear - not based on what real estate agents say makes it a great investment. Example: we were told that The Villages would stop expanding - which would raise our value. Reality - they didn't. I can complain about the Developers - but there is still not place we'd rather be.
b) Golf Carts... everybody has an opinion - based on what they bought. Our lesson (opinion) is: Electric is good if you won't be going great distances - often; Crown is the best in this category = longest distance. Yamaha is likely the best - holds it's value best if you sell used; quite; well built. Suggest buying from outside The Villages - and you'll likely save thousands. We used Carts and Clubs in Ocala; we use Willie's for any repairs.
c. Furniture. If you're from the North, you probably won't like your furniture when you have it here in the South. There are lots of places for furniture. City Fire may be the biggest. We liked Villages Furniture Outlet. That's because they have great quality (Ashley) and we were comfortable buying off the internet (not dissimilar to Amazon). There prices were untouchable - more importantly their service is extraordinary.
d) Meals. Don't be afraid to go "off campus" too! For example, we love NY Deli on 441 for breakfast and sandwiches (they build them - not make them). We love Harry's in Ocala - and our friends have too.
e) Love Boating? We joined a "club" instead of buying. This gives us options including bass boats, pontoon boats, center console and sailing. So depending on our needs, friends and family, we have multiple options of types of boating - and where. There are several good clubs nearby. We chose Adventure in Leesburg.
f. Bored Here? Blame yourself. There is so much to do - try - experiment with. Did I ever think I'd enjoy polo matches? NO! What the heck was bocce - let's try; loved it. Try stuff you never thought of trying. You'll meet great people - and may find something you never thought you'd enjoy!
g. Why Complain? There is always something to complain about here - and you'll here plenty of it. It doesn't mean stop caring. It doesn't even mean don't push back. Here's my analogy. If you went to buy a Cadillac, you would likely still negotiate for the best price - best service - most accessories you could get for your money. Right?

I agree. Can get caught up with a bad fit. Also, when being rushed through your walk-thru, look at your baseboards. I had floors removed, so baseboards had to be removed, too. What a mess they were. Globbed on paint and peeling in thin, rubbery sheets. Hue Got It rep, Paul, came out and said he could do nothing since the baseboards were removed, but he admitted it was a bad job. He suggested I reinstall them, then he would have someone sand them in the house. But, he felt I would have to throw half of them away. The 'builder' said his hands are tied!! Disappointing to say the least. So, don't rush the walk-thru and look at EVERYTHING!

Please go to the best little coffee shop in the area.
"The standard Coffee Lounge" 1552 Bella Cruz Dr. in the Publix plaza on the opposite end. A group of us ladies go there every few days, it is owned by a young Christian family and they have snacks, pastries, teas. As a Villager; it is important to support local business. They also have a free room to use for small groups in back. LOVE THIS PLACE.

We bought a new home in 2016 and didn't pay attention to the details during the walk-thru.
During the first year, we found several problems (like the electric outlets on out lanai did not work). We called the warranty office and they QUICKLY sent someone to fix each problem.

Editing as I find something new:
On water: I always go with the 5 gallon jug refill station. I used to work at a bottled water plant in Hawaii and since then I could always taste the tap difference anywhere. If it isn't up to my standards I don't drink it. The only other water I was okay with was if they had a home filter. But at some of those prices I just refill the 5 gal at Walmart for $1.45.
Smoke detector: I set mine off a couple times late night cooking. Still getting used to but I seem to have it under control. I love cooking blackened mahi and ahi. The SmokeD loves to go off when I cook that way even if there's no puffs of smoke, it's pretty sensitive. So now I turn the fan over the oven on, plus my living room fan, and open the sliding glass door to let air circulate before turning the heat up high. So to save yourself the high pitched noise - it eventually goes off under a min - turn those fans on early if cooking similar.
Garbagemen: They come early 2x a week so have your trash out the night before. One morning I heard the truck at 6:45am and saw them picking up from my neighbors across the street. Thought dang I missed it, but looked down my street and saw neighbors on my side with bags out. So where I live these guys go down one side and then turn and come back up the other side. So I quicky grabbed my box and small bag and put it out, and saw later that they had taken it coming back around. But don't let it get to that last minute stuff if you really need trash hauled.
Village gates: Do not try and piggyback behind someone. Those arms come down fast after the vehicle in front of you passes through. Even if you think you have quick reactions at a stop light, save yourself the repair bill and wait until it raises again for your vehicle. I lived in a complex with a slow gate before moving here and you could piggyback at normal speed there before the gate closed. Not so in the Villages.
Golf Cars: secure your stuff. Navigating through some curves in the path can send things flying easily even when not going that fast. If it's that important when it flies off to go retrieve it then secure it first. I lost a water bottle (was a bit too big for the holes) and spent 15 minutes trying to find it with no luck. I know a guy who lost his expensive prescription glasses. Save yourself the inconvenience of hunting for your lost stuff or checking lost and found.
Farmer's Market: There's a nice one in Brownwood going on mostly every Saturday. Only a short golf cart ride away for me and it's very convenient. Prices range from pretty good to a little high.
(foods I'm looking for here: a great fresh fish market, cinnamon raisin eng muffins that are not Thomas brand - yuck)

