Roof shingle damage
Apparently to replace your roof you need ARC approval. How the heck is the ARC committee going to approve hundreds of requests in addition to all the other submissions they have???
If you are repairing your roof and you can not find shingle that are an exact match is that going to be acceptable??? Will we have a bunch of roofs with patchwork? Most insurance companies are not going to pay for a new roof replacement unless you have extensive damage. The ARC should put out a statement that if you are replacing your shingles with ones that are similar and a color that is in line with other colors in the Villages you need not get ARC approval. With all the damages in Florida the color selection will be limited. Any thoughts? I wonder if anyone on the ARC reads these posts. |

ARC has always had the policy if you use like color products, no approval needed. Its in their room of colors and shingles.
You can actually walk out the color or shingle, and ask. I however would still file ARC so in writing Approval. |

seems like every 20 homes have shingle damage. roofers are going to be very busy , oh and the price way up. bless their little hearts.

Note that, if you lose a few shingles, it is usually not urgent that you replace them immediately. There is a waterproof layer of material under the shingles. So, if there are no leaks, you can probably wait a few months.

The company that replaced mind did all the approval work down to the color I was permitted to use and my insurance company which is Farmer had me only pay a $500 deductible.
Plus, they finished the job in three days even though they had to stop for rain occasionally. One of my neighbors point out to me insurance companies would rather pay for a roof replacement, than having to pay not only for a roof replacement but also having to pay for whatever damage could be caused by rain pouring into the home because the roof was not replaced. |

If you call community standards, they will tell you that unless you are in a courtyard villa, there are not that many restrictions. They want a picture of your roof and your neighbors, which is easily obtained from the county appraiser. Courtyard villas are a different story. The one’s I am aware of require a particular brand and color. It’s ridiculous because houses across the wall have any color they want. But failure to get approval even if you don’t change the color is not the best move.
If it was up to me, I would mandate high reflectivity shingles and allow white metal roofs. Dark shingles are way too hot. |
