Villages "Buildout" Population?
 

I know "buildout" is a moving target, but, given all known land acquisition and government approvals for development, does anyone have a source or number for what the projected population will be when all existing land is developed?


Facts are helpful, guesses are welcome.

Unless you are the family those numbers will never be made known until they announce. As long as they continue to purchase property, it will be a rolling guess. I do not believe many will see build out. Maybe the next generation might

I don’t believe even the family has a really reliable answer. I doubt they would even claim to.

A profitable going concern has no reason to close up shop.

Based on current land acquisitions 250,000 is the guess right now.

Based upon the number of units that have been announced for Southern Oaks A, Southern Oaks B and Leesburg (43,100) and the announced units for District 13, that would put the total number of units in The Villages at over 111,022, which based upon current occupancy (1.75 persons per unit) is a total population around 195,000.

Who is talking build-out???

At the current rate of selling around 2,300 homes per year, in ten years the population will grow by around 45,000 people. It will be interesting to see if they are able to or want to increase the number of new homes sold to the hay days of around 3,500 to 4,000 plus homes sold per year.

Villages population guestimate
 

With all the land purchases the villages estimates room for 60,000 homes. With 1.8 per home that’s about 105,000 more people. Population now about 128,000 so estimate over 230,000 but that would be over 20 years from now given they sell 2500 new homes a year. We have had a booming economy for almost 10 years so a slowdown which will eventually come could make buildout longer

They sell 2200 new homes a year. If each home has 2 people in 8 years the population increase is only 35,200. With a current population of around 135000 it would take 16 years to get to 200,000.

They will keep building as long as people keep buying.

Demographics
 

The baby boomers are a swell in the population and assume it will dip. The millennials are a long way from retiring and who knows what people will want decades from now.

The Expansion section of the article is very interesting too. Given the numbers stated there, we will likely see a population growth of at least another 40,000 people over the next ten years. IMHO, build out will only happen when they run out of land to buy.

Hahaha sorry but they have been telling people 22/2 yr build out since 2009. It will never be over!

Planning my next move to national cemetery Bushnell , but not until it is golf cart accessible so all my friends can come visit.

In 10 to 15 years, Orlando will be a suburb of The Villages.

"Buildout," is analogous to the likelihood that certain people...will ever accept facts and the truth.

Any guess on what the number of Championship golf holes to homes will be when they are finally done? The ratio is shrinking rapidly, how low will it go?

Doesn't matter when BB's end or when Mill's start.
