Roof shingle damage
 

Apparently to replace your roof you need ARC approval. How the heck is the ARC committee going to approve hundreds of requests in addition to all the other submissions they have???

If you are repairing your roof and you can not find shingle that are an exact match is that going to be acceptable??? Will we have a bunch of roofs with patchwork?

Most insurance companies are not going to pay for a new roof replacement unless you have extensive damage.

The ARC should put out a statement that if you are replacing your shingles with ones that are similar and a color that is in line with other colors in the Villages you need not get ARC approval. With all the damages in Florida the color selection will be limited.

Any thoughts? I wonder if anyone on the ARC reads these posts.

ARC does not read anything anywhere

Unless your house was built yesterday you will not get a match. Sun and weather fades the colors so any patching will be a slightly different color. Depending on where it is on your roof....who cares?

I agree but I am thinking that the ARC might care and possibly some of your neighbors. You know how fickle some people can be when it is not them.

ARC has always had the policy if you use like color products, no approval needed. Its in their room of colors and shingles.

You can actually walk out the color or shingle, and ask.

I however would still file ARC so in writing Approval.

Even different batches have slightly different coloring.

seems like every 20 homes have shingle damage. roofers are going to be very busy , oh and the price way up. bless their little hearts.

In most cases go onto the warranty website and you can get the manufacturer and color of your shingles.
Insurance companies will pay for wind damage repairs but your deductible comes into play. Some roofing companies want to do an entire replacement so the bid will cover your deductible.

it's actually spelled out in your CDD docs. Some do some don't. For the most part, most (I think Sumter on south) do not need to IF it's same /same. The authorization currently exists in the docs to "return the property to the state it was in before the damage" .

I am not a roofing professional therefore, I would prefer to not repair my own roof. Similar to the tooth extraction I recently needed - going to a professional seemed a better choice than performing my own dental surgery.

$100 - $150 PER SHINGLE (two quotes) to replace eight shingles feels a bit like price gouging to me.

(note: not my home so I don't know which companies provided that quote. Homeowner did decide to make the repairs himself for about $7/shingle)

Note that, if you lose a few shingles, it is usually not urgent that you replace them immediately. There is a waterproof layer of material under the shingles. So, if there are no leaks, you can probably wait a few months.

Yeah. Theres still many neighbors who love to play street commander and watch out their windows to report trivial things. They really need to find a hobby or even a life

Does replacing lost roof shingles need ARC approval? I would think not but what do I know?

I replaced my own missing shingles yesterday. It's a very easy job if heights don't bother you. Consider using a handyman rather than a roofer for minor roof shingle replacement. You'd do best to purchase a bundle of shingles yourself.

My home is 12 years old, and I just had my roof replaced three months ago and so did a number of my neighbors, for most of us it was painless. The company that replaced mind did all the approval work down to the color I was permitted to use and my insurance company which is Farmer had me only pay a $500 deductible.
Plus, they finished the job in three days even though they had to stop for rain occasionally.
One of my neighbors point out to me insurance companies would rather pay for a roof replacement, than having to pay not only for a roof replacement but also having to pay for whatever damage could be caused by rain pouring into the home because the roof was not replaced.

You better know what you are talking about when it comes to price gouging especially with repairs. I have received repair estimates from $1200 to $1900. Are they gouging ? Who knows but they are making really good profit.

I suggested that but I doubt they will follow through with it.

Compliance problems occurred when the replacement roof was a radically different color than the original. I have been recently involved in roof replacements on two homes in The Villages. Two different roofers were used. We simply told the roofers that we did not want to change colors from the original. We did not get ARC involved because we did not change the color.

Yeah, I’m 67 with vertigo from a stroke. But I’ll get up there and fix it!

And the original OP was right, Price Gouging IS a thing! Buyer beware.

Insurance typically pays for replacement of damaged roofs, not roofs needing to be replaced due to age. What damage did you and your neighbors all have that your insurance company agreed to pay for?

I agree, but it is the state who levies the fine, so they must be convinced that price gouging did occur. I don't see any liability for the person who reports "suspected" price gouging.

This is part of the reason why our home owners insurance is so high.

Does price gouging apply to labor?

Or just items such as shingles, plywood, fuel, etc.?

You, obviously, do not know the underlying meaning that the small minded have given to the expression, " bless their little hearts", or you would have gotten the true gist of the post.

Many of us have disabilities at this age, you're not alone. Which one of the Villagers in their prime would have crawled along hot, perhaps windy and rotting roofs to make repairs for $18. an hour. Forget it. It's heavy, very hard on the knees work and dangerous. Shingle manufacturing is another tenuous occupation...

But everyone should give cheaply of their time and health for the white collared, well funded stock market group.

you are exactly why. that 'practice' has been used for decades in this state and has done nothing ore than make the rest of us pay for it. you may have done it once, I doubt you'll pull it off again.

It is correct. I said that, if you have no leaks, you can wait. Obviously, if you have a leak, it needs to be repaired. But, losing a few shingles "usually" does not cause a roof leak.

Lost a strip of 30 roof cap shingles. Found most of them around the yard and had them replaced mixing in about 5 closely matched replacements

If you call community standards, they will tell you that unless you are in a courtyard villa, there are not that many restrictions. They want a picture of your roof and your neighbors, which is easily obtained from the county appraiser. Courtyard villas are a different story. The one’s I am aware of require a particular brand and color. It’s ridiculous because houses across the wall have any color they want. But failure to get approval even if you don’t change the color is not the best move.

If it was up to me, I would mandate high reflectivity shingles and allow white metal roofs. Dark shingles are way too hot.
