I am looking for information from anyone that lives in The Loft Apts. Rent? Elevator? Amenities at apts. I would call, but I have called twice, and been told I they would mail info, that was months ago...:(
I hope they have an elevator.

At the more affordable end are the one-bedroom, one-bathroom Petoskey units which range from 755 to 1,005 square feet. All of the Petoskey units feature balconies and some offer in-suite washers and dryers. The rents range from $1,640 to $2,175 per month.
The Lofts At Brownwood are expected to welcome renters in mid-July.

The Leland models offer two bedrooms and two bathrooms. Leland models range in size from 1,014 to 1,292 square feet,” according to The Villages sales literature. Leland pricing ranges from $2,150 to $2,730 monthly. All Leland models feature washers and dryers as well as balconies.

The most spacious option at The Lofts at Brownwood is the three-bedroom Greenstone. The 1,548-square-foot units include two bathrooms, in suite washer and dryer and balcony. Prices start at $3,195.

Prices are "starting at". So if you had a location near the elevator or on the first floor expect a premium price.

And the whole concept is "starting at" Brownwood, and is now moving to Hacienda Hills, and where next? High density rental apartment living and the concept we bought into at the Villages are very much in contrast. Please keep the place as the "single family" home concept that Harold Schwartz and Gary Morse sold us on.

I can guess ( said month ago apartments would be on table at Hacienda once rhey was able to push lofts off on district 13 and keep the amenities fee’s) . Empty lots off CR42 in front of Phillips and souliere. At some point the polo fields, and glenview and Lopez which seams to be following same pattern as Hacienda lack of upkeep and quality restaurants?

For much less than the rental on an apartment, you can rent an entire 3 bedroom villa with your own washer/dryer, garage!

I've read that a 1 beadroom goes for $1640.00 a 2 beadroom goes for $2145.00 and a 3 beadroom goes for 3195.00, and I guess with all the same thing that we will have. I also think that it does not included elec, phone, water and an charge for parking your golf cart.

Not everyone want the responsibility of home maintenance. So many of my clients moved out of the Villages for that reason.....apartments is a nice solution for them.

Assuming you pay cash for a courtyard villa, your monthly cost to live at the Lofts would be three times as much as living in the courtyard villa with the same square footage.

It’s a great concept for the developer! Unfortunately not for the people who bought for residential living. Why not take the apartment living and build their own apartment village, there’s plenty of land south and The millennials will eventually come!

The oh so smart answers about renting homes or buying homes has nothing to do with renting at the lofts . The people who are renting at the lofts are not stupid and I have an idea that most could afford to live anywhere in TV . Many people including myself enjoy that style of living and there are others who have some health problems that are not ready for independent living or have lost a spouse and maybe a little lonely . I for one am glad these places have come online, after 5 homes in villages , I’m happy for other options to choose in tv, it’s cheaper then independent living and more fun then a house

I think they are very pricy but they will go. Look for more of the same coming soon. I am guessing that their monthly income on the property could be as high as $400,000 but I am not certain I got the right number of apartments and rental dollars right. They take the risk, they make the gain. That is why you are not seeing premieres south of 44.

I've always thought they should build townhouses, or condos, for people who don't want to deal with yard maintenance. If I had a home with a yard, and was old and my husband died, I would want to live in The Villages without the upkeep. That said I would not want to rent, I would want to sell my house and buy a condo and still stay here.

True, but there is a good chance that the value of the villa will increase at least as much as a cash investment over time.

"Reasonable" is a relative term. There are homes that sell for $1.6 million dollars. To some that may be "reasonable."

I would be very surprised about that. I personally always prefer being up higher and away from noisy elevators.

I went on tour to the models and the property and units are lovely (just what you would expect from The Villages). It is one short block to the dining, movies and shopping of Brownwood. Yes, there is an elevator and it is quiet. This is a wood frame not concrete so how quiet it is between units would be hard to say.

That said the small one bedroom is $1,640 plus the additional approx. $400 for the amenities, water, sewer, garbage and electric bills. So it is approximately $2,000 total. Normally on a rental you would only pay for the rental of $1,640 and your phone but not here. It is set up like a condo in that respect. Everyone pays their own bill. I am not sure how they would handle repairs (garbage disposal etc.) as they come up in each unit.
If you have the money to do it and you don't want the upkeep of a house this may be the perfect option. Not everyone wants a house or can keep up with it as they age. For me, I like my house and will pay people to help me with everything as needed.

One of the early rumors was that there was a one year maximum rental, non renewable. Anyone know if that is the way it is? Also, could this be the model for the properties planned at Hacienda Hills?

You have it backwards. It is a one year lease. You have to lease for a full 12 months. No sub-letting.

I heard from a reliable grounds keeper that there is a long list of individuals waiting for premier lots and that they will be along the Championship course now under construction. Doubt that they will be cheap based on what they get for some of the designer lots.

Another Big and overlooked reason for living in a rental is the fact that you are probably going to be surrounded with people who are single person renters, easier to make friends and find people of like minded interests.

I would not be at all surprised if Hacienda rents higher than The Lofts. It is a beautiful area surrounded by some very nice homes. Easy access to 466 and 441, Village Hospital, LSL, SS, Publix food shopping at Southern Trace, easy access to Fresh Market, close to the Belvedere Library and also the stores on Wedgwood Lane. If I was in the market right now, I would very definitely be interested.

I will go so far as to make a prediction that they are all rented before building is finished. :icon_wink:

A 1 BR Loft is a better deal than a 1 BR at Sumter Grand Independent Living.

Without a meal plan a 1 BR apartment at Sumter Grand is approx. $4,000. This includes utilities, amenity fee, TV, etc.

A 1 BR at The Lofts is $1,640 plus add in the amenity fee, utilities, renters insurance it is approx. $2,015.

As a side note before leasing check the quality of the construction. A friend who is leasing has had more items on his punch list than his previous 3 houses combined.

I knew it was a lease but the early rumor was it would not be renewable. They wanted it as a long term exposure to TV and then buy a home.

The buildings are wood construction. I would suggest you get a top floor unit, if possible. If you have someone living above you, there will very likely be noise from your neighbor walking across the floor. It is almost impossible to soundproof a floor constructed of wood.

If you look outside of The Villages what is renting in that dollar range... These apartments are expensive but affordable. And are in a well-kept area with lots to do