The Villages is NOT a gated community. Anyone can enter any of the neighborhoods by pushing the red button. The gates are for traffic control and safety purposes. I believe there are cameras at the gates that take pictures of those who enter.

So I had never furnished a home either, but my wife had, so she trained me by spending entire days walking through furniture stores and looking at very specific types of furniture up NORTH.
I grew up in a new england colonial, with 100 year old passed down furniture. . though very nice doesn't fit in with a florida life style. . So your current likes are based upon where and how you live right now .
If you want a more florida based retirement furnishing, peruse lots of TV houses for sale, and look at the pictures and videos, see what many people have done down in their houses here. We found some very nice additions to the kitchen from other people's houses, and we took screen shots. .
so if you peruse and find furnishings which you like, take screen shots and save them. .
Then go to Babettes or City Furniture, and look around for similar items to get a sense of price. If you go to Leesburg to Babettes, Lifestyle Furniture by Babette'''s | Furniture Store | Leesburg, FL (https://lifestylebybabettes.com) ask for Jenay and she does whole house interior designs, but the important part is to get a bit familiar with the florida warm weather furniture, and prices. . so that you have an idea after walking through 5-6 stores..
consider:
TV location and wall mount or book case type with a 55 inch or so TV.
Types of chairs / recliners / sofas..
and bedroom furniture can be whatever makes you comfortable, as its not for guests, but consider a platform bed for extra underbed storage, since storage is not a lot in the TV basic designs. .

Adding to what CoachKandSportsguy wrote, some of those furniture stores actually have the floor plans of Villages homes in their computers, so they can show you how certain pieces would look in your specific model, what will fit, different themes, etc. They've been doing this for years, and also offer turnkey/rental property furniture packages.
Don't forget about the numerous consignment/thrift stores surrounding The Villages, as you can get furniture in excellent condition for far less than you might think. Skip Smith and Jerry/Linda have done videos on them. J&L also did a video with Ruth Dyer, who has been an interior decorator in and around The Villages for many years - she may be able to help.

We were going to move this spring however the wife had to have hip replacement surgery so we have to wait a couple more months. 1. Mike Scott Plumbing $350 (no estimate fee)
2. Anthony Torri Plumbing $325 (no estimate fee)
3. Frank Gay Services $2158 ($38 estimate fee)
After two calls to Frank Gay Services, seeking to speak to a manager and being promised a callback, I finally got through to a customer service person who said that they would refund my $38 estimate fee if I signed an agreement to keep my dissatisfaction silent. The form required me to not "post or author any detrimental reviews, blogs, etc. regarding the Company, in any form, whether written or oral."
My silence cannot be purchased for $38. I am a new homeowner in The Villages. The majority of service companies that I have dealt with have been upstanding and a pleasure to do business with, however, when I find a company that exploits and takes advantage of unsuspecting homeowners, I want to share my experience and help others avoid making a bad decision.

