Driveway finishing

After living in The Villages for seven months in a temporary house, we will close on our "permanent" home on April 1. Our preowned home looks like it has everything we need except for the driveway. It's the original concrete. Could someone recommend someone to finish it for us and give us a ballpark figure of what the cost will be? Thanks.

l2ridehd 02-27-2010 05:53 PM

It really depends on how you want it finished. Painted with a design or paver's. Painted can run from $300 up to $1200 depending on finish type and designs, and paver's go by the square foot and can be as low as $2 to over $4 a square foot and the average driveway is probably between 450 and 600 square feet. And there is cleaning and sealing and epoxy paint on the garage floor and then match the lanai, then add the kurbit to match and on and on. You can pretty much spend what ever money you have available.

Be very careful who you select to do the job. Driveway Pavers/Decorators are basically an unregulated industry in this state - no contractors license required. Unfortunately, the industry is rife with shoddy and disreputable businesses because it is so easy to get into the business. There are also excellent businesses around who offer the service. Check out your "contractor" (I use that term loosely as they are not required to be licensed contractors) carefully through the BBB and Seniors Vs Crime. Make sure you get references and check out the references. Carefully ensure that the selected contractor has liability insurance for his/her workers. Your best reference will be comments from others who have used his/her services. You can post here and ask if anyone has any experience with "XYZ Driveway Pavers" once you decide on one or two "finalists" for your driveway job.

We going with Stain...

Out 3rd year here and we are about to get our driveway and front walk stained by COST-LESS Driveway. Looking at his calculations it is $1.10/sq ft.

Our driveway is for a two car garage, no golf cart garage :(. The sq ft for driveway is 632 and walk/entrance is 113.

Well, Cost Less did a nice job for us. We had them do the driveway, walk and lanai.

if you run a "search" there's another thread or two on this that had a lot of replies, more on the painting than the pavers. the above quotes are about right on,

If that don't inspire you to stay with you plane ole concrete driveway, nothing will. But, you can't be too safe.:cryin2:

I used Old World Pavers to cover my drive/walkway with decorative pavers and enclose our lanai with acylic windows and have been very pleased with the price and their professionalism.

We did the driveway, garage floor(2 car), walkway and lanai, std size lot, 1,500 sq ft house for around $1600, it was done 4 years ago and still looks like it did the day it was done. Can't recommend our guy because he's no longer in the business. Maybe some of the other responders will chime in with what they paid as this was part of your question...gn

Good luck on your looking for a good contractor. I had mine painted and am quite happy with the results. However, I hose down and scrub mine frequently. You will never believe how many inconsiderate roamers use your painted driveway to turn around. They drive almost up to the garage and then back out. Of course, most of them have recently driven through some oil or grit. Catch them doing it and their response is to give you the fickle finger of fate. So, along with getting it painted, get yourself a big flower pot to place at the end of the driveway and maybe you will be lucky enough to reserve the use of your driveway to you and your family.

Is there an answer to the original questions posted somewhere in this rant? How about a name of the contractor your so happy with?chilout

There are lots of recommendations I would like to make to you, my friend. However, you appear to be the type of person who does use painted driveways to turn around, so I will keep my recommendations to myself and let you plod along your merry way. I am not happy to think that you are a fellow BoSox fan.

Driveways

Stay away from Old World Pavers, had nothing but problems with them after the first year.

Free estimates amy l. Newsom, inc

I HIGHLY recommend Amy L. Newsome, Inc. for Designer concrete coating of driveways, sidewalks, garages, patios, lanais, pools.

She did our driveway but we had a special design that WE wanted in the center.

Driveway & sidewalk were $1200.

We used Cost Less for our garage, lanai and patio. They do nice work but were very casual about their schedule. The pretty much showed up when they wanted. Our three day job ended up taking over two weeks. We were pleased with the results but never knew if or when they were coming to work.

adouglas 03-21-2011 08:34 AM

Do you know if they are still in business, and would you still recommend them??

Romaldo Painting

We used Romaldo Painting for our driveway (2 car) and walk way and porch area. (We live in an Amarillo Ranch). He did a great job for $863. He was recommended to us by neighbors. He started and finished promptly! His telephone number is 352-455-9614. You can PM if you want to do a driveby of our home.

I've seen their trailer around TV but no, I would not recommend them simply because of their unreliability.

Driveway & lanai finishing

We had our driveway done with an acrylic texture that resembles flagstones & our lanai was stained to match the pattern & color of the diagonal tiles in the house. We livein Buttonwood on Dalecroft Trail. Price for both was around $2400.00 by Florida Deck 352 348-2150. Quality work, done when promised, no negatives. We are happy with the work. Many people stop by to admire the driveway. https://www.talkofthevillages.com/fo...igApplause.gif

We just bought a resale and the paint on the driveway is peeling. Does anybody know what it would cost to sandblast the old paint off and stain/seal about 850 sq feet?

AGAIN thank you TOTV for the expertise you bring to us newbies

Mikitv 03-21-2011 11:52 AM

Like F-16 we used Amy Newsom for our garage, both our front and back lanai's, sidewalk and driveway. She did a special design for me on driveway last montha and we are really happy with all her work. Amy Newsom, Inc.

My neighbor painted their driveway themselves. In time in began to peel. When we had our driveway stained by COST-LESS, the neighbor also had theirs re-done.

COST-LESS brought in an outside guy that used a grinder to take all paint off. They would not guarantee work until all paint was off. Memory says that costs them about $600 in addition to the staining or about $1/square foot. When I look at their driveway, the staining is beautiful, but in certain light conditions, I can see circular grind marks....

I do not know if there are options to grinding or if this grinder made mistakes, but the quality stain contractors will know....
