Selling in NJ thinking about The Villages
I am sure people see threads like mine a million times " Interested in moving to The Villages..." etc.
Thanks, any suggestions of neighborhoods and groups would be great. I enjoy bicycling (road bike) and more quiet location. |
Visit first either a lifestyle package or rent a home in the off-season. You’re considering moving here I would recommend renting at least a month.
Maybe try different areas we are a large community there are many homes on golf courses but homes are very close together. The type of Gym you’re looking for is not here at this point in time. Closest base would be less than a 2 Hour Drive. |
I agree, the best way to see if this is for you is to come down and give it a try.

Just wait, Mr. Cab until you see this place. It is so beautiful and so well run and I do not work for the developer and I don't sell real estate.. What exit are you from? :) We spent a month here FROM NJ to "test" in Sept 2016. Got home, put our house up for sale, sold it in 1 day and was here the enxt day "homeless" renting again. Found a place in 2 weeks, moved in a week later and been sweating ever since, Best thing we could have done.

People who have a whole list of wants sometimes overlook the important things.
Maybe you should just sell your house, throw out most of your stuff, put the rest in storage, and come to Florida as a free spirit and rent somewhere. Florida has a great variety of places to live, some very nice and others truly horrible. Have fun finding what suits you. |
Addendum to my previous msg: So not to offend some of the residents, yes, there are beautiful and well-built houses in TV; unfortunately they cost nearly twice as much as those outside the TV. I would cite examples but since we are in the market for a house, I am afraid the others will steal our favorites from us. So you are on your own, and good luck.

Moving from NJ
We moved to TV 6 years ago from NJ. I find the only very hot months are July and August. We put a pool in and use it to cool off quickly. Personally, I did look at homes in other communities. There just was not enough to do. We thrive on the active lifestyle and all the classes offered at the Rec Centers. IMO no ther community comes within 30% of all TV has to offer. I think the homes are priced correctly. We have a beautiful home and a great lifestyle.

Okay, thanks. I think there are a lot to choose from as far as styles and etc. It is hot here now in July and August, days have been in the 90's with humidity in the 90's

There are VA Hospitals in Orlando, Gainesville, Tampa, St Pete, Bay Pines. As well as other cities in Florida. There is an outpatient clinic in The Villages.
One thing to consider is the size of the garages available and any vehicles youmay bring with you. |

Just offering my 2 cents.......
When purchasing, don't forget to consider whether your neighbors are year-round or snowbird residents. A street can be pretty lonely if/when neighbors fly back to their northern nests! Also - avoiding any distractions from neighbors can be difficult to ascertain when just renting for a limited amount of time since all such behavior may not be demonstrated during that visit. While I am not a fan of live oak trees, it is well to remember that tall trees are Mother Nature's way of providing cooling shade over one's home; thus reducing the strain on air conditioners. |
Nothing feels better than removing a NJ auto inspection sticker from your windshield and not paying any state income tax. Another plus is not having to worry about small town cops having to meet their ticket quota
Anything you can do in NJ--you can do here honestly we're living for free here compared to the tax and insurance load in NJ |
I am from NY and moved from CT. Several reasons to move here are:
1. No snow. 2. No state taxes. 3. House taxes are significantly less and usually go down a little bit every year. That is not a misprint. I was paying $4400 a year in CT, for a 920 sq ft condo and I pay about $1100 for a patio villa in TV. 4. TV is kept in immaculate condition. I agree with people that pictures don't do this place justice. One needs to visit to see for themselves. Most people I've talked to, think you are full of stuff, until they visit here. It's a feeling you get being in TV and it's friendly people. BTW - Did I mention this is no snow here. :smiley: You don't have to shovel sunshine. :D |

Here’s my take and I’ll repeat what one poster already wrote. Rent a place for a month or 2, that’s what my wife and I did. WE had a winter home in Ocala and the 55+ community there was just to quiet for our taste, we sold it and decided to rent a home in the Villages. WE had been to TV in the past many times driving the 20 miles south of Ocala where our home was to have dinner at Lake Sumter Landing. We really didn’t think we’d like TV but we had to give it a try. The first week we rented in the Villages we thought, this place is too busy for our taste...............fast forward 2 weeks later we drank the so called “kook aid,” fell in love with the community. Rather than renting during the winter of 2019 we decided to start looking for a place to buy. My wife could not be with me at the time so I did a 4 day “life style preview”, mainly to look at a number of homes that had interested us. My suggestion come to TV and take the life style tour preview. The Courtyard Villa we liked became available, we purchased and we closed in late June.

Thanks for all the great information. I keep busy with exercising and really do not go out at night after dark. I am usually home by, at the latest 7PM. I might, on a rare occasion, venture out around 8pm for something to eat or etc, but basically do not drive at night.

Yes, I need the double garage wide door. 8 foot door is good, but 7 foot works. Mine is not an SUV, but needs 7 foot clearance at least. I prefer the one big door double garage, as opposed to the two single double garage doors. I see many have a small door for the golf carts. It is good to know they have an outpatient clinic there. DO they do any routine surgeries and stuff there, or is all of that at the main hosp? Here the OP clinics are very limited only to doctors visits. All specialty care is 75 miles away at the main hosp.

Thanks for the tips. I am allergic to trees and prefer the open air breezes. I like the heat and often do not run air. However, they say I need to or the humidity gets high in the house. The only reason I would run it at 78. Yes, sometimes it is nice to have to stay cool either middle of the day, or sleeping, but I am the one riding the bike mid day in 90's degrees 20 miles. Although, I know from living in FL before, I need UVA/UVB bike clothing since it is tropical sun and will burn through regular clothes.

You mentioned you are allergic to tobacco smoke. I am as well and found that to be a problem in The Villages. People smoked outdoors at restaurants and on CC patios. Very unpleasant.