This applies before you purchase a home but make sure you read the deed restrictions for your district. You can get them online from Village Community Development Districts (https://districtgov.org/). Select your district from the "your district" menu and then click on the "deed restrictions" link in the left-hand menu.
You can also view the history of utilities paid for the property. On the same web site above, select "utilities" from the departments's menu and then from the left-hand menu, select "utility bill inquiry". Pretty cool.
Also, before you purchase (existing property), ask if any modifications have been made to the property and if they had been approved by ARC. I just bought a place here and they painted the vinyl siding but didn't have approval from ARC. I made them get approval before I signed the purchase agreement. If you purchase a property that is out of compliance you'll be responsible for bringing it in compliance from what I understand. It might even be wise to check with ARC if anything was ever submitted for the property.
If you want to make any modifications to the outside of your house, talk to ARC first, even if you think it's small and insignificant. Better safe than sorry. That's what I've been told.

Research the neighborhood you move into. Designer home streets are less likely to be bought out by investors and future landlords. You don’t want to be located next to a revolving door AirBnB. Court yard villas are prime targets for the STR landlords out for the quick bucks.

If your new street isn't on google maps, set a nearby landmark as a "home base." I did that with the UF Health Clinic which was at the end of my main street - Meggison. Whenever the app guided me there I knew I was in the correct area. Kept me from getting lost.

Research the neighborhood you move into. Designer home streets are less likely to be bought out by investors and future landlords. You don’t want to be located next to a revolving door AirBnB. Court yard villas are prime targets for the STR landlords out for the quick bucks.
You might not be located next to a revolving door AirBnB. Until your next door neighbor dies/moves out, and the new owner decides to set up their home as a revolving door AirBnB after you've already moved in. True story.

I see more and more of my new neighbors, in Spanish Springs, with termite baits and I'm very familiar with Florida termites. I used to live in the Fort Lauderdale area. Let me tell you that the folks in that area and on the west coast know termites. When you see a tent going over a house termites live and die there. Next you will see the house next to it will be tented and so on. I had a saw horse outside my garage with two legs on the dirt and two on concrete. I picked it up one day to find the legs that were on the ground were hollow! I pushed to open an outside garage door and it fell out. The frame was hollowed out. Another time in my office, off garage, one time there was a parade of termites coming up out of the concrete floor through a hole they had made. My house was on a deep water canal and they had obviously been living in the wood pilings that support the house.
The geckos lined up to eat the termites, but couldn't keep up with them there were so many. I opened the outside door so they could get out. The exterminators arrived and drilled holes all over our floors and pumped nine million gallons (exaggerated) of poison down into the pilings to nourish them. If you want to watch for termites just put a board down on the dirt someplace around your house. If there are termites they will find it. I haven't seen a house tented in The Villages tented since I moved here in 2000. You will see their activity. Watch for sawdust. Leave a board on the ground near your house. Those options are FREE and very reliable.

Can new furniture (in and around TV) be bought & delivered within a week or two, or are those days gone.
before you move take a long hard look at your furniture and decide whether you really want the same in your new home in TV. I can't tell you how many new residents wind up getting new furniture becuase it is time or it doesn't go in the new house as well or it is not a Florida-ie or just because.
We for one could have saved time and money by bringing our master bedroom and guest furniture only. Sell, pass on, give away and don't pay to move it.
When it comes to golf carts take your time to comparison shop.
CHeck with your neighbors for the various services they use. Many of us have had to trial and error find ones we are satisfied with.
As has been stated already beware/ignore the door knockers....especially the ones who want to trim your trees and bushes whether they need them or not.

Sept 2023 signed up with TruGreen for lawn fertilization for 1 year. Paid in advance $565. Some what expensive, but they did an excellent job in Atlanta Ga and they have improved my lawn in The Villages. I was having trouble with weeds - weeds are all gone and the grass is healthy. No complaints about the lawn. However, on May 21, 2024 I got charged for a service ($69). Huh? I thought I had a year of service from Sept 2023.
Upon further investigation I learned 2 types of services were included that exhausted my year's worth of treatments. These are: 1) Potash application not included with lawn fertilization and 2) Clinch bug application.
I was not informed that the potash was an extra service - I thought (assumed) potash/lime was part of a fertilization program. Secondly, every time the fertilization service was performed the tech (via email) would recommend additional services. I never requested more services. Chinch Bug / lawn pests are additional services.
Bottom line - Lawn looks great. Somewhat expensive. Informed in advance of a tech coming to do treatment. Tech announced themselves before performing treatment. Summary of application provided. All good. The not so good - continual upsell effort and the lack of full disclosure on the charges / services being performed. Communication with TruGreen could be improved. For me the true cost is too much - I canceled my account and will resort to treating the lawn myself.

New builds are already setup with Centric Fiber. I called before closing, set up my account and had service on the day I arrived in my new house. The modem and router were already installed. That’s a good thing about the new areas.

I did the same thing with by re-sale, just north of 44...
It came pre-wired to every room (plus the lanai). I called Spectrum, stopped by the store to pick up a modem/router and was on line 15 minutes later...
I could have had them do the set-up, but it's a snap for anyone who can use a computer to do.
How is that any different than in the "new areas"?

I agree with you. I have casual taste in furniture but I have quality pieces. If I add up what it would cost to replace what I have with similar quality it would be a huge expense. I see that babettes has a whole home package for a 2br home for $17,000.....for me too much for lesser quality so I will be bringing a lot of my own furniture with me.
NOT saying this is poor advice, only want to bring out some other things to consider ! No matter where you go, you will simply not be able to buy (at any price, and the prices are high) furniture of comparable quality. Many of you may have made in the USA (in the Carolina's area), high quality furniture with "dove tailed" construction, solid, not cardboard backings, and very sturdy metal door glides, high quality hardware, and on and on and on. No matter how much you can afford to pay, you will not find anything ever a tad close to well made hardwood furniture. Now, that may not even matter to you, but something to consider. Also, keep in mind, if you worry about having the latest "style", almost any furniture (even dark heavy woods) can be made extremely stylish in your new setting. If you are not even a little bit talented in looking through magazines and library books for tips, you can get all kinds of help from professional decorators at various stores by simply purchasing a few accessory pieces to go with you "old" furniture. Also, there are a variety of businesses here that can take your high quality furniture and give them a whole new look with a professional quality finish you would be amazed to see ! Some are so beautiful and unique, "in style" (if that is important to you), that you would never believe it is a post manufacture finish!
You can pay 5K and up for a bedroom or dinning room ensemble from China or Vietnam, that does not even come close to what you may already have. Not arguing with others on here, just saying... give thought to ALL OPTIONS.

Agree, everyone should do their research before making a major decision to relocate anywhere. I probably went way overboard with my homework and research on TV. Almost daily, for five straight years before relocating here, I was online reading, watching, researching everything and anything I could get my hands on regarding TV, the three county area, and Florida in general. By the time of my lifestyle visit in the summer of 2022, I felt I had a real good handle and understanding of TV, how it operates, deeds and restrictions, costs, demographics and politics of the area, construction standards, future growth plans, weather and climate, etc, etc.
No location is perfect, and you can pick apart any community. The only surprises to me after moving here have been mostly positive ones (usually in areas where my high expectations were exceeded). For those who are not happy here, I am truly sorry that your homework and research did not fully “vet out” your concerns. TV is not for everyone, but for the vast majority of us who have made this community our home, we feel this place is pretty special!

I would agree with your statement - some of the posters on this site are in no way representative of the vast majority of happy, content villagers. I guess that makes some sense, since there are some who post here who don’t even live in TV, or spend very little time here.

Our mover (who is a close friend) advised us to compare the cost of the move to the cost of replacing our furniture.
Replacing our bedroom set alone would have cost more than our entire move.

I don't have any issue with case goods (tables, night stands, etc.), but soft goods (sofas, beds, upholstered chairs, etc.) are a hard stop for me.

You should be preparing now as many of us have done, by trying to familiarize your self with all of the series of homes and areas and try to zero in on two or three models you like best. Try to decide if you want a resale or new and the approximate age of the resale if you want a resale. I had a spread sheet and a book full of plans. We came down just to see what we would like when the time came to buy. We were certainly not going to buy on our life style visit. We have always been very carefully planned about any large purchase. We were ready to ignore any zealous sales people.
We didn't have any pushy sales people from The Villages.
We went home after buying a new house that was not on our list of favorite models.
We loved that house for four years and last year sold it and built another home here.
So...the answer is...who knows?

It would be SO helpful if there were a book or digital downloads available for all the floor plans that are here in the Villages. There are SO many! :oops: It can get so confusing. Always check your Villages paperwork before calling around on any upgrades/fixes. I just saved a ton of money on AC repairs with Sunkool because they have a contract with the Villages. For me it was over 1k in savings and the AC unit is back cooling the house again.

Regarding furniture: you can look at photos (and even 3-D images) of homes in the Villages via their own sales website, and the various realty websites. It'll give you an idea of the kinds of furnishings that you -could- get for your new home, and possible layouts of the furnishings. All the furniture you see can be bought from any of the local stores, though City Furniture has a bad reputation for delays and non-deliveries, and overpricing. One important thing: make sure your TV isn't facing a window on the opposite wall unless you have shade trees blocking the sunlight through that window. You'll have to either watch TV only at night, or keep the shades/curtains drawn all day, just to avoid the glare. Glare here is pretty horrible.
Most of my furniture came from my house up north because I don't care about "fashion trends" for interiors. I care about comfort, both physical and emotional. We like solid wood, we like antiques, so that's mostly what we have. We also brought our his & hers La-Z-Boys, because we'll be dead from old age before they break. We're in our early 60's and the chairs are 30 years old already.

Gutters is one of them. We were kind of surprised that most (all?) new homes come with minimal gutters that just cover part of the house. We originally had a downspout that directed water right between our entranceway and our driveway. Left a terrible stain every 1-2 rainstorms. Our concrete pad adjacent to our lanai also was covered in water stains badly. We quickly found a number of recommendations for gutters and had it done within about a week of making a phone call. They were done in about 2 hours, they moved the downspout locations to ones that actually made sense, and the cost was reasonable.
Another was upgrading our irrigation controller to one that we could control and monitor from an app on our phones. Was nice to adjust the irrigation if we were away for extended periods.
Third was installing a Nest/Ring style security camera over our driveway. Helps for us to monitor things a bit when we're not around. Nice for seeing how things look when a tropical storm is happening and we're not there, or to check if the lawn is looking ok while we're away, or to double check if the garage door is left open.
A nice little thing we added as well was a wifi linked garage door controller. You plug it into your garage door opener and after that you can open/close your garage door when you're not home using a smartphone. We've found this handy on a several occasions, even when someone wants to drop something off for us and put it in a secure place while we were away.

Not because they are all unworthy contractors, but some of them are, and nothing, NOTHING has to be done at once. Take your time and wait for changes to water supply, adding pest treatments, painting driveways or even if you will add downspouts to the back of your home. Wait to see who your neighbors use for lawn maintainance.

If your vinyl fence is damaged behind your home, technically not your property you are responsible for damage.
If the wall behind your CYV or Veranda home, is damaged, You are responsible, no matter the cause of the damage.
Walls, fences, are expensive to fix in the land of TV. Pretty tree, equals large cash from your pocket.

need to review the fence law in Florida. I did not mention anything about dying or diseased. If tree falls for any reason, from common area, golf course, or park or prairie, you are responsible for all damage from your lot line.

When picking furniture Measure your doorways. We just moved and a sleeper sofa we thought would go in the den (there is room inside the Den for it) in our Gardenia will not fit through the doors to get in the room. Now have two couches in LR, LR chairs in Den and are looking to sell sleeper and get a smaller length sleeper for den.
Can you take the doors off to put the sleeper in the den ? It’s easy to remove doors. Otherwise, check the sleeper sofa as to whether you can break it down. I’m sure there are ex-moving people who could be hired to resolve the problem quickly.

Natural gas is available South of 44 and far North in TV. Up North though has the gas lines in the attic. South of 44 they have on demand gas water heaters. You can use a gas heater for a pool.

And how well everything is managed and taken care of. We have friends that want to visit us while we are there. Also Canadian and they are worried about what Americans are thinking about us and if there is anomosity or if they need to worry while at the villages. I have a feeling they won't come and experience such a wonderful place.

The squares, yes, but none of the rest of the activities. There are guest passes for friends of residents but you would not be eligible for one due to your local address.
The amenities are for the Village residents - those in surrounding communities are not residents of the Villages.

US citizens do NOT dislike Canadians. Unfortunately, tariff (tax) issues have become magnified in the news.
^ Concur with JimTheGreatAmusement on this and absolutely nothing else.
Neither I nor anyone else I know harbor any resentment to our good friends, the Canucks, whether they be primarily English or French-Canadian speakers.
Not sure that good feeling is mutually shared in the more French regions of Maple Country during ours, and by accounts of close friends, others' visits to the Great White North. Regardless, no ill will harbored to the subjects of the monarchy from the north.
